Lennar Lies

When looking at the home, we were told that ALL lawn and landscape maintenance was covered - lie. We were told that the gates would start to be closed for security - lie. We were told that the amenities we are paying for are for use of only residents - lie, because the gates are left open anyone can and do come in to user our sports courts, pool, and trespass fish. I have submitted two requests to get the swamp that is the drainage area on the side of my home - nothing. If anyone reading this is considering buying from Lennar, look elsewhere. You will be told anything to get you to buy ...

Thought we made a good choice. Buying part was rough and a lot of bad information and uninformed people. Once moved in, if we communicate issues found, nobody cares or shows up to fix them. Really thought Lennar was better than this. Thought wrong.

Lennar responded:
Thank you, Kevin, for your feedback regarding the lack of communication after closing on your home. We understand you could be feeling like you are not being cared for, and we sincerely apologize for that impression. When things go wrong, you're on your own

So, there were multiple cracks on the masonry of our Lanai, it was hard to ignore. The construction manager kept saying it was within code. We had to put up quite the fuss, including consulting a lawyer to get them to fix the cracked Lanai on our supposed new house. Since moving in, one of our house numbers fell off. 3 out of the 4 house numbers were glued on instead of being nailed down. It's still not fixed. First, we needed to put in a service request online. Then we had to set up a virtual appointment to show them the issue ( only available during weekdays during work hours mind you) and ...

Lennar responded:
Good afternoon Neil,

We appreciate you sharing your review and sincerely apologize for the experience you've had with the cracks in your Lanai and the loose house numbers. I have opened a Corporate Case for you and notified upper management in Tampa to review and assist.

Horrible Communication from Construction Manager during closing

  • Michael A.

The house was not cleaned at all prior to closing, and we were promised that things would be fixed in the days after our closing. We still have not had anyone come to our house to touch up the damaged walls and paint issues. The concrete driveway has FOOTPRINTS on it from the construction workers, but Lennar says 'its within tolerance' so nothing will be done about PERMANENT FOOTPRINTS in our concrete driveway. Horrible experience and will never buy Lennar again. Also the sales agent Yatsi is among the worst sales agents we have ever dealth with. Totally clueless.

Too many problems throughout the process. Starting out with many misinformation while dealing with the selling consultant. A significant amount of builder fee had not been told until after the down payment was made. Slow responses to requests throughout the entire process. Finance advisor was the worst, not being responsive, giving high mortgage rate and manipulating the closing disclosure to keep it high. I ended up paying a much higher closing cost than expected even after seller incentive. Lack of communication among different groups within Lennar, between Construction and Closing, ...

Overall, the buyer needs to provide significant oversight to the quality product. We had over 96 items on the original punch list which happened approximately four weeks prior to closing. On the day of closing there still over 25 items not taken care of. Lennar needs to implement better quality control procedures.

We purchased our Lennar home in May, and when we did our final walk through a number of items were still not finished or were finished with poor workmanship. We were assured the items would be finished before our celebratory walk and they weren’t. I have found over 90 items that need to be addressed, some as serious as bad wiring, no electrical throughout the home, broken appliances, water heater not properly installed and the list unfortunately goes on and on. The house was left filthy after the build (debris left in the home, drywall dust on everything, dead bugs etc). We were once ...

The home wasn’t completed when it was supposed to be. They then rushed through getting everything done and the quality really suffered. The home was not at all clean when I moved in and the construction manager’s response was that his cleaning crew didn’t like him. If that’s the case find a new cleaning crew. I’m still waiting for them to get the excess paint off the windows and carpet and clean the concrete from my kitchen baseboards. They also had some sort of film on my oven that was never removed. The construction manager assured me everything would be done by closing and pretty much none ...

This was my second time buying with Lennar, and I was very disappointed. My first property/purchase was very smooth and good quality, but this time around things were subpar. I understand that construction has become more difficult since the pandemic due to supply chain issues, but the quality of the work doesn't also have to suffer. There were many careless errors that happened during the construction process; it was obvious that very little care was taken by the construction team. The number of issues noted during the walkthroughs was very high and very disappointing. I did not get the ...

It’s all peaches and cream during the initial buying process. You get the sales pitch. You view the model homes. They are meticulous from ceiling to floor. You choose your home. The build begins. 5 months later your new home is ready to view for the first time. The New Home Orientation begins. The excitement builds. You arrive to see your driveway ripped up. Roof unfinished. Nothing mechanical working in the home. A/C. Hot water. Thermostat missing. 100 degrees inside. I could go on but it’s been exhausting reliving that day. Lennar blew it on making a great first impression. It’s been over 2 ...

Do not close on your home until everything on your punch list is completed. Hire a home inspector. We have had roof leaks, electrical issues with entire rooms, cabinets not completed (we are looking at months before this is done). We have entire doors that needed rehung, tile needed to be replaced and properly installed. We've had one of our bathrooms plumbing completely installed incorrectly. (COLD was HOT and HOT was COLD). When friends and family ask me about Lennar homes, I stir them away. I've bought several homes and never had these many issues with a new home. I bought a 20-year-old ...

At the time of the initial walk thru, there was no electricity, therefore we could not properly inspect the home. There were many issues with this home, that simply is unsatisfactory for the price we paid. We are still in repair mode and to be honest, I don't wish to enter ticket after ticket for items that should have never existed in the first place.

The model home (McGinnis) and our builder rep (Suzette) brought my wife and i to grow fond of Lennar. We had a great first impression however, soon after little things start to make one see it’s not that great. The process and stages of building the home are subpar at best. The trades are awful. Lennar’s business model is flawed. To allow a customer to watch and entire house built from the ground up and not allow them to meet their general contractor to discuss building issues is a complete lack of care for any customer relations. Lennar’s idea is to tell your builder rep (who isn’t up to ...

The lender was very non responsive - until I went with an outside lender, then they were in contact daily trying to get my business back. There were several problems in the house before and after closing, including shoddy workmanship and poor attention to detail. For example the house was clearly not cleaned before closing. To be fair, out of my list of about 15-20 items needing to be addressed they took care of just about everything timely and well done.

Where do I start... We purchased a new home by Lennar while it was still under construction and there's been countless issues. They are non-negotiable on closing dates. We were out of the country on their proposed closing date and they did not care and did nothing to help us out to get the closing date moved by a few days. We have only been in our house for a month and a half and have had to put in multiple work orders for loose floor tiles, a tub being clogged from construction materials, our closet shelving literally falling off of the wall, etc. They work with companies that don't show up ...

1. Even though we reported these issues during pre-drywall inspection, none of those were fixed 2. Forced us in a threatened way to close the house even without fixing the reported issues. 3. I fell and tripped in the room because of pulled out carpet, frames and closet doors left in the room without any safety concerns. 4. Multiple meetings and multiple people come in and go to look at the issues. This affected my work and personal life significantly in a negative way. It is unacceptable and negligent on their part to let us suffer this long.

When we did the inspection few days before closing, the irrigation system broke. So Lennar turned it off. This killed our lawn because no water for the grass. Lennar promised us that they will take care of the lawn and irrigation system. What they did was let the irrigation water the grass everyday and the running time was very long. The front and back yard turned to paddle, wasted a lot water. The water bill for the first month was more than 600 with no one live in the house. And the house was very dirty, some construction waste left inside the garage. We have to hire the cleaner to clean ...

Lennar is a poor builder that is full of excuses. They contract with cheap trades who do not respect that this is someone’s home nor do they care about their workmanship. Many of the trades have cut corners and did shotty work, including crooked doors, ceilings, and general crappy cover ups. Lennar should be ashamed of themselves.

While the house was completed, due to the rush the house has so many issues. The lack of response from Lennar is insane. I have people showing up with no prior warning, its been over a month and problems just keep arising. We pointed out things during final inspection in Dec that still are not repaired. My cabinets need repair and they want to come in 6 months to repair them? My breakers were tripping, down the towel holder falling and need to be repaired twice. The paint job looks like my teenager did it. The list just keeps going.

We found a lot of mistakes and after being in the home for a few months we still see things that were not fixed but at this point, we are told that is cosmetic. We still have a big hole in our back yard which I've almost fallen a few times. Just received a letter in the mail that my CCD cost is going up and my monthly mortgage also went up.
