Landscape and common areas need work

During the purchase of our home, we were told the amount of great common areas and amazing landscaping, however after 5 months being we have not seen anything besides so much construction debris even in places where is all built and finished.

Really cheap materials.

We don’t like the quality of the tile job which was done in bathrooms, very uneven, visible damage on tiles and counter tops, cheap shower, ugly design. So we had to take down the whole master bathroom and rebuild it from scratch with new materials. Going to take down the carpets and that cheap hardwood floor which is falling apart already. No sound proof between townhouses, we can hear our neighbors very well.

Being as though we’re a small family of 4, in our early/mid twenties, we were very excited to buy our first home! We’re on the bottom of the condos and it’s the worst! We can hear EVERY footstep from the top condo. We had to get a new garbage disposal installed two days ago (we just moved in Dec 30, 2020). It seems like there was a rush to build these homes and to sell them as quickly as possible. Doors are rough and not smooth from bad spray paint job. Trim and molding are rough and bumpy from poor paint job. Wood chips in doors, window sills, and trim that looks like were patched up and painted over without primer so easily distinguishable from the original paint. Dried up paint on glass windows and hardware. Cabinets had scratches and chips. Dried up paint spots on carpet. Just poor attention to detail for a home that costs over half a million dollars.

Ive not hearing from the customer care team after 3/10. I know there will be some of contractors gonna visit me for after care, but no plan is shared and i did not get any of updates. Quality of home is not the greatest, we expected more for the price. The closing process was horrible and unprofessional. Our appliances as well as HVAC broke within the first 2 weeks of moving in. It took 2-3 weeks to get our refrigerator replaced. Can’t say i’m satisfied with Lennar.

Lots of promises upfront, but the reality doesn't match what was said in the sales office. Constant drywall issues with multiple homeowners, there appears to be a very poor vendor being used continuously. For these high prices (and getting higher) there shouldn't be a wait list for a year to fix issues.

We really like our house, but we were misled about our community and the quality of the house. Also, I can’t imagine worse craftsmanship. After living in the house for only two months, we have 30+ nail pops, cracked floor in multiple places, cracked windows, and a ton of other cosmetic issues as a result of them rushing. It just seems like the house was built to look nice for showings, but not last. The worst part is Lennar’s management will not respond to my calls or emails. I will not buy Lennar again.

First off, I’d like to make it very clear that the following team members with Lennar have been phenomenal and are NOT the focus of this review: Sales Department, Loan Offices, Title and Closing, and Site Construction Manger. I am new owner of a Lennar home, but I'm having a hard time enjoying it. Besides (1) issues during the build, (2) a large (and still-growing) list of poor craftsmanship/building issues throughout the house, and (3) horrific customer service and responsiveness, Lennar made two particularly egregious mistakes while rushing to sell me a house by the end of their fiscal year. 1. We moved in 7 months ago and have had workers here over 10 times. Rude office staff, subfloor issues, flooring issues, broken dryer, issue with kitchen sink, broken raucouses, broken doorbell, hole in floor, broken tread on staircase, etc. Had we known Lennar had poor craftsmanship, we would never have purchased this home. Do not recommend this builder.

The just used the bare minimum of materials and some low grade. The house has started to settle, from the painting to cocking especially on the staircase sides, most off it is already peeling off/cracking and it looks awful on the eye. Am speechless appliances are not working properly, from the Frigidaire refrigerator/kitchen upgraded package as marketed which you are being charged a good lump sum for more problems. In a few words it is a big mess for the price tag.

Unfortunately, I would not recommend a Lennar build to anyone. If, however, you choose to go with a new build, please lower your expectations. The workmanship throughout the home looks incredibly rushed. The paint job is poorly done, some of the kitchen cabinets are not level, rubber seams on doors damaged, framing on outside window facade falling down, wood chipped throughout the home, floor trimming around baseboards not flush, paint/spackle on carpet, lighting not flush with the ceiling, etc. It's incredibly disappointing to see your investment look so poorly thrown together. Lots of issues after we moved in. Missing products, broken items. Caused us money and no one would come to fix them. We were able to reach our service rep and submit service requests. Yet no one would actually come and fix the issue. It has been two months since we moved in. Nothing got fixed yet. I would not recommend Lennar to anyone.

The process of buying a house in itself is scary. So you think that buying a newly built home would be better. Wrong. Lennar used the cheapest materials, multiple issues ready. And later we get blamed for the issues so they dont have to fix it. If i could go back I would’ve approached this whole situation very differently, been more assertive with Lennar, and not have accepted things to be “fixed after move in”. What a disappointment. The sales team and the builder were amazing. I have had very terrible experience with customer service. My doorbell stopped working and it took 2 months before I could get it fixed. I have outstanding repair work, and I have had 2 no call no shows and last time a Manager actually stopped by and promised things will be resolved quickly. I have not heard anything.
