We have built with Lennar before. The 1st build was a great experience without any craftsmanship issues. This time, we were not satisfied with the workmanship, and we are still experiencing HVAC issues that have yet to be resolved.

Quality of materials and workmanship is extremely poor.

The loan officers that I worked with made the experience very stressful even though I am not a first-time home buyer. My last experience of buying a home was not as stressful as this.

Our experience with getting approved for a Lennar mortgage was very painful and stressful. Some people were very helpful; others were very difficult to deal with, especially with the documents we had to provide. The Lennar descriptions and sources for these were very misleading and unhelpful. Too much time pressure was put on us.

Mortgage side of Lennar was slightly inept but the house itself is great and I would purchase another lennar home.

Our sales rep TK was awesome and really made it a smooth process. They have been responsive with messages pertaining to issues we have brought up but there are things that still remain that were supposed to be fixed or cleaned that have not been. I will say that the quality of the finish work was not very good. Also the paint they use is terrible quality.

Quality of materials is not great compare with my first home with Lennar. I am not happy with value of the price paid.

Our House title was to be titled to our Trust. The information was given to the Lennar Salesperson. We learned after our closing, that our house deed was not titled to our Trust. We were told that the Salesperson left his position, abruptly, and left unfinished business. This caused considerable inconvenience and expense on our part.

Everything was explained, but at such a rate and depth that I could have told you little of what had just been presented to me.

Overall, my experience with Lennar was positive in many ways. The sales team was great—friendly, professional, and wonderful to work with. The closing process went smoothly with good communication throughout. That said, the build quality could have used more attention to detail. There were several issues before after closing, but the team has been responsive and continues to work with me to resolve them. Still some things to be addressed, but I appreciate their follow-up and effort.

I wish we would have shopped around. Once we signed it was difficult to get a response. Trust was broken several times and we debated whether we should cancel and call our deposit a loss. Look around.

The house was done on time and the transition through inspection and closing was smooth. Clean up around the house was terrible as trash and building materials were left laying around the house. The back patio was covered in nails and other debris that was just left. The people we worked with were great, but could have put more focus on giving us a clean and pet/family friendly yard.

They are very prompt with getting arrangements made for sending people out to fix things. Our only issue is obvious cracks in the tiles are being brushed off as it's part of the pattern.

Lennar makes some beautiful homes at a variety of price points which is great. I also like how when you see a model it is (for the most part anyway) "what you see is what you get". The people that we have encountered have been very friendly and helpful. There were a lot of great incentives and flexibility in going from one selected model to another. So there is, indeed, a lot of "good". As with anything, any place, any person, any company, there are also some "concerns". For much, it seems that the build was "whatever the minimum regulation requires we will do" instead of "what is the best we can do". For example, the HVAC. Instead of drawing air from the outside and doing a relatively minimal adjustment at build to create the tubing from the furnace to the outside, it is, instead, drawing air from the inside which has made the house have some significant, significant humidity issues which we the customer had to pay to fix. I am concerned about the leveling of the ground - our front, side and backyards all have craters that seem to be deteiorating even more. Though there is a good of "what you see is what you get", there is also a challenge in that these builders can't make even the slightest changes. If their plans call for a staircase in precisely a certain spot, even if because of the level of the garage v ground and that staircase literally runs between two bays of the garage preventing one from parking two cars in a three-car garage, they won't change and move the staircase over just six inches. So we were faced having to fix this - at our expense. Some builders will let you add electric outlets and pick where you want them; this builder won't. We had to add some outlets - at our expense. The house was not wired for wired-Cable. So there was A LOT of GOOD. There was also some CHALLENGES in only doing the "minimal" when it came to regulation, construction, customer requests, etc. ... First time moving into new construction. Lots of cutting corners being discovered as we live here, not all seen in final walk through. Moved in with very dirty floors(along with caulk and paint). Scratches on refrigerator, sink and counter tops. Lots of additional construction going on around us so we began with dirty windows and screens. Fighting ants and spiders inside.

Just over promised, under delivered.

Overall, the house is pretty nice and was one of the better options in the area. However, there are multiple small things that show rushed construction and the use of cheaper materials (e.g., paint splatters/drips, CHEAP vinyl flooring that gets damaged from dropping even small/light things, a complete lack of towel/shower rods and cabinet/drawer handles, tiny screws for door hinges that are often stripped from overusing power tools which leads to sagging doors, tons of nails sticking through the OSB wall boards from missing frame beams during installation, wavy walls, and carpet edge trim only installed in 3/6 places that it should be). Our warranty service team has been very responsive and done their best to work with us on getting any issues addressed. We’ve had a bathroom exhaust fan replaced and a sagging door repaired in the first month of ownership. Both service requests were addressed promptly and respectfully. We are also working with our warranty team to get some paint because we have NOT received the extra paint that was promised during purchasing. One of the sales representatives (Carlo) is awful to work with. He is generally not responsive and disinterested in whatever you have to say. When Carlo does respond, his communication feels very condescending and disrespectful. Every interaction with Carlo leaves us feeling like he is just TOO IMPORTANT to even consider being respectful to us in his communications. He has been the worst part of the home buying experience with Lennar. On the other side of things, a different representative (Gwen) has been amazing in trying her best to help us where Carlo would not. Lennar’s data privacy procedures definitely need some improvement. Sharing people’s personal contract data is a major breach of privacy that could lead to harmful situations (e.g., someone’s stalker learns their new address, workplace, etc.). ... More

Overall. Not a pleasant experience from start to finish!

Lennar is an average builder in terms of quality of workmanship in my opinion. A large portion of our wood trim is marred, damaged, isn’t smooth, etc…. I expect more on a newly built home at a high price point. They did fix a big sewer issue at the last minute, though reluctantly, but did not want to push out our close date even though we were agreeable to moving out the close date. I’m sure it was the end of the sales quarter and they didn’t want to push that money into another quarter. Overall, the buiider does respond to some repairs needed, and it’s a nice house. But, I expected better quality of workmanship. Do NOT use Lennar Mortgage though! We had the worst experience we’ve ever had with a mortgage company. They have very poor communication and said one of us couldn’t be on the loan because it would be easier that way. Easier for her, but not best for us. They also never really answered questions clearly and had months to get documentation from us that was only requested from us on the actual day of closing. Very unprofessional and unethical. ... Our home buying journey started very well everyone was so nice, enthusiastic and responsive. This was very important as a first time homebuyer as “we didn’t know what we didn’t know.” However once we were committed to the purchase the quality of customer service declined severely. It was very difficult to get ahold of key contacts for questions/concerns. Our realtor had to intervene on several occasions just to get a response. It definitely felt like a bait and switch in terms of care. We were simply happy to get through the process but are thrilled with the home thus far and encouraged by a rave inspection. Outside of the quality of the home, some issues have arisen in the community. The HOA routinely schedules meetings during work hours, there have been unruly renters (we weren’t even aware renters were allowed in the community as this would’ve impacted our decision to purchase), work crews and community members show little to no care for property (walk through/damage yard and grass). ... Poor quality of paint in the house. The paint was a definite rip-off. Missing some door stoppers. Oven door fell off on first use. AC system leaking water all over floor. Heating and AC system too close to master bedroom.

They do not respond to problems quickly and the quality of the repair leaves much to be desired.

Before closing, get all help you need and ask questions about everything you want to know because if you call for help , they will tell you they can’t help you after closing. Having issue with my ring and Schlage no one available to help. Having issue with air conditioner

Sales person was difficult to get a hold of and the process was a bit chaotic especially at the end. Wish things were a little more customizable, like adding a walk in/stone shower, a covered back patio, different backsplash choices etc. Those options are VERY limited but for the price we got more home than with other builders. Overall happy with the home and Lennar has been responsive to a few issues that have popped up since we moved in.
