Our house was not ready at closing. However, Lennar came back to fix the issues they promised. It just took a few follow ups. Happy with the end result.

Signs of rushed construction but overall pretty good.

Overall, the house is pretty nice and was one of the better options in the area. However, there are multiple small things that show rushed construction and the use of cheaper materials (e.g., paint splatters/drips, CHEAP vinyl flooring that gets damaged from dropping even small/light things, a complete lack of towel/shower rods and cabinet/drawer handles, tiny screws for door hinges that are often stripped from overusing power tools which leads to sagging doors, tons of nails sticking through the OSB wall boards from missing frame beams during installation, wavy walls, and carpet edge trim ...

Communication from Dale in sales was poor. We were promised a weekly status call with the construction manager and received exactly one in six months. Our salesperson was always out of the office so responses were slow. The construction manager usually got back to us quickly. Lennar Mortgage was difficult to work with as well. We received rate quotes and then when we tried to accept them, they changed and acted like the rates never existed. Time frame almost 14 months from signing contract to closing was much too long for basic cookie cutter house. We were first to choose lot in section open for sales, however most of our neighbors closed and moved in before us.

While the builder and senior management have very good intentions and would like the products and services to be excellent, I am not sure the staff at the lower level and executors of strategy and goals are aligned. There were a number of fauklts pointed out to builders during house construction which were ignored and some of these were not minor problems. Band aid solutions or explanations were provided. Covid shortages seemed to affect some of the quality. Shortages on certain building items have shown up with the make-ups not fitting properly etc. They attempt to correct but product shortages continue and have hampered them.

Responsiveness: Not Lennar's fault but we have items outstanding for repair and due to the Covid-19 crisis Lennar is not doing any in-home repairs. Hopefully when this virus thing blows over the repairs needed will be completed. Lennar continues to build and sell houses so the number of repairs people will need continues to grow. Materials seem to be a good value relative to the price paid but workmanship could have been better. To Lennar's credit they repaired or committed to repair the things we could see.

Understanding Lennar all included and more

Lennar offers an all inclusive package with stove, microwave, dishwasher and refrigerator. While this package is convenient, and appliances are name brand, they are at the very low end of the product line. It's important to understand this because the appliances may prove to be impractical for some home owners. First, the stove has a gas operated oven which make cooking difficult. Even the most basic meals will not cook evenly. A dual fuel stove with electric oven would be much better. The refrigerator is a side by side style. The model selected has a very small freezer. Poor management of the process

The framers did a very poor job and set everything behind. Multiple repairs were required to move to drywall. ”Leaner” was desperate for subs and the project manager was in over his head. Good guy, but he could not meet expectations and is no longer running jobs. We love our home, but we are now waiting for warrantee repairs requested months ago. We have had an overall good experience with the home after being in it for 6 months. If you buy, watch closely as any corner than can be cut, will be.

Lennar is an average builder in terms of quality of workmanship in my opinion. A large portion of our wood trim is marred, damaged, isn’t smooth, etc…. I expect more on a newly built home at a high price point. They did fix a big sewer issue at the last minute, though reluctantly, but did not want to push out our close date even though we were agreeable to moving out the close date. I’m sure it was the end of the sales quarter and they didn’t want to push that money into another quarter. Overall, the buiider does respond to some repairs needed, and it’s a nice house. But, I expected better ...

Our home buying journey started very well everyone was so nice, enthusiastic and responsive. This was very important as a first time homebuyer as “we didn’t know what we didn’t know.” However once we were committed to the purchase the quality of customer service declined severely. Sales person was difficult to get a hold of and the process was a bit chaotic especially at the end. Wish things were a little more customizable, like adding a walk in/stone shower, a covered back patio, different backsplash choices etc. Those options are VERY limited but for the price we got more home than with other builders. Overall happy with the home and Lennar has been responsive to a few issues that have popped up since we moved in.

A little over pricedper square foot, but we are on a golf course. Major issues with our address not being recognized by anyone! No deliveries could find us. We can’t change addresses because no websites recognize our new address. I have met some very nice neighbors on the upside.
