Poor Home & Purchase Experience

Home is substandard with poor workmanship. Lennar did not meet any of our expectations of a newly constructed home. Home was not finished by the closing date despite reassurance that everything would be done. We wanted to delay the closing until everything was completed but Lennar threatened loss of our 10% deposit if we did not close that day. Construction manager apologized and gave his commitment that he would personally make sure everything was done right but broke his promise the next day and said it was not his department or responsibility after closing.

Do Not Close until ALL building issues are signed off on. Dina is unresponsive and unqualified as a construction manager. Trades are not managed or construction work verified via a project plan Cosmetic defects are considered not important and are totally ignored. The amount of work order tickets that are required to be opened as a result of sales and Dina's non-responsiveness and follow-up is a full time job that falls on the shoulders of the buyer/home owner. I bought a beautiful townhome on the water in south Tampa. Lennar promised a luxury experience, and the highest quality materials and craftsmanship. That was two years ago. Delay after delay after delay, finally we started the closing process. The build quality was terrible, and they were doing their best to minimize our concerns and rush the closing. They would just decide when our closing was, with no regard to our schedules. My “homebuyer consultant” Sonia was increasingly difficult to contact as closing approached. This has been a nightmare. I moved my whole life across country only to have non stop repairs, I have to fight for on a daily basis. The quality and workmanship is non existence. Cheap and shotty work. I have spent more money of my own to correct all my issues. I would not recommend this builder. You have to stay on everyone as warranty does not respond. I had to go hirer up and threaten social media just to get some repairs handled. All I do is cry anymore. I made a HUGE mistake buying a Lennar home.

I closed on my home in Feb 2023. Prior to closing, I found items in one of the closets. This is a new build, no one should have left anything in one of my closets! A few weeks later, I had a sewer backup in my half bath that saturated half of my livingroom. The issue was baby wipes that were flushed. The whole experience with Lennar has been a nightmare. Dealing with the construction manager and his boss was a horrible experience. On the first walk through we used 2 rolls of blue tape for the discrepancies. Then things went downhill from there! The tile was messed up in both bathrooms shower areas, with a long list of other issues. Then 10 days later, I went back to do the walk through to close on the house and there had not been 1 thing done to correct the issues. Craftsmanship was horrible. We were so depressed with the process. The finishing work is terrible, cabinets crooked, floors not done well, paint everywhere, windows mismatched and low quality, fixtures not installed right. Cheap, cheap, cheap. 2 days after moving in to the new construction home my downstairs bathroom had a sewage back up and overflow. I had 6 inches of sewage in my entire bottom floor of the house. Bayonet was sent out to scope the lines and clear the clog, they found construction rags blocking the path and the cause for the over flow. Since we close the house we have lot of issues especially dishwasher not working at all Lennar suppose to solve this push to Ge the front and back they never finish brick work in side lot of places paint on floor final finishing is very bad we spend lot of money now we have to do it our self every time you call they said this is not us we dont cover lots small things never finish again workmanship is very bad

Instead of being “ wowed” our home buying experience was terrible. The inside of the home was ok, the tile floors being the worst….in fact we are still trying to get the floors clean and presentable. Communication was absolutely horrible through the home buying process. My close date was changed more than half a dozen times and we were over 1 yr delayed, I received a house with many issues that are still being resolved including exposed electrical wires, unfinished kitchen cabinets, etc. The warranty team takes quite a long time to resolve problems when something is submitted. Lots of corners were cut and it was a very unpleasant experience overall.

Do not buy, run away. Sales team made false promises, they are just looking for your money. No quality and construction issues left and right. Tile issues, plumbing issues, poor worksmanship, cutting corners everywhere. They want to save on everything.just expect atleast 4walls.

Bad quality construction, cheap products. Lennar has very customer service and zero post-sale commitment. There is no SLA for the resolution of the issues. Uneven flooring, lousy painting, cracks on the walls.

Dont buy from Lennar, EVER! They are cheapskates who cant do anything right, force you into closing early with promises of fixing things, but do not deliver. The material is cheap, the labor is crap, the multiple mistakes due to their cheap laborers is absolutely horrible. The home is not worth the price they charge AT ALL! House was a mess when we moved in. Walls needed repainting and when they repainted the workers got paint on carpet, tile, everything and it is not cleaned up yet. Our A/C has gone out 3 times and is still not fixed. No one from Lennar follows up when work order is put in. Finally, the HOA is charging us a late fee because Lennars title company sent them a faded check that HOA could not cash and cannot get a hold of the title company to cut a new check. I would not recommend to anyone to deal with Lennar.

The homebuying experience has been less than ideal. From putting in an offer on the house being told last minute that I can’t close due to a quote on quote SHA policy until my family member outlined the FHA guidelines did the sales team change their tune. The lender that was referred by Lennar again not great. I asked multiple times during the process for additional review of my good faith estimate, and was told I had to get back with the sales agent who never returned my emails. The only positive I've had throughout my experience is with my Sales Consultant Joe Casinguay. The Construction side of Lennar is Horrible! Communication, Quality of Construction, Integrity, Pride is workmanship from their Trades is nonexistent! My first new construction experience and I will not do it again unless I'm my own General contractor. If you care about buying a quality home and having good communication with the builder, Do Not Buy from Lennar!!!!!!
