From the beginning we have had nothing but problems, and the problems just continue. The sales process was the only part that was smooth. Throughout the build process we were continually lied to, mislead, and given empty promises. We had to fight to get things that were promised during the sales pitch. The construction manager regularly gave us the wrong information and just blatantly lied about updates and progress of certain things. The quality of the trades is WAY below substandard and unacceptable. The overall quality of our home is embarrassing. There was no accountability from Lennar on the work being done. Everything was slopped together as quickly as it could be and just absolutely no regard for how the finished product looks. Every possible corner was cut and the unskilled subcontractors performed with just a blatant disregard to details. When the quality of the workmanship was brought up it was met more lies and misinformation. In some cases, they agreed to address it but never followed through. And when it was brought up again as soon as a week later they acted like they have no idea what I was talking about. Every single bit of my new home has a problem and issue. The whole neighborhood has major issues. Since we have moved in, its been nothing but rework, and in most cases the results of rework is even worse than the original issue. They send the same unskilled laborers to “fix” the junk work they did originally. And to no surprise, the work is junk again. There are still outstanding issues from prior to closing that have not been mitigated, and no one wants to listen or address it. The problems range from major (structural/framing, plumbing, exterior siding and brick, concrete) to minor (paint, trim, cabinets, mailbox), it is literally everything in and pertaining to the home. Even the finishings are absolutely terrible. My 5 yr old could have produced a better product. Even at closing, Lennar found a way to screw everything up. The interest rate wasn’t locked in when it should have been, the down payment in the closing paper work was wrong and even the hoa dues built in is wrong. When we questioned the wrong down payment amount in the closing docs, the response was “we will just wire you back the difference.” This company is a joke! Do not waste your money!! Lennar is more concerned with how many homes they can build and how quickly, not how well or complete they can build them. ... More

They put the electrical meters right by my front door also my neighbors electrical meter is by my garage door looks awful didn’t show this in the pictures

Customer care post home purchase sucks! Responsiveness to issues is terrible!

The beginning process of building with Lennar was overall good. Heather at the model was very responsive and helpful. Once we secured the lot, the building process went pretty much on time and smooth. My HUGE problem with Lennar and probably other builders at this point is that they are building these homes so fast and with crews that are just paid to come in and do a job and not pay attention to details, that the workmanship is terrible. I would Never recommend building with Lennar due to this issue. I paid A lot of money for my house and after 6 weeks of being in my house, have had multiple people out to fix things and things continue to show up on a daily basis. Examples would be carpet coming up, wood trim chipping, cabinets not closing, doors that constantly do not close or open, door handles that stick, AC that was tripped outside, etc. Things have been addressed by the Lennar warranty team however I have Heard too often “due to how fast these houses are going up, it’s not uncommon for this to occur.” I think That is a terrible excuse and certainly wouldn’t let my home buyers know that it is true. The walls are so thin that you can hear conversations in every room upstairs. I have stopped putting in requests for things to be fixed because I am Tired of having to constantly have people come to fix them. That is another thing…sometimes people will show up who can’t speak English and don’t even know what they are really coming to fix. Example is someone that showed up Monday morning without any confirmation of time stating that his boss sent him to paint/caulk one door. He had to show me on his phone because he couldn’t communicate that to me. Then he came in to fix one door when I was Told that they would be painting/caulking all doors that had to be adjusted/fixed the week before. Overall, the buying experience and building was fine but the workmanship is terrible for the amount of money spent. ... More

I like the model we bought. The curb appeal is nice. I was a little disappointed with the communication. We got the house with dirty windows and stains on the patio concrete. We asked for them to power washed and nothing was ever done even though Grant said he put request in.

This was not a great home buying experience. This is our fourth new home in 25 years, and was next to the bottom in our satisfaction as customers. Our primary concerns were the very poor quality of workmanship (painting, caulking/grouting, etc...) and the almost total disregard the subcontractors had for protecting finished surfaces (LVP, carpet & countertops) as they finished detail and trim work. We spent many hours cleaning paint overspray, joint compound splatters & residue and grime after we moved in. Some places in the LVP were permanently marred by their behavior. Lennar's performance, from the New Home Orientation onward has been unpredictable and uninspiring. Nearly half way through May, we have no functional irrigation system, sod that looks quite pathetic, and no spring landscape maintenance yet performed in the neighborhood (mowing/trimming, fertilizer/herbicide application nor mulch refresh). The most frustrating part of this is that we have little confidence that any of this will be addressed soon, or ever. ... More

Experience started out really well. Realitor was very helpful and called me every week with progress reports. This was great , and everything seemed to be going as planned. We set a close date and I flew in to close taking a late flight to make it to an 8 AM walkthrough prior to closing. When I arrived there was no welcoming party or Realitor. Just the builder stating he this was his first walk through without his team. The house was not finished with the blue tape touch ups and it was not cleaned. Because I got in late and was tired I took the builder at his word it would get taken care of. The only other thing that had happend is the lennar mortgage company called me the week before closing and stated they would need an extra 2k to keep the rate they had locked in prior to closing. This miffed me but I was excited and I thought but using lennar mortgage and lennar insurance and everything lennar Recommended then I thought they would treat me well. After closing this has not been the case. The builder ( or project manager Charlie ) did everything he could to get me to sign off on his part of the work by promising the warranty department would be fantastic when I got in touch. Several issues besides the paint and cleanup arose and the warranty department came out. When this home was finished the last person who painted the interior of the home got paint on all the floors , and even left a layer of paint in the childrens bath tub. He also painted portions of the siding the wrong color. The warranty department lied to my face in saying “ the paint would blend in” in 6 months. Using my neighbors paint color to touch up siding and leaving the neighborhood blotchy , and lying to me is basically what I have been left with. It is may and we still have not gotten any grass that was promised. So my yard is a mud pit. Thankfully for me this is a second home and I only come during time off and I don’t have to look at this stuff everyday. So I’m starting to feel completely scammed , and on the wrong end of a bad Lennar job. This is a track townhouse , and I understand nothing is perfect but now I’m finding out the year of free Hoa fees was also actually wrapped into my closing so that’s another 3 something thousand that has been added to the closing situation. If you are buying a lennar home I would get your own Realitor , mortgage company ( or pay cash ) , insurance company , and any other form of outside institution to help you , and work with because lennar isn’t on Par. Everything went wonderful until walk thru many issues needed addressed. Went the following week for New Home celebration and nothing was fixed but a few items. Was told everything will be addressed immediately, I’ve lived here for almost 2 months and only one item was fixed. Men show up and have the wrong tools or the wrong house and can’t fox my item, very frustrating

Overall my family's experience with Lennar was frustrating, tedious, and unsatisfying. And those are the kindest words I can come up with. Our experience started by showing interest in a lot in a nearly complete neighborhood in fall of 2020. We were told the lot we wanted wasn’t released to build on yet, but should be ready early 2021. Early 2021 turned to spring 2021, which turned to late summer 2021. Midway through that wait, Lennar changed to what they called an “inventory model” where they allowed us to choose our finishes before signing the purchase agreement in a veiled attempt at trying to make us feel like they were doing us a favor. But in reality, this was purely for their benefit of lining up supplies and labor and locking buyers into upgrades that they may not be able to afford once the purchase is finalized. In that time we couldn’t even get the most basic information like which way the house would be oriented, or what the layout of lot looked like. Every update we received from Lennar over the course of those 9 months (in which I had to initiate nearly every interaction), the price of the home went up and up and eventually landed on $90k above the original 2020 estimate. The lot we chose ended up being one of the LAST homes built in the neighborhood, despite us showing interest so early. Now, I understand the market went crazy over the last couple years, supply chains were a mess, and the labor market tanked, but all I was told during that 9 months was, “There’s nothing we can do”, “We’re waiting on City approvals”, “We don’t know which lots will be released and when”. Now, let’s imaging the market was flipped and Lennar was eager to sell these lots. Do you think I’d have gotten the same excuses? Or would they have done anything and everything to get us bought in as quickly as possible? Despite the 9 months of limbo and inflated price, we went through with the purchase because we were already committed to moving. Now when you’re spending half a million dollars on something, you might expect some modicum level of service, right? Detailed weekly updates, maybe some sort of tentative schedule, or planned walkthroughs during the various stages of construction. Instead, we got what I would consider the bare minimum they could offer. A few pictures every week or so and a 5 minute phone call telling me what I already knew by walking the property myself. At one point I even had to point out that we were missing certain electrical items we paid extra for. Every deficiency I pointed out was met with a “Yep, we’ll make sure that’s taken care of.”, but many of them were ignored and simply covered up in hopes that I’d forget about them. I ended up paying a 3rd party inspector just so I had written documentation of what they were doing wrong. When it came time to do the final walkthrough, I finally felt like we were getting the level of service I expected from this “Leading Home Builder”. The representative walked us through the home’s “smart” features, and we tagged the cosmetic defects throughout the house (there were several dozen!). We were told that most of these items would be addressed before our final move in day. That feeling of satisfaction quickly went away when we walked into the home after signing all the paperwork and realized that less than half of the items were addressed. We’ve been in the house for nearly 2 months now, and after one major sump pump failure event, and 4 Lennar warranty representatives later, we’re still working through some of the items on that initial list. To be fair, some of that is due to weather but I get the feeling that if I wasn’t continuously following up on these items, they’d have been completely ignored. Also, despite us being the first home completed of the 5 or so that remained, we’re the last to get SOD in our yard. I’m getting the same excuses I got before the build even started, “We have no control over that”, “We don’t know when it will be done”, “There’s nothing we can do”. So nobody knows anything and the crews just show up when they feel like it? Surely someone has something written down on a calendar that they could share. It's clear that quality control was lacking or non-existent throughout construction and now that we’re moved in, I guess it’s my role to make sure the workers are doing a satisfactory job. We’re still finding defects and deficiencies throughout the house like large cracks in the basement slab, squeaky floors, poorly painted areas, sloppy drywall work, etc. I don’t blame the workers making these repairs and the current warranty rep is doing his best at getting things scheduled and address quickly, but I’m getting to the point where I’m just going to start fixing some of these issues myself. It’s more of a hassle to wait around for a 3 hour window so a painter can come by for 10 mins of work, than it is to just buy some rollers and do it myself. I’ve already addressed several grading issues in the yard and have had to clean up all the nails and debris that was blown off of the roof. Now I can admit that maybe my expectations were way off to begin with. Maybe I’ve been too picky or “entitled”. Maybe this is the status quo for all builders. But I’d be curious if anyone reading this review, Lennar employees included, would find the things I’ve mentioned acceptable and expected when spending as much time as money as we have. The process of selling a home and moving is stressful enough, on top of doing it all with a family of 5 in the middle of a pandemic. This may be how it is, but is it how it should be? ... More

While the builder and senior management have very good intentions and would like the products and services to be excellent, I am not sure the staff at the lower level and executors of strategy and goals are aligned. There were a number of fauklts pointed out to builders during house construction which were ignored and some of these were not minor problems. Band aid solutions or explanations were provided. The Lennar Mortgage process was unnecessarily painful - I would never go for Lennar Mortgage. Closing process was extremely rushed with very little explanations. I have taken mortgages and done closing for several homes in different geographies - this was the worst. ... More

Everyone worked hard to make it a great experience.

Second home with lennar. Enjoy the new floor plan and updated design options. Customer service from representative was not at the level we would have expected given the investment we were making financially.

Our sales rep TK was awesome and really made it a smooth process. They have been responsive with messages pertaining to issues we have brought up but there are things that still remain that were supposed to be fixed or cleaned that have not been. I will say that the quality of the finish work was not very good. Also the paint they use is terrible quality.

The representatives were all very professional and responded to inquiries in a timely manner. Everyone was friendly, helpful and knowledgeable. It made the whole process easy.

I am in awe of the materials I used. they are not of good quality for the price of the house. response time is not good. Every day new details come out and it is a new house.

The home building experience with Lennar was amazing from start to finish. Throughout the process we stayed informed and were notified of changes and updates in real time. Effective communication was a priority and for me and Lennar kept me in the loop of all the happenings. The agents with Lennar were honest and transparent. If there were any errors or delays we were notified and corrective action steps were shared right away. If I were to build again I would choose Lennar without hesitation. The homes are beautiful and look great. There are some things that could use improvement. The loan process was very tedious, was nowhere near this much issues with my first home. A lot of confirming useless info that was already provided and needed resubmitted which tells me they were too lazy to look for the documents. The home inspection was great, we pointed out the flaws and we got them fixed, my issue was sod was delayed which was understandable, but if we were the first home to move in without sod, I imagined we should be the first to receive sod, not other houses that came after ours. Other than that, no other real issues stood out. Everything was handled professionally. I feel like the quality of work obviously isnt that what they put into their model homes. But if that's what they're trying to sell then that should be an expectation, those little things count. Or else you feel like, okay they got my money and now they don't care about my service. ...
