For the most part everything was great. There was some questionable stuff about picking items out which we never had the opportunity to do we were just given one package for our house. Once we moved in the house there was a lot of things that went wrong from plumbing, to electrical, and our drain getting clogged. I don’t know if this is normal since this is my first home I have ever purchased, however it can be frustrating at times especially when trying to get it fixed.

Gerry my Lennar rep was very responsive and helpful even with a follow up call to ensure McCrea, HVAC company, was thorough and complete. Unfortunately, with design flaws in the system it will be loud and inefficient to service the home in winter or summer. Gerry later called back to provide all my paint colors since they were not in my closing packet. I certainly can tell Gerry is committed to his clients.

Lennar appeared to give a credit & made it seemed it was giving you a discount. The money i put back in this home including a deck & fence equals the same amount. Materials are cheap that's why it's warranted. Paint is horrible appliances broke & replaced less than 30 days. I've been here since October 30th & wish I could turn back the hands of time & brought with someone else. Please be careful when purchasing a home.Its affordable because it's built fast,cheap,& awkward.

Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. I experienced multiple issues with the workmanship and quality of my newly built home; there were nails in the carpet, the paint job was poor, the garage door was derailed, the entry door from the garage into the home was dented, my electric front door lock was damaged, and the carpet on parts of my staircase was loose.

The experience has been less than stellar. Apparently, I can't mention those things as my last review could not be posted. Things I'm happy with: Appliances, size of bedroom, open floor plan, the people who were helpful during this process. Things I'm not happy with: Still no trash can delivered, a random leak and people who were not so helpful during the process. Overall 3.5 stars.

Loan process was difficult especially when your mortgage type was lowered due to being recently retired.

So-so craftsmen work around the house.

We had a positive experience with buying our house, the sales person was responsive and knowledgeable. We used Lennar Mortgage and Lennar Title, which made our lives easier. The Mortgage Officer was very helpful in the process. Construction on the other hand was a pain. We had to document all of the issues ourselves during several walkthroughs with pictures to make sure everything gets addressed and resolved. However many of the issues were ignored multiple times. They got addressed only after we escalated them to the construction management. Construction didn't commit to the deadlines they set for themselves. This model house is NOT a model: Workmanship is very poor. However, I might say that the construction manager, Jeff, and his right-hand man, Vidal, have responded to my requests very well.

Lots of issues But takes forever to resolve Our settlement was 8/31/21 but I don’t have a schedule for repairs

Home builder companies have many obstacles that can delay the progress for the required regulations of homes. Builders may take shortcuts in order to meet contract deadlines. Quick homes are built but not completely polished. Homebuyers are dissatisfied that they have to repair or fix items like appliances doors tiles...Builders should thorough check for workable appliances doors leaks cracks prior buyers ownership. Homebuyers stress the importance for interior design being functional and presentable.

A couple of weeks after moving into my home, I began to see that doors would not fully close. Floor boards are loose. And a window is cracked. I've listed these issues in another survey with no response.

I’m sorry to have to leave this comment but we’ve lived in our home for ~6mos and this issue is still as relevant today as it was when we moved in. Our new home was painted with flat paint all over, to include the bathrooms and kitchen. I have never heard of such a thing. I thought Lennar has been building homes for decades and definitely expected this to be a lesson learned many years ago. This is such a negative financial and visual inconvenience. We Can Not practice home maintenance as the walls can not be cleaned up. My husband was a painter for 5 years (residential and commercial) and this was unheard of. This has caused an immediate UNPLANNED financial obligation. I can’t even cook a simple meal without fear of damaging the walls. Finger prints on walls that can not be cleaned. This is very disappointing. At minimum I expect flat paint to be exempt from kitchens and bathrooms. Cluster Mailboxes !?!?!? Why??? The home buyers clearly were left out of this decision. I feel like I live back in an apartment complex 20 years ago. Not to mention, No One mailbox is located in the cluster close to their house. You have to pass 1 or 2 clusters to get to your mail. I’m curious as to why, especially in a neighborhood like this, are we not receiving our mail delivered to the door like all other single family homes. We upgraded our home but downgraded on the amenities..Not happy about stuff like this .... ... More

The home buying process itself was great and Lucas the sales associate was very helpful and engaged throughout the process. However, after moving into our new home, it was like playing cat and mouse game trying to get work orders completed. Even for issues such as gas leak considered emergency took over a week to fix. As I'm writing this review, I had a water leak in my master bedroom 2 weeks ago and a Lennar staff member came to look at it himself and that was the last time I heard from anyone. Called and left message for him last week and called the warranty coordinator last week who said she'll follow up with a call "shortly" but never called back. ... More

Low quality material and handwork

While writing contract & Signing it, I clearly mentioned i am buying on my LLC and all parties agreed and signed. Just 5 days before closing, they said, we can not give you on LLC as per Lennar Policy, i need to authorize and title can be on LLC. Since only 5 Days left, i un willingly accepted. But then Just one hour before closing, they said i can't have title on LLC, What ....!!! this is how you guys deal with. Construction Quality: Pros: Good Quality Construction, i appreciate that. Cons: While closing walk through, we did identified minor things, they agreed to fix, but they did not fix. when i asked, since its closed, they had lot of procedure to follow up and the guy who agreed to fix not honoring his words. The house is beautiful, no complaints on the looks. My negative is the lennar title company, the representative was in a poor mood and was trying to rush me out from buying my biggest purchase in my life. It’s unfortunate that you have to use their title company or you lose the incentive, so the company knows there is no competition or any incentive of hiring nice people to work there, just left a bad taste in my mouth since that is essentially the last person you interact with.

I’m not happy that I can hear my neighbors through the walls of my townhome. It’s like I’m living my college apartment again. I can hear foot steps, things hit floors, doors closing etc. This tells me that my townhome was either not properly insulated or cheap quality insulation was used. I’ve lived in multiple townhomes, and never had any issues like this. I’m not happy.

Getting customer care to take care of issues is a hassle when it shouldn’t be. The HOA is not the best. The amenities are not usable due to HOA rules and not managing the budget properly. The country should be able to step in and do something. They building all these homes but then after you buy you find out that you can't use the gym u can use the pool except for certain days now. It's just not worth the amount you pay in dues.customer service can be improved all the way around from construction manager to customer care.

Betsy in sales is responsive and patient. She was very helpful. Unfortunately I needed to bother her often because the construction side of things was a 0.5 out of 10. I actually needed to contact lennar customer care after closing because my punch list was never completed but I was asked multiple times to sign off on these items. Very disappointing and stressful. I felt pressured to close on an incomplete home and had to strongly advocate for myself.

Of the three new home builds we have purchased in our lifetime this one has by far been the most troublesome. Starting with the walk through there were dozens of issues that basically looked like no one had done any quality control (Multiple paint colors, large unpainted patches, lose fixtures, broken fiber port to name a few) Over the past 2 months we have had dozens of contractor visits to fix things and as of writing still have around half a dozen outstanding issues. The management is nice but the contractors they hire do poor work and need to come back multiple times, I am mentally exhausted keeping track of all the "to do" issues. The house also has some pretty annoying design issues like the entrance to the living room is 33 inches which becomes a problem when you want a normal sized couch (around 36 inches) and can't fit it in the opening or the fact that the landing before the upstairs is about 2 inches to small (with rails removed) to accommodate a queen box spring. Having to put up with a broken Ethernet port in the office (unless you want to have your whole kitchen ceiling torn apart) is a big annoyance but them just using poor quality wood on entrance stairs and good quality on base/top floor (and refusing to fix it) is infuriating. The trades that were hired did not do a good job. The drywall and painting is horrible. There are several issues with the house. The amount of effect put into this home was sub par.

Overall quality is not good. Exterior problems with brick, deck, paint. Walls and floors not level or straight. Everything was rushed and needs to be repaired multiple times. Warranty team is nice, but issues are still slow to be addressed.

Workmanship needs to be improved.
