Non standard pricing on townhome designs and no quality of workmanship

There is no standard pricing on townhomes here as the prices are costlier for first time buyers versus investment home. Costlier prices for normal home than the upgraded homes. So, there is no standard trusted builder pricing as the prices going along the tide. Faster completion of homes, but no proper nailing & who knows what's gone inside the drywall !

The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. Until we talked to a neighbor of their post-purchase experience we would not have moved forward with the purchase. The post-purchase process was phenomenal, however. Dusty and Lamar have been great. I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

As I’m living here I’m finding a lot of little things that could had been corrected. I do not think Lennar uses a quality assurance person to check their work. Examples: Uneven drywall Vents that shake and make noise Cracks in drywall Weeping holes that protrudes out the house Creaks in stairs weather strips falling off doors Entrance doors that won’t lock Chipping of cement in garage floor

Pretty bad experience in terms of communication, I tried to call so many times but no answer, even email communication is very bad. I still have issues with home insurance because I changed A to B. but I still pay A rate, and nobody does nothing to fix and calling or emailing is nearly impossible to speak with right pesons....

My experience with Diane and Jennifer who were my loan officers was a nightmare, as I had to explain several times a day over a period of over 4 months for my documents and loan processing. I had to settle for quarter point higher rate due to their delay in rate lock. The build quality left a few things to be finished like garage footboard, and finish quality of cabinets and windows, design of mater bedroom. Though Heather did her best to deliver the home it had a handful of deficiencies and poor inspection of HVAC and appliances. Overall our experience was average with much to be desired ...

Throughout my experience, the communications between the On-Site Realtor and my Realtor and Lender broke down significantly. When we tried to bring Barron’s Manager into the loop, she also did not respond to my call or my Realtor’s call. The straw that broke the camel’s back happened when I showed up the morning of my closing for the final walk- through and Darin, the construction manager asked did I get a call from Baron the on-site agent. We love our home but the painting, caulking, grouting and finishing is done very poorly. You would expect more skilled workers to be part of a home that’s valued at over a half million dollars. We’ve been trying to get attention for it for a few months. Will hope for resolution once the COVID mania is over. The quality of fixtures (shower heads, lighting, fans) are more reflective of homes in the $400k range so Lennar has surely skimped on these things. A lot of patch work around the house that we are just now noticing. Paint job was definitely subpar. Wood floors have so many chips in different corners. There is cement on my grass from when they did the back porch. Patch job around the ceiling fan outlet caps. Let’s just say there are a lot of signs that the home was made in a rush. Really annoying but improvements in terms of workmanship are needed

The windows and walls are not straight. The finishing on walls and tiles is poor. Overall it seems the work is done by inexperienced workers who were in in rush to finish. We highlighted this during inspections but response was that they cannot do anything and quality inspections are only for issues that are visible from 6 feet away. Unsatisfied with builder’s quality for a $1 M home.

So we just bought our first single family home. Good things- they stuck to time line and pretty much completed the projected on estimated time provided. The mortgage process was fairly seemless till closing without much surprises. Bad: we were not allowed any choice whatsoever, even the kitchen units were selected by their sales agent and we were told afterwards. I will start by saying I love the floorplan I chose. I am disappointed with unkept promises by agent. Lennar Mortgage was very stressful and changed the interest rate at the last minute. The quality of work - paint droppings on the floors and molding (did not use painters' tape), cheap paint, several areas are bleeding through, ceiling showing sheetrock seams/cracks, there are areas of 'rough' wood where it should have been sanded, doors put up backwards, attic cut into ceiling inside house - should be garage only, can't reach attic stairs - cut too short...they said all of this was COSMETIC ...
