Love our home plan, hate having to point out to the builder what’s not right

We love our floor plan and neighbors, but are really disappointed with the quality and expectations that Lennar has of its subcontractors. Apparently our standards are too high for a production builder.

Great up front, slow after you move in

The builder did a nice job building the home. As with any new construction there are follow up issues. Those issues are not handled expeditiously and it is difficult to even talk with someone, whom to ask and where to go.

The specialist I was assigned with this property is very poor with his follow up process. I would reach out multiple times and needed to involve my realtor to get a response. I am also disappointed is some of the workmanship of the property: every door has paint missing on the edge due to only a thin layer being sprayed, patio boards are uneven and appears hastily assembled, and there is a 1/16th inch cut tile in above my stove due to not measuring the tile correctly which gives a cheap appearance. For the amount paid I was hoping for better finishing work with the property.

Not a smooth or consistent process

This process was not consistent. The walk throughs that were promised throughout the process did not happen until the end. The communication was usually unresponsive on Lennar’s end from our key contacts and Katie S. was extremely unprofessional. I do want to say Henry, the building coordinator was very professional and easy to work with. Lastly I’ll say I understand there’s a time crunch in building these units but having our basement flood the day after closing was frustrating and unacceptable. The closing process was smooth and quick. Thank you.

did i buy a candy or a house ?

the team - sales agent and the construction managers made it sound like i am buying a candy at a candy store. they forced me to close without proper completion of the house just to meet their deadline. they even threatened me that they will hike the interest rate from lennar mortgage if i dont agree on what i say...we do have 4 other houses and never ever we had such a bad experience. lennar is disgusting

Generally poor quality of workmanship from subcontractors

This was not a great home buying experience. This is our fourth new home in 25 years, and was next to the bottom in our satisfaction as customers. Our primary concerns were the very poor quality of workmanship (painting, caulking/grouting, etc...) and the almost total disregard the subcontractors had for protecting finished surfaces (LVP, carpet & countertops) as they finished detail and trim work. We spent many hours cleaning paint overspray, joint compound splatters & residue and grime after we moved in. Some places in the LVP were permanently marred by their behavior. Experience started out really well. Realitor was very helpful and called me every week with progress reports. This was great , and everything seemed to be going as planned. We set a close date and I flew in to close taking a late flight to make it to an 8 AM walkthrough prior to closing. When I arrived there was no welcoming party or Realitor. Just the builder stating he this was his first walk through without his team. The house was not finished with the blue tape touch ups and it was not cleaned. Because I got in late and was tired I took the builder at his word it would get taken care of. ...

Make sure to not give lennar builder money. As a deposit is not really a deposit and is non refundable even if they say they will refund it.

Fantastic experience until signing of purchase agreement. Communication from Lennar new home sales consultant was primarily limited, ambiguous and reactive throughout the building phases. Issues prior to closing left incomplete with no follow up. Construction issues discussed on closing day remain outstanding after two months. Warranty service items are not readily available for homeowners to view once submitted. Warranty service items slow to be resolved.

We all know how crazy the market is right now, but our experience wasn’t great from the sales room, to Lenner mortgage, all the way to closing. No support after closing either.. We love our home, the location is perfect and pricing was decent (taking into consideration what the world is going through). Definitely feels like a “Too big of a company” where they no longer focus on service standards.

Overall my family's experience with Lennar was frustrating, tedious, and unsatisfying. And those are the kindest words I can come up with. Our experience started by showing interest in a lot in a nearly complete neighborhood in fall of 2020. We were told the lot we wanted wasn’t released to build on yet, but should be ready early 2021. Early 2021 turned to spring 2021, which turned to late summer 2021. How extremely cheap the appliances are.

The house is made of very cheap materials. The dishwasher is plastic, the island makes a hallow noise when anything touches it. The sheet rock in the garage is not finished. The windows leak. It is always cold down stairs and hot up stairs.

Once the buying process was completed - Lennar has not upheld the convenance & restrictions of the neighborhood. They don't hold trades accountable for their lack of performance. And the property management team is lacking. It would help if tasks were completed successfully the first time instead of making promises that issues/concerns will get better.

Had a prior Lennar home, felt would be similar in good built quality , not impressed , have had issues with cabinets, cracks , poor built quality and over all fair !

So Disappointed

We built the new “everything’s included” home. Sounded like such a great thing. In order to get and “everything’s included” home, they cheat everywhere they can. Downstairs cabinets have soft close hardware. Get upstairs, not included. Plastic faucet upstairs on an upgraded laundry room. Only one hearing/air vent for the entire kitchen, living room, entryway. Upstairs is so hot and downstairs is freezing. Workmanship is poor. So many thing have had to be fixed already. Carpet is so cheap. We’ve been in the home 4 months and the carpet looks like it is 10 years old. Terrible, ...

Lennar was very responsive when I initially signed for the property and things changed afterwards. The workmanship is poor and cheaper products, lights, bathroom fixtures are used. The paint job is very poor. I have begun to have my Villa repainted. I would not recommend at this time.

Lack of ownership and responsiveness to issues

The workmanship in the entryway of the front door was poor. The front door wouldn’t open all the way and I had to advocate myself to get it addressed. The first attempt at resolving the issue was sloppy. Then the construction manager stopped replying to my messages. I then had to find another Lennar representative who would help me. Hopefully the warranty manager that I am working with now will resolve the issue but I currently have a front door that doesn’t open all the way.

First, when we requested for an independent inspection, the time scheduled was changed and then work continued before the inspection was done. When non-code items were found, the builder tried to state that they were within code and our inspector had to send them the code for them to change it. Even after this code notice, we have noticed that our neighbors' houses have outside electric covers has not been changed. It almost seem to tell us that unless one complains or point out a problem that only that person's problem will be solved, instead of every house built there after. Also, ...

Closed on the home with items still outstanding. Assurances given that all would be taken care of in short order. Not to delay the closing and moving plans, etc. we went ahead and closed. Now we still have outstanding items, no contact with our superintendent who conveniently leaves a message on his voicemail that he does not check voice mail messages, and to email instead. Turns out, he does not respond to emails either. Felt very rushed to close, then they vanish. Not impressed and not happy overall.

False advertising about when amenities would be complete (that was a huge selling point for my family), their financing dept. (Eagle Home Mortgage) was horrible, horrible job on my kitchen back splash (it looks like I did it) and they pretty much keep you out of the loop on any changes (like us not having our pool, playground, etc until next year). They actually told a perspective buyer (that I referred) not to tell me about the amenities not going in! Luckily she told me and I called afterwards, total surprise to me. We payed for a premium lot size and found out after closing when we went install a fence that we are missing 10 ft of side yard. After doing some research, this is a common complaint for Lennar and there is nothing you can do about it except make sure you have the land surveyed prior to the start of your build.

For price of this home the overall workmanship was very poor. There are many basic things that were poorly done such as painting, and door and trim installation. Very disappointed with the quality of the work.

Overall, we are happy with our home mainly because we love the location and the neighborhood is very safe and quiet. On the other hand, the build quality, in my opinion, is very poor.
