House itself is great, but Lennar used it for equipment storage and as a some sort of break room for a few months, and now, after a close rushed by Lennar, all we hear is, “Do you have that in writing?” and, “Can’t do anything about it after the close.”

As with any new build, you will have a lot of dirt and debris, but a lot of of the ground is rock. These homes go up very quickly and you have to stay on top of quality control.. Overall very satisfied with my purchase and responsiveness to issues.

As I’m living here I’m finding a lot of little things that could had been corrected. I do not think Lennar uses a quality assurance person to check their work. Examples: Uneven drywall Vents that shake and make noise Cracks in drywall Weeping holes that protrudes out the house Creaks in stairs weather strips falling off doors Entrance doors that won’t lock Chipping of cement in garage floor

Ease of the overall process was good, excluding a few snags in the very last stages of the process.

The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. Until we talked to a neighbor of their post-purchase experience we would not have moved forward with the purchase. The post-purchase process was phenomenal, however. Dusty and Lamar have been great. I’ve appreciated their willingness to address the issues we’ve had. One note- and more of a disappointment- Lennar states certain smart home devices are included in the home. It’s advertised on their website, it’s advertised in the brochures they give you for the neighborhood. Pretty bad experience in terms of communication, I tried to call so many times but no answer, even email communication is very bad. I still have issues with home insurance because I changed A to B. but I still pay A rate, and nobody does nothing to fix and calling or emailing is nearly impossible to speak with right pesons....

The windows and walls are not straight. The finishing on walls and tiles is poor. Overall it seems the work is done by inexperienced workers who were in in rush to finish. We highlighted this during inspections but response was that they cannot do anything and quality inspections are only for issues that are visible from 6 feet away. Unsatisfied with builder’s quality for a $1 M home.

So we just bought our first single family home. Good things- they stuck to time line and pretty much completed the projected on estimated time provided. The mortgage process was fairly seemless till closing without much surprises. Bad: we were not allowed any choice whatsoever, even the kitchen units were selected by their sales agent and we were told afterwards. Upon moving in there were construction stains on the flooring which was addressed on multiple occasions by their staff but they didn’t seem to have the correct equipments to clear them. Now with time and persistent cleaning by us, after a month or so these are almost gone. Overall we are pleased with the outcome though it’s not ideal. Construction quality is rather standard in most areas and substandard in a few. They didn’t put in any bathroom fixtures. Within one month we are seing continuous cracks along the walls/counter top edges on kitchen, around bathroom shower cabinets and bath tubs with some signs of small leak. Upon contacting customer service We are told that caulking is not including in their standard warranty and my home is setting. I am not entirely convinced by this explanation. Overall, it was an up and down experience buying Lennar home. Given the scarcity of available new homes we didn’t have much choice. I would probably rate the whole experience a 6/10. I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

Quickly built and it shows!

Can't say I'm surprised or disappointed with our experience so far with Lennar as we had fairly low expectations given the state of builders, build quality, and labor issues. I will express that for all the "issues" that have cropped up throughout the process, Lennar has been prompt to address them in a suitable time frame. Regardless, it still astounds me that there isn't more attention to detail during the build process so they didn't have to spend so much time, $$ and resources fixing things that could have prevented in the first place.

Walk through was too quick.

My experience with Diane and Jennifer who were my loan officers was a nightmare, as I had to explain several times a day over a period of over 4 months for my documents and loan processing. I had to settle for quarter point higher rate due to their delay in rate lock. The build quality left a few things to be finished like garage footboard, and finish quality of cabinets and windows, design of mater bedroom. Though Heather did her best to deliver the home it had a handful of deficiencies and poor inspection of HVAC and appliances. The process during our walk through before closing was very rushed therefore not being able to catch things that needed to be addressed. Now that we have moved in there are still things that weren’t done correctly and remain poorly done.

Corners were cut in many things while delivering the townhome. While buying there were no options provided to pick and choose options available. Call me if you want to know further about the experience and journey. Thank you.

I will start by saying I love the floorplan I chose. I am disappointed with unkept promises by agent. Lennar Mortgage was very stressful and changed the interest rate at the last minute. The quality of work - paint droppings on the floors and molding (did not use painters' tape), cheap paint, several areas are bleeding through, ceiling showing sheetrock seams/cracks, there are areas of 'rough' wood where it should have been sanded, doors put up backwards, attic cut into ceiling inside house - should be garage only, can't reach attic stairs - cut too short...they said all of this was COSMETIC but later advised it won't be repaired because they will only touch up NAIL POPS at my 1 year warranty and not even paint. In a year I will have to repaint my entire home to cover the spots! Also, wrong color carpet installed. ... More

Friendly but a lot of issues with the home

With the process was smoother. Lots of little issues made this process unnecessarily difficult. But in all we love our home so that is the silver lining.

Throughout my experience, the communications between the On-Site Realtor and my Realtor and Lender broke down significantly. When we tried to bring Barron’s Manager into the loop, she also did not respond to my call or my Realtor’s call. The straw that broke the camel’s back happened when I showed up the morning of my closing for the final walk- through and Darin, the construction manager asked did I get a call from Baron the on-site agent. I had not received a call and could tell that I wasn’t closing that day, Lennar had to dig another trench for rain water runoff. Baron knew this the night before. I understand nothing goes totally smooth, but had I have known the night before, I would had rescheduled the movers for my actual closing date. Due to the lack of communication, we had to pay for a month of storage and bring in another moving company to move our items into our Braemore home. Darin the construction manager and Hunter the customer service agent were great. I probably could have let things go without sending this response had Baron just called me to tell me our closing would be rescheduled, but instead, I waisted money. ... More

Several issues found after moving in. Very annoying. Most were addressed to our satisfaction.

Poor concrete work to many items unfinished on closing front office and financing good

The lennar gets the homes build by other builders and chnahe them frequently. So did not like the job they did.

Didn't care about my needs or requirements. Not a good home buying experience.
