The Sales Rep. Michelle was wonderful....The rest of the experience....not so good

The carpet was almost like indoor/outdoor carpeting with no upgrade options, so we tore out and spent $10K at Home Depot for nice carpet. Dealing with landscaping issues as are yet unresolved. Exterior painting was very poor on the trim work. The sales process with Michelle was fantastic and she helped us immensely and we are very grateful to her for that! Thanks Michelle!!!!

Issues started the next day after moving in

Had a major water leak the 2nd day after moving in. The drywall, cabinets baseboard and kitchen floor had to be replaced. Lot of air leaks makes the house uninhabitable on cold days..

Mortgage processing- mortgage officer and underwriter were not on the same page and didn’t respond in timely manner. I asked to put down 5% but they had my closing paperwork with 10% down payment. Closing was postponed and then i was super rushed. After closing was postponed, I told Lennar that i have to be out house i sold by certain date but they still scheduled my closing on the same date i had to be out of my previous home. I had to literally pack, close, and move on the same day.

Natalie was a very good sales person. My only objection was, she did not make me aware of the investors buying into the townhomes which in my experience is caused neighborhoods to fall in value and appearance.

My overall experience in dealing with a thenar was OK. The app was not a joy at all. I would rate it or two out of five. Though the people I talk to in the office were prompt, courteous, and professional, which helped me deal with the whole app situation. Again, I wish I was made aware of the fact that in the townhomes you have investors who will be renting out properties. Harry was excellent in the purchase process . Always available and very helpful . The mortgage arm of the company very poor and the rep was not very knowledgeable and a bit misleading Once you start getting emails to sign things etc . this company will NEVER STOP BOTHERING YOU! Even after closing I was getting emails to sign forms . They want to sell not only homes but insurance and lending …. Just stick to home building and selling would be my advice !

Basically, buying from Lennar is a case for "buyer beware." It's not that they build an inferior product, however, corners are cut numerously when it comes to design and providing any sort of choice in materials. Lennar is also incredibly inflexible on almost any request once the sales contract is signed. It's basically a take it or leave it attitude. For my part, I was in a hurry to buy, for personal reasons, and I didn't spens enough time researching Lennar, or their other local developments. Thought was not put into the design of this home. Why in the world would anyone put a window in a walk in closet and a door on the opposite wall. Where do they expect you to hang your clothes? If they had put in a normal closet with sliding doors, there would have been more room to hang things in the closet, the room would have been bigger and had a second window.

Whenever we had a question/comment the person we were talking to had to pass info to someone else for response seemingly just passing us off. The consierge was response but didn’t directly answer anything. Similarly the salesman, CM, & inspection staff only had one responsibility. Although all issues were addressed it was very frustrating. We’ll see how the 60 day & 11 month responses go (we’ve started both lists

Lennar's mortgage process was very chaotic but the representatives were always trying to help. We experienced changing contacts throughout the process which made it difficult to know where we were in the application & approval process. As far as quality, flooring was installed poorly; has squeaks and damaged boards. Have painting residue on woodwork. Found black mold under insulation in basement which they have remediated. For the money paid, we expected better quality.

Lennar has a rigid process that meets the timing of their commitments. Unfortunately the actual building process is a slam bam get it done and fix it later approach. As a result the workmanship is poor with no incentive for the trades people to do quality work. Our experience has been you get it done poorly the first time. Then they respond quickly and positively to your request only to fix it and leave you with another poor quality fix and/or a different problem. The whole process is very very frustrating.

The overall process was relatively smooth and pleasant. The sales team was very responsive and answered questions quickly, and once the closing was set, things moved very efficiently. Very disappointed in the lack of attention to detail and overall shoddy work in the finish of the home. All of the touch up was very poorly done. The landscaping was started later even after the weather was clear and sunny Landscaping put less flowers into our yard than the house across my house 2311 southwind. The only plausible justification is to appease new homeowners and not listen to the current homeowners. I had recently moved into my brand new house which is constructed by Lennar. I had that new feel for only few days. I started hearing creaking sounds almost everywhere with in 1 week of closing. There’s are cracks on the walls, air leaks and so on. Initially construction quality used to be good when I signed my contract. But now, I won’t recommend Lennar to anyone.

Bad experience with the underwriter during the loan process, Once we took the keys we found the floor with paint spots throughout the first floor, the basement had so much dirt on the floor it filled my container from my vacuum, the floor vinyl is pulling up in some corners & bubbling up in others, the refrigerator door was dented and scuffed, the upstairs has an area that makes a squeaking noise as you walk down the hallway, the garage man door has a lot of small dents along with the garage door, the basement sliding door was dirty along with the door track area that was filled with dirt, ...

Great builder during the build phase - post completion responsiveness lacking

The process of building was great (not my first new home build) and we were kept informed. There are opportunities with disconnects between marketing material images and actual plans and since the customer only can take away the marketing material those need to match with the plans. Post closing on the home the responsiveness is severely lacking. We have several small issues that are construction defects that we raised both at closing and the 60 day mark and aside from an email with a case number there has been no communication in a month.
