Overall, the house is pretty nice and was one of the better options in the area. However, there are multiple small things that show rushed construction and the use of cheaper materials (e.g., paint splatters/drips, CHEAP vinyl flooring that gets damaged from dropping even small/light things, a complete lack of towel/shower rods and cabinet/drawer handles, tiny screws for door hinges that are often stripped from overusing power tools which leads to sagging doors, tons of nails sticking through the OSB wall boards from missing frame beams during installation, wavy walls, and carpet edge trim only installed in 3/6 places that it should be). Our warranty service team has been very responsive and done their best to work with us on getting any issues addressed. We’ve had a bathroom exhaust fan replaced and a sagging door repaired in the first month of ownership. Both service requests were addressed promptly and respectfully. We are also working with our warranty team to get some paint because we have NOT received the extra paint that was promised during purchasing. One of the sales representatives (Carlo) is awful to work with. He is generally not responsive and disinterested in whatever you have to say. When Carlo does respond, his communication feels very condescending and disrespectful. Every interaction with Carlo leaves us feeling like he is just TOO IMPORTANT to even consider being respectful to us in his communications. He has been the worst part of the home buying experience with Lennar. On the other side of things, a different representative (Gwen) has been amazing in trying her best to help us where Carlo would not. Lennar’s data privacy procedures definitely need some improvement. Sharing people’s personal contract data is a major breach of privacy that could lead to harmful situations (e.g., someone’s stalker learns their new address, workplace, etc.). ... More

Overall. Not a pleasant experience from start to finish!

Overall very happy with my new home. The home buying process was very smooth. I did find minor things in the home that was missed during the walk through. These things were fixed in a timely fashion.

I love Lennar homes. They are very neat and clean. The builder did a very good job and he is very friendly. So smart in his job. He really knows what he’s doing. Lennar employees are nice people. I will always recommend Lennar to friends and family

We moved here hoping we will have a great experience but having bad experience as of now. We are facing major issues in Owner's suite room. Though it was repaired couple of times again we are facing same issue again and again which is very bad and worst experience. They installed cracked bath tub and they repaiered it. First place they shouldn't have installed damaged item. Very bad construction and management have to take care of these things during construction phase itself instead of troubling us.

I love my new home, the layout is great and it's a good fit for me. The community is wonderful, with many planned activities for residents. A special thank you to Dominique P for her continued support, even after the buying process was completed. I think Osborne Trails is a great place to live.

I'm still waiting for something to be done about it. Being the last house on the block and near the about to be built community pool it seems like they threw in last minute grass. I'm working on the front lawn, but it's taking a little time. I'm also working on the sides of the house to remove the dirt and stones that 2 young men (didn't understand or speak English, it was hard to communicate with them) tried to fill in the gaps. The dirt and stones came from the grounds where the community pool will be. BTW: I don't blame them they were told what to do. This will take time to do. At 76 it's getting tougher to handle all of it. The full backyard is even worse which will take me mouths to do. I can only work so long before my back starts to bother me. It would be nice for a professional landscaper to come and talk to me and to what can be done. Remember just because they call themselves a landscaper doesn't mean they are professional. We can compromise, redo the backyard and I'll finish the front and sides of the house. If you do this, I want to be present when they lay the sod down. Call me when you can. Overall total experience went very well. Quality of home appears to be very good. Any issues that I’ve had has been dealt with promptly and done correctly. Also, sales staff were pleasant to work with and helpful.

Having a great response with the team that follow up and corrects any fault I have found. They are polite and concerned.

It was an excellent decision when buying with Lennar. It is a very responsible company. It has a quality service and its house designs are beautiful. I think I made a very good choice with Lennar, I would recommend them with my eyes closed.

If you buy a home here, be prepared to spend additional money outside of the purchase price for upgrades. We hired contractors to replace the standard rack pantry shelves with wooden shelving. Also hired a contractor to paint the entire inside to replace the flat paint job with satin paint. Also hired a contractor to replace the standard tub in the guest bath with a soaker tub. The homes are all spec homes so you can't customize anything. The upgrades we added weren't necessary, but we wanted our new home to sparkle. Finally, if you are financing, I advise against using Lennar mortgage. It was a very frustrating experience for us with poor communication, lack of response to questions and a week's delay in the closing. Find another trusted bank or mortgage lender. ... More

Ask lots of questions and keep pushing for updates. We were building from 1000 miles away and unable to see how things were going. The weekly update videos were not helpful. Get a 3rd party inspection, we found roof issues but they were handled. My kitchen island countertop was scratched when we took possession, they replaced with another scratched one, but have agreed to replace again, 3rd times a charm? We had a water leak under bathroom sink first day. My kitchen sink had a large dent on it on closing day, so while movers were moving plumbers were changing out sink (that should obviously have been replaced prior). Our irrigation sprung a leak the day they tested it, they agreed to fix and that was a month ago...Lennar is very quick to respond. But we have had several issues since move in. I would recommend Lennar if you’re looking to buy a new home. They have been with me with each step and were still there if I needed them after I moved in. But I didn’t need anything as the house is well built.

Mostly a good experience buying from Lennar, the buying process went fairly smooth and I think the house is a good value. The only negative was I bought house at end of February but didn't move in until end of April. The refrigerator was making a lot of noise, repair people came out and it was missing an entire door gasket, now I have no refrigerator until fixed.

Materials quality is not that great

Make sure to not give lennar builder money. As a deposit is not really a deposit and is non refundable even if they say they will refund it.

Lennar is an average builder in terms of quality of workmanship in my opinion. A large portion of our wood trim is marred, damaged, isn’t smooth, etc…. I expect more on a newly built home at a high price point. They did fix a big sewer issue at the last minute, though reluctantly, but did not want to push out our close date even though we were agreeable to moving out the close date. I’m sure it was the end of the sales quarter and they didn’t want to push that money into another quarter. Overall, the buiider does respond to some repairs needed, and it’s a nice house. But, I expected better quality of workmanship. Do NOT use Lennar Mortgage though! We had the worst experience we’ve ever had with a mortgage company. They have very poor communication and said one of us couldn’t be on the loan because it would be easier that way. Easier for her, but not best for us. They also never really answered questions clearly and had months to get documentation from us that was only requested from us on the actual day of closing. Very unprofessional and unethical. ... They do respond to issues in a timely manner

After the sale service is poor to say the least.

Our overall experience was seamless. Each individual Lenar team member provided superior support. Our only one issue was after putting down earnest money for our home, they wanted to keep it open to the public for open houses. However, we eventually worked it out.

My homebuying experience with Lennar Bridger Pines West was smooth and enjoyable. The sales team was friendly, professional, and knowledgeable.
