Home builder companies have many obstacles that can delay the progress for the required regulations of homes. Builders may take shortcuts in order to meet contract deadlines. Quick homes are built but not completely polished. Homebuyers are dissatisfied that they have to repair or fix items like appliances doors tiles...Builders should thorough check for workable appliances doors leaks cracks prior buyers ownership. Homebuyers stress the importance for interior design being functional and presentable.

I’m sorry to have to leave this comment but we’ve lived in our home for ~6mos and this issue is still as relevant today as it was when we moved in. Our new home was painted with flat paint all over, to include the bathrooms and kitchen. I have never heard of such a thing. I thought Lennar has been building homes for decades and definitely expected this to be a lesson learned many years ago. This is such a negative financial and visual inconvenience. The home buying process itself was great and Lucas the sales associate was very helpful and engaged throughout the process. However, after moving into our new home, it was like playing cat and mouse game trying to get work orders completed. Even for issues such as gas leak considered emergency took over a week to fix. While writing contract & Signing it, I clearly mentioned i am buying on my LLC and all parties agreed and signed. Just 5 days before closing, they said, we can not give you on LLC as per Lennar Policy, i need to authorize and title can be on LLC. Since only 5 Days left, i un willingly accepted. The house is beautiful, no complaints on the looks. My negative is the lennar title company, the representative was in a poor mood and was trying to rush me out from buying my biggest purchase in my life. It’s unfortunate that you have to use their title company or you lose the incentive, so the company knows there is no competition or any incentive of hiring nice people to work there, just left a bad taste in my mouth since that is essentially the last person you interact with.

Townhome - poor insulation/sound barrier between homes.

I’m not happy that I can hear my neighbors through the walls of my townhome. It’s like I’m living my college apartment again. I can hear foot steps, things hit floors, doors closing etc. This tells me that my townhome was either not properly insulated or cheap quality insulation was used. I’ve lived in multiple townhomes, and never had any issues like this. I’m not happy.

Getting customer care to take care of issues is a hassle when it shouldn’t be. The HOA is not the best. The amenities are not usable due to HOA rules and not managing the budget properly. The country should be able to step in and do something. They building all these homes but then after you buy you find out that you can't use the gym u can use the pool except for certain days now. It's just not worth the amount you pay in dues.customer service can be improved all the way around from construction manager to customer care.

Betsy in sales is responsive and patient. She was very helpful. Unfortunately I needed to bother her often because the construction side of things was a 0.5 out of 10. I actually needed to contact lennar customer care after closing because my punch list was never completed but I was asked multiple times to sign off on these items. Very disappointing and stressful. I felt pressured to close on an incomplete home and had to strongly advocate for myself.

Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. Overall quality is not good. Exterior problems with brick, deck, paint. Walls and floors not level or straight. Everything was rushed and needs to be repaired multiple times. Warranty team is nice, but issues are still slow to be addressed.

My spouse purchased a home in the 70s and subsequently we purchased an additional 3 homes. This is by far the worst experience I have seen with this home builder. The homes built in 2013/4 in local area were a much better home. The materials used within the home I would consider substandard and/or meets the bare minimum housing requirements by law. After moving in found many things that could have made the home and builders more successful.

Let me start by saying that the sales office (Elena and Juan) did an amazing job of communicating and being accountable throughout the entire buying experience. The homebuying experience with Lennar was great but it's been a rocky road of ups and downs since that point. The day of our closing was a nightmare. The closing manager withheld the keys from us because the wire didn't officially hit their bank until later that evening, even though she was sent a receipt from the settlement company that the transfer was done. Also, we were sold on a "smart home" in a community that Lennar has not secured reliable Internet for. Attention to detail is extremely low. Didn't clean, paint on carpet, walls not smooth and in some areas not even painted. Outlets and outlet covers not secured. (But the electrical was inspected right? lol) They put the hose bibs in the dumbest locations. The one on the driveway side is at the back of the house... Some design engineer isn't too bright there. I enjoyed working with the sales agents. They were knowledgeable, transparent, and responsive throughout the buying process. Although I had a great experience in the beginning of my home buying process, I’m not happy with how my home was delivered to me. The workmanship was not good: drywall seams/patches were visible, the paint job was mediocre, nails popping out of the walls, bad carpentry (even our movers commented on how poorly the walls and ceilings were). This is my first time buying a Lennar home and the expensive has been an interesting one from the purchase until now I have no details that matter in building a home are lacking in some areas by comparison to other homes I have purchased. It’s the quality of value of a quantity and the quality of some of the items in the home aren’t up to par for the price of home that I have for instance there are some windows that I noticed that are drafts in the windows and condensation has appeared in many areas.

I caution buyers on purchasing your new build with Lennar. Especially during this hostile market where there is a high demand for homes and a shortage of supplies. My home was handed to me with a load of problems as a result of rushed work, poor quality of workmanship, and materials. Settlement date delayed twice, including Friday 8PM phone call that Monday settlement will be delayed. Things that should be fixed after New Home Orientation were not done,l. New home but l Pros: Very nice community and responsiveness of construction management to the issue. In general feels like there is minimum attention paid to overall look and feel of a new home. Every crew was responsible for something leaving mess behind and there was no control over it. As we life here over 45 days now, we are still find new things that should have been caught and fixed before by managers.
