I felt that the quality of work and the materials used were very poor quality and the team knew it but let it slide.

Communication was not clear during the process. Had to chase down contacts. Continuous pushbacks with no explanation of why. Overall, I would not buy another home from the builder based on that part alone. I was so glad to be done with all reps in every process during the process. Nice home but stressful process to close. Not worth it

Lenner make promises during the walk-through that has not been fulfilled!!!! We are still waiting to get the outside door painted along with touchup work inside. This experience has been very frustrating!

When my realtor and I went to the Lennar office for our scheduled appointment, we were told we couldn't use the prices on the sheet we were handed as there had been a price increase. That evening we received the updated sheet from Michelle, and yes there was a 5 thousand increase. The next day, March 1, we returned to the office as I had make the decision to go ahead and purchase the house. I left a voided check so that my account could be debited for the deposit. The problem was that the contract didn't get written and processed until a week later. During that weeks time the price increased another 5 thousand dollars. To this day, I feel that was not right for that to happen after I had agreed to purchase at a given price. I feel it was not Michelle's fault, as her coworker, Brandie, had been and was out sick for awhile I believe with Covid. Being in the office and seeing the number of people coming in looking and asking questions, the phones ringing, I could see that one person could not handle it all. So, in my opinion Lennar was at fault for not having adequate help in the office. Michelle, said she went to bat for me with the builder, almost having a melt down, but got nowhere with being given consideration. She said there was an across the board increase. Well and good, but a house that was agreed upon at a certain price and that should have had the contract filled out, the buyer should have had that price honored. I would advise potential homeowners to consider waiting to close on their home until their ENTIRE punch list is either complete or is very short and reasonable in length. It is reiterated to you once you receive a closing date, especially at the end of the month The subcontractors for paint, Nickolas C, area construction manager, has yet to meet with me despite my requests as well as the requests from the builder and the Director of Customer Care for him to do so. I hesitate to refer other buyers to purchase from Lennar.

The orientation of the home as it turns out was awful. NOTHING was explained regarding hot water tank use and especially all the RING stuff and the fact it had to be installed within 55 days or HIPPO insurance comes with money owed due to missing the date. NONE of that was ever explained.

Unsatisfactory house for the price paid.

Highly disappointed overall. House is cute. But craftmanship is poor. I still have a red GA clay backyard; a patio that is cracked so badly the underlayment is showing. The knee wall is the shower is very titled - leaning tower of Piza style. Shower floor has issues. But the mud yard is gruesome.

I believe the builder are good people. Just to much work in a short time. When your moving fast you make mistakes. Service after the sale is everything, at present the response times on painting and repairs are slow. I hope we get all of our punch list taken care of as some are big. Hoping for the best that we are able to get them completed. Note, the walk way down to the lake is to steep and not wide enough for two golf carts. This is dangerous and does not make sense for a 55 over community. This need immediate attention before someone gets injured. Question how often have you used this builder? Is this the first build with this builder? How many years has this builder been in business? Based on seeing the lack of results and poor workmanship I’m concerned for my purchase. The sales team were great. The general contractor and basically the build of the house made me question the quality.

Unfortunately the quality of the materials used to build these homes has gone down significantly.

It appears all they want to do is sell houses and once you buy one you are put on the back burner. Enjoy the community and the neighbors.

I have been attempting to get resolution regarding grading issues with my lot. I have experienced standing water for greater than 24 hours after a normal rain within 10 feet of my home's foundation. This is an issue with the standard noted under the warranty. The warranty states the builder is responsible for at least one attempt to correct this issue. I have only been in my home since July 2021 and have attempted to communicate with customer care for the past 3 months. I have been told several times that a landscaper will come to assess the grading; however, this has not happened to date. I leave voicemails and get no response from the Customer Relation Specialist or Director. This is such a large investment and I figured my concerns would be addressed in a more professional manner. It was my hope to have this issue resolved without having to obtain legal representation but the builder is leaving me with no choice in order to get this concern addressed appropriately. Initial process was great, however we still have punch and warranty items left open after 4 months from closing. There is no sense of urgency or communication regarding a resolution. I have to call and hassle only to be told “I’m waiting on my manger, so I can give you the correct answer “. It seems like Lennar has left Dunwoody Village in their rear view mirror.

Once you get the CO and move in, the work that should have been fixed was not completed on our home. I plan to start with work order for each of the items not completed.

Finishing touches were somewhat shoddy. For example poor coat of paint on the door and inferior paint job on the inside.

The location is great for us, especially having a younger family. Neighborhood is great, but the list of inconveniences was longer than I anticipated.

Still waiting on front steps to be replaced due to incorrect way they were installed. Had my final walk thru postponed 2 and wasn't notified, pushed my closing to December 3 and that cost me $450 in rent money. House is built good, alot of inconveniences since house wasn't completely ready on closing date...

Our home buying experience had some ups (our sales rep, Denise, was great throughout & we got 2 unexpected upgrades) & many downs. The downs started when we were informed that features labeled on Lennar's documents as "optional" were not available or selections became unavailable during the selection process. We were also disappointed when the construction manager told us things the contractors would do (like screw down the nailed 2nd floor subfloor & sweep concrete before flooring was installed) that weren't done or not done adequately, causing squeaks & popping sounds under the finished flooring. Now that we're in our home, we're noticing that the finish work is most disappointing - painted over gouged drywall throughout the home, drywall compound on most of the outlet/wall plates (due to not taking the plates off before applying the compound & not cleaning them afterwards), missing grout around outlets on the kitchen backslash leaving visible gaps, uneven & discolored tile grout in the bathrooms, sloppy trim/moulding seams that are separating & peeling, holes in the carpet padding, & other issues. In addition to all the needed repairs, we've been asking for our 3 missing window screens for 3 months & keep being told that they're coming, but still no screens. There are also several inconsistencies in the same floor plans in the neighborhood - some have Wi-Fi garage door openers, different gutter downspout placement & breaker box placement, different house numbers, & only some have granite in the shower. Finally, the neighborhood amenities haven't started being built despite the first phase of the neighborhood being 95% built & there's no information about when they will start building. What started as an exciting & fun process turned into a frustrating & disappointing situation. There's been some turnover with Lennar's construction/warranty staff & it's taken about 2 months to finally get some of the needed repairs started. We're glad that Lennar's warranty exists to make the repairs, but it's tedious & disruptive to have different people in & out of our home over the past month with more repairs needed - all during a pandemic. The whole process goes to fast so the quality suffers.

Buying a home here has been a lesson in the difference between "sales promises" and actual workmanship. While the brochures highlight premium selections, the execution is fundamentally flawed. The most glaring issue is the rampant screw pops throughout the drywall. By definition, workmanship refers to the quality of skill and care applied to a task. When screws are overdriven, spaced improperly, or misaligned with studs, it is a textbook workmanship defect. These aren't just "settling" issues; they are failures in the installation method that should be covered under any standard one-year workmanship warranty. Unfortunately, this builder treats these structural finish failures as minor inconveniences rather than a breach of their duty to provide a defect-free product. The community conditions are equally disappointing. Living here during continued construction has been a nightmare due to: Total Lack of Cleanliness: The site is consistently littered with construction trash and debris that drifts into occupied yards. Subcontractor Conduct: There is zero courtesy from the crews. They block driveways, ignore noise ordinances, and show no respect for the families already living here. The most frustrating part is the complete lack of follow-up. From the sales office to the construction supervisors and the warranty team, communication is non-existent once you close. You are essentially ghosted the moment the keys are handed over. If you value quality control, professional site management, and a builder that actually honors their warranty obligations, I strongly suggest looking elsewhere. ... More

For the price we pay for the home, you would think the quality would match however that isn’t the case. Not only did they rush to put it together, after we purchased the home before closing they were sloppy. We had a walk through and they still did not fix issues. Just removed some of the tape and acted like they did. Still to this day, we are finding tape they never addressed too. All around just think they are sloppy and want their money - not interested in having returning buyers bc they try to scam you.

Tasks aren’t being completed to the satisfaction of the homeowner. Work is shoddy at best. Unprofessional builder.

House is OK materials are on the cheap side. Workmanship kind of haphazard. Ignores questions about amenity completion and landscaping of common areas, no one takes responsibility for these issues. Have been ignored by Builder Customer Care and HOA representatives or have received conflicting answers to other questions.
