The sales experience was very professional without pressure. Dominique was patient as we took almost a year to finalize a purchase. Customer service after the sale could be improved in response time.

We do like our house but throughout the process we’ve realized we will likely never use Lennar again. The lender we used (through Lennar-Sam) was horrible to say the least and obviously only had Lennar in mind throughout the process. Our appraisal was much lower than we paid and that component was very unsettling with how it was taken care of. Sam was pretty manipulative when speaking about it. I have a mortgage background so I found many errors however when brought to Sam he assured me I was wrong when in the end—I was right and our numbers were completely off. The fees for closing in itself was enough for me to never refer Lennar to anyone. We’ve been having issues with an excessive water bill and Lennar seems to not want to help. I’m so disappointed with the workmanship and quality of materials used to build my home. There are so many obvious mistakes that were made and I still have issues that have not been resolved. The quality of the flooring, cabinets and countertops are horrible which will need to be replaced in a couple years. I would recommend a tape measure and level to be added to their toolbox.

Sales team is great. Project management team are nice people but allowed poor craftsmanship from some of the subcontractors. Several framing issues, including multiple small and large holes in the sheathing, sheathing that was not flush, missing king studs, bowed wall studs, etc. Trim carpentry is poor, including horrible joints in baseboards and crown molding, door gaps that are uneven, interior doors that were cut down crooked, etc. The stackable washer/dryer in the Next Gen suite was not installed properly (i.e. discharge hose was not installed into drain leading to water discharge all over the floor). Crack in the garage floor opened up two days after it was poured (no wire mesh or fiberglass fibers are use in the concrete). Sill seal was not properly installed in the garage. Bathroom wall light fixtures were installed too low (caught during celebration walk) and had to be raised prior to closing. Drywall repair in second bathroom completed poorly after light fixture was raised. The greatest error, however, is the fact the HVAC team did not install the separate zoned system in the Next Gen suite that we paid for. This will be corrected (hopefully) at some time in the future when the weather warms but this creates an incredible inconvenience and the potential for other damage caused then the HVAC contractor corrects this problem. ... We've had an ongoing HVAC issue that has yet to be resolved, we keep getting the standard corporate run around. If you can't engineer a product right don't advertise it as such!

1) Initially we booked lot but they changed it to another plot saying layout issue. they didnt give us option. literally forced us to take a the home which we didnt want. 2) no modification request was accepted

Interaction with pre-sale representative was great. The experience went down hill from there. The house was not ready for inspection. Kitchen cabinet doors missing, range hood not installed, scratches on refrigerator. Window screen on the front porch was missing. Lawn care had been neglected and the entire yard was in horrible condition. A third party inspector identified and documented these issues along with others. Informed that it would all the issues would be resolved by the second walk through. Not all items were completed prior to closing and unfortunately, issues now have to be filed on-line. It is a hit or miss what and when will be addressed by Lennar. The responsibility for issues seems to to be passed from one person/dept. to another. Well I have good and bad to say. 1. I was told my lot size was much bigger than the reality came to be. When I confronted them about this they just said they made a mistake and did nothing about it, they admitted their mistake. Two people within Lennar has admitted this error. 2. The area between the sidewalk and road has been in standing water since July 8 and it is now Sept. 9th. They finally started looking at the issue but it has not been solved. So guest coming to my home have to walk through standing water. 3. Other than the doorbell and sod around the road and driveway the home seems to been built well. 4. If you buy a home here, be prepared to spend additional money outside of the purchase price for upgrades. We hired contractors to replace the standard rack pantry shelves with wooden shelving. Also hired a contractor to paint the entire inside to replace the flat paint job with satin paint. Also hired a contractor to replace the standard tub in the guest bath with a soaker tub. The homes are all spec homes so you can't customize anything. The upgrades we added weren't necessary, but we wanted our new home to sparkle. Finally, if you are financing, I advise against using Lennar mortgage. It was a very frustrating experience for us with poor communication, lack of response to questions and a week's delay in the closing. Find another trusted bank or mortgage lender. ... More

Materials quality is not that great

I am not much satisfied with the purchase of the house because I was out third buyer but I got the high price compared to now.

This is the fourth home I’ve bought and none have been so frustrating with the paperwork as purchasing this house. It got to the point of them asking for more and more paperwork that it was completely affecting my job and my sanity. That being said, the people I dealt with on the mortgage side were always extremely polite and helpful so that made it a little better. Now on the home side… I’m six or seven weeks in and I’m still waiting on them to fix issues they signed off on saying would be fixed before we moved in. Our entire house needs to be repainted because of the bleeding through of the drywall mud, which myself and two other people taped on the final walkthrough just for the “painters” to come through and take the tape off but not paint anything. We have been living in here for that long with all these pieces of tape throughout the entire house and find more almost every day. We can’t put pictures or curtains up, it just feels like we aren’t fully living here yet because we keep waiting on it to be done. They send people out to fix mistakes but each trade says “too big of a job, we can’t do this” and leave. It’s costing me time from my job to be home for these people and really makes what should be a wonderful experience of a brand new home a big dud. I do love our home and can’t wait for all these issues to be fixed so we can finally feel settled in here. ... More

The purchasing experience was great. While the house was under construction though was not so good. We had a couple issues arise that were not addressed properly and then we were ran around in circles trying to figure out what was going on. Then the week before closing we did a walk through and it was a mess. Things were not finished and needed a little more work. This should have been a finished product but was not. They said it would be finished before closing but was far from finish at closing. By far out of the 3 houses we had built this was the worst process we have been through. Total lack of care or ability to complete their job. Now after we closed they have made efforts to get things done that we were told would be done. It would have been nice had someone told us before we bought here that 85% of the development were investors. Would have looked somewhere else for sure.

You must ask many questions before you buy, especially as concerns finishing your garage and material used in the construction; garage is always unfinished and they won’t tell you that, if you don’t ask. The interior painting is cheap water paint; the slightest scratch or water drop on the walls peels off the paint and the slightest hit on the interior walls produce a dent. Drywall not level in all places and they will tell you that they have no warranty on drywalls. Your kitchen area that should be painted with satin quality paint that can be easily cleaned if something spills on it, is done with normal cheap and light water paint; any oil spills will require repainting using a primer or sandpaper first. You have to be vigilant with your roofing tiles; I was keen and noticed a lot that were flapping and pulled out after some winds. They respond to warranty requests but at times react as if you’re a nuisance to them. I will recommend Lennar, with great reservations to anyone; presently I’m looking for a possibility to sell my Lennar house only after being in for not up to 2 months. Maybe I was just unlucky but I’d advise anyone to ask a lot of questions and do thorough inspection before buying a Lennar home. ... More

The workmanship quality and issue handling was not up to standards. Infact, I had a very bad experience dealing with the closure of the issues that I had highlighted during my orientation. I was promised that certain issues will be addressed before closing, but a lot them were not addressed even after closing. It seemed they wanted to get done with closing without acknowledging that I still have open concerns. I would definitely not like to go through the same experience ever again. I hope Lennar takes this feedback seriously, coz customer satisfaction should be one of the primary objectives for the quality team and they definitely ignore that. ... More

Workmanship was poor at best. House closed on December 15th Did not really take possession until January 18th

Lots of "I will get back to you" with no follow up

Issue started from Day 1 after closing and response from Leenar is unimaginable, till date its not yet closed. Very bad build quality, lot of issue construction with electrical material quality

Sorry to say but..It was shocking when it came to our knowledge that their are no towel hangers in any of the restrooms and no light outlet above the bathing tub in one the rest room.. is these are all upgrades included in Lennar planning/construction I think these are basic needs to be provided in the new homes. I have seen so many Lennar constructions but never like these..there are so many cut offs in the upgrades..I think it’s better to give options to the customers rather than saying everything included at least we can have some choices. And more over there are no bar top counter lights outlets where we can replace by our selves. I think the plan we got is a basic plan not the upgraded version of the Lennar. Very disappointed. ... They screwed up one of the key features in our home, offered a small discount instead of fixing their mistake. Lennar was supposed to contact us throughout the process to be apart of different phases. Never happened. Several things were half completed when we moved in or not even installed. Won’t be recommending to anyone I know.

Make sure when you walk through , you take your time.

So far the experience has been mediocre at best. A multitude of problems and nothing gets resolved quickly. Follow up to see what action was taken of if an action is take is slow or non-existent. You do a virtual visit and then never hear have a follow up on what is being done. it has been frustrating- they need to be more responsive and communicate on a regular basis rather than having to chase them to find out when/what is being done.
