Really bad quality of the construction and lack of quality controls

The builder does not have any kind of quality controls. One month after closing, we have experienced all kinds of plumbing and electrical issues, not to mention so many items not fixed since closing. The house is in a really bad shape, e.g. cracked window/bathtub/grout etc. considering the price tag. The service request is submitted through an online system. Once submitted, you will need to wait to schedule a remote discussion with a representative, who will then transfer the ticket, each step could take several days to weeks.

Lennar responded:
Hi, thank you for taking time to write a review of your experience. We appreciate the feedback you have shared and want to apologize for the issues you have experienced with service in your community. If there are any issues that still require attention, please send us a message at lennarcares@lennar.com with your contact information and our team will follow up. - Lennar Customer Care

Ali, our sales consultant was very professional as were our mortgage and title representatives However, our pre close and post close walk throughs were apparently a waste of time. We closed over 6 weeks ago and still have simple paint and electrical issues that have not been addressed and our backyard is so poorly graded that we can’t use it because it is soggy and muddy.

Lennar responded:

Lennar - The bottom line is that Lennar has grown out and failed to grow

The bottom line is that Lennar has grown out and failed to grow in. This unprecedented market unfortunately promulgates an attitude of quantity over quality. It’s blatantly apparent from nearly top to bottom. I would challenge Lennar to truly look at satisfaction ratings of the entire Bryant Square community. There HS absolutely a systemic failure that needs addressed. The most efficient, caring and compassionate entity was with Megan and Morgan in the loan Dept as well as the closing process. Other than that, I will never buy another Lennar home. I am not alone in this opinion.

During the process of building the home there was no communication. We did the walkthrough and everything was in a hurry as we were closing in few days . The detail terminations of the house was done also at last minute . I think quality is always the key in building a home ! Thanks

Lennar - First time homebuyer here on a new construction home.

First time homebuyer here on a new construction home. We love the floor plan of the Richmond model. Great community and neighbors. Fit and finish of the home is poor. Missing trim, paint splatters everywhere and just an overall cheap feel. Although the home is about 90% perfect, it’s hard not to notice the 10%. Lennar doesn’t offer any customizations which would’ve been easier to do/install during construction. Lennar mortgage and lennar title are terrible with communication. With overinflated house prices in 2022 it’s hard to justify value.

Lennar responded:
Hello, and thank you for your review. We are thrilled to hear you are loving your home, community, and neighbors. We also want to apologize for the poor quality, missing items, and general lack of attention and follow-up. Disappointed with Lennar on condition of new home

  • Richard G.

My wife and I were so excited about moving into our new townhouse in Florida. We were all prepared to turn key and settle in. We were not prepared for what we encountered when we arrived home after closing. Appliances were not installed, counter tops damaged and not cut correctly, cabinet doors installed damaged, trim work on doors cut too short, numerous drywall issues, missing window sills, hot water heater didn’t work, numerous issues with paint, home was not cleaned prior to move, floors were covered in drywall mud, paint and grease. Front door had missing weather stripping, water to ...

get a closing date included in contract if possible and penalties if possible. These people should be more responsive to people spending their money. The house is built fast and cheap. Workmanship is poor quality. Home advertises as "comes with everything", but it doesnt come with essential items you would expect from a home; such as coach lights, door bell, sliding door bug screen, drawers in any bathrooms and list goes on. Lennar also did not disclose very important information such as; we live next to landfield, and many more information would have made us not move here if we knew. I won't be buying lennar again nor will i ever recommend them to anyone i know.

When looking at the home, we were told that ALL lawn and landscape maintenance was covered - lie. We were told that the gates would start to be closed for security - lie. We were told that the amenities we are paying for are for use of only residents - lie, because the gates are left open anyone can and do come in to user our sports courts, pool, and trespass fish. I have submitted two requests to get the swamp that is the drainage area on the side of my home - nothing. If anyone reading this is considering buying from Lennar, look elsewhere. So, there were multiple cracks on the masonry of our Lanai, it was hard to ignore. The construction manager kept saying it was within code. We had to put up quite the fuss, including consulting a lawyer to get them to fix the cracked Lanai on our supposed new house. Since moving in, one of our house numbers fell off. 3 out of the 4 house numbers were glued on instead of being nailed down. It's still not fixed. First, we needed to put in a service request online. Then we had to set up a virtual appointment to show them the issue ( only available during weekdays during work hours mind you) and ...

Lennar responded:

The house was not cleaned at all prior to closing, and we were promised that things would be fixed in the days after our closing. We still have not had anyone come to our house to touch up the damaged walls and paint issues. The concrete driveway has FOOTPRINTS on it from the construction workers, but Lennar says 'its within tolerance' so nothing will be done about PERMANENT FOOTPRINTS in our concrete driveway. Horrible experience and will never buy Lennar again. Also the sales agent Yatsi is among the worst sales agents we have ever dealth with. Totally clueless.

Too many problems throughout the process. Starting out with many misinformation while dealing with the selling consultant. A significant amount of builder fee had not been told until after the down payment was made. Slow responses to requests throughout the entire process. Finance advisor was the worst, not being responsive, giving high mortgage rate and manipulating the closing disclosure to keep it high. Overall, the buyer needs to provide significant oversight to the quality product. We had over 96 items on the original punch list which happened approximately four weeks prior to closing. On the day of closing there still over 25 items not taken care of. Lennar needs to implement better quality control procedures.
