I am not much satisfied with the purchase of the house because I was out third buyer but I got the high price compared to now.

The purchasing experience was great. While the house was under construction though was not so good. We had a couple issues arise that were not addressed properly and then we were ran around in circles trying to figure out what was going on. Then the week before closing we did a walk through and it was a mess. Things were not finished and needed a little more work. This should have been a finished product but was not. They said it would be finished before closing but was far from finish at closing. By far out of the 3 houses we had built this was the worst process we have been through. Total lack of care or ability to complete their job. Now after we closed they have made efforts to get things done that we were told would be done. It would have been nice had someone told us before we bought here that 85% of the development were investors. Would have looked somewhere else for sure.

They screwed up one of the key features in our home, offered a small discount instead of fixing their mistake. Lennar was supposed to contact us throughout the process to be apart of different phases. Never happened. Several things were half completed when we moved in or not even installed. Won’t be recommending to anyone I know.

I have too much repairs left in my new home and I reported so many times but no one responds

Workmanship was poor at best. House closed on December 15th Did not really take possession until January 18th

Issue started from Day 1 after closing and response from Leenar is unimaginable, till date its not yet closed. Very bad build quality, lot of issue construction with electrical material quality

Lots of touchup are pending,,, floor , drywall, door polish…

We are experienced home builders - house #5 I have never feeling so disconnected from the build - for first time home owners that f do not know better would be a good experience. Subcontractors cut corners example you touch the wall and paint is do thin it marks

The house is nice. Seems to be built well but Lennar falls short on the last mile. I did my best to clear up expectations up front during the sales cycle. This included HVAC and a few smaller items like the front door. I was told everything was taken care of. However, that was a joke. I am working with the Vice President of Customer Experience and let's just say I have to repeatedly ask him for the correct expectations outside of what he thinks is correct. If it was a lack of training, that would be acceptable. However, I was provided with over 10 different points of view on the HVAC system and had to ask for the exact wording in the contract between Lennar and their sub-contractor. Sadly, I was told many times "this is what you signed" which was a lie. My recommendation: Realize they are bullies and they have no respect for you after they have your money. Do not expect them to honor their word, as their word is what is used against you. Become an educated buyer, setup expectations on paper and ask for details even if they say they don't have them. ... Our house is just ok. Everyday we find something that is awful with it. Meaning the trim, the doors, the paint. The trades don't care, and when they speak very little english you feel bad telling them that it still looks awful when they come back in to "try" and fix it. They always have to call the boss and see if they can or can't do more work. But then it ends up looking just as bad as it was at the start. The trim work is horrible and the doors all look awful as well on the bottom.

Lack of communication, poor craftsmanship but asking for repair of poor craftsmanship leads to even poorer craftsmanship with no concern of Lennar

Overall, we felt the quality of the home was not worth the investment. Many areas of poor workmanship, walls not true to scale, flooring not put in correctly, concrete not put in correctly, many small things just not handled correct for 400K home. we believe more attention to detail could have been done, the home was not cleaned when we moved in, floors were dirty, garage dirty.

It would go a long way if the process after closing was better explained, not clear at all. Punch list is a joke, because it isn’t done prior to close and then you have to chase to get them done. Love the floor plan and the neighborhood, Lennar not so much! Very disappointing process all the way around.

Working with Taylor was amazing. Unfortunately Taylor doesn’t manage all aspects of the buying experience. The financing and getting to close was a disaster. It seemed like this was Lennars first home to mortgage and close. The price we ended paying is probably “fair” in today’s market but I do not think the price the home was listed at and the quality that went into building the home are comparable. So many small things could be done that would make these homes stand out and most likely bring a higher selling price, for example update fixtures and door handles instead of the cheap silver construction grade. A little thought of outlet placement would have gone a long way too. In the end, we purchased the home so I can’t complain too much! Poor quality construction. Cheap material used.

If I could put zero stars for Responsive to issues, I would. My actual home buying experience with the salesman was excellent. His name is Mitch. Great guy and he was always there to answer questions. If he did not know an answer, he would find it for me by the next day. There were many issues to be addressed with the home before closing. The “construction builder” and the “main warranty” man assured me that I should close on time and that they would be here for me to fix the numerous outstanding items. I trusted them. So I closed. The quality of workmanship in my home is subpar, at best. Every day I find new things that were not completed correctly. I followed the steps that Lennar outlined for me by putting in “warranty requests” on all outstanding items. My list just grows and nothing gets fixed or resolved. There is no interest or timely communication in addressing all of the things that were incomplete or broke before I closed on my home. Lennar has one man who they entrust to “fix” all issues except electrical. They will not honor the Lennar warranty properly by sending out qualified “trades” to address the issues. Each one requires a different job specialty, but Lennar will not spend the money to make things right. I always wanted a “Lennar Home”. But my experience in the last few months has forced me to regret the purchase of this home. ... More

Cheap material used to build the home Rude and non professional staff ( at the building site)

Moved in 6 weeks ago. They didn't finish caulking the upstairs bathroom, the laundry room door doesn't latch, one wall in the upstairs has drywall that moves when you push on it (not properly nailed up), and they left half the building extras in my master bedroom instead of the garage. Aside from the use of flat paint in the bathroom, it's fine. The bigger issue is that my loan agent told me that the first year of HOA fees was covered with my mortgage. This was a flat lie as I was notified 6-weeks in that I owed $625. I do not trust them, but for the price and interest rate for the house, what real choice do I have? ... More

My experience was not good.

Dealing with the sales person was difficult. She told us the house will have a few things and then on closing they were asking more money for the things that should be included. They did not allow us to move the data points around the house and did not allow us to add more data points in rooms where it was needed. We found the process difficult and not to our full satisfaction. We are planning on getting extra work completed after closing. If you plan on getting a Lennar home make sure you are in touch with the project manager to be sure the process is going according to plan. Sub work was poor for painting and finishing. Our saving grace was Alan. He cleaned up the issues for us. Lennar title was difficult to work with. Would go with a back on the loan.

Great house terrible customer service. Tammy wouldn't talk to us regarding our closing cost. Dishwasher had to be replaced, the fridge hasn't worked for a month and the microwave had to have the fan replaced. I battle geese leaving waste on my driveway and yard. This is a huge health hazard. Like I said love the house but now have to live in conditions that I didn't ask for and not getting help with. There were 75 geese that were counted in my yard over the last weekend. Please help me enjoy my new house. My neighbor has an infant that she has to stroll through ALOT of droppings just to take her child for a walk. ... More

We built a Spencer in 2022. Was disappointed that there weren't more options for a seniors living in next gen suite. After moving in, we had several issues. The first 8 weeks we had contractors in fixing something. Thankfully the warranty request process is easy and Lennar responds quickly. Overall really disappointed with tge overall craftsmanship of a nearly $500k home. I would not recommend building with Lennar.
