My overall total experience influenced my experience

Lennar has been very good to work with but one of the subs could learn a lesson in customer service. I.E. the sub contractor who did the final grade and sodding needs to be more transparent about what water costs are in Buffalo. I can afford the bill we are about to receive but some of my new neighbors are very young and will not be able to afford a$1,200+ utility bill. First of all they told everyone that if they can't control the irrigation system they won't guarantee the sod. They then proceed to OVER water the lawns. I didn't realize how much and how often they watered until I moved in and took over the control of the watering. 85,000 gallons of water in a short timeframe is excessive. Plus, when they graded my lawn they hit my new shed with a skid steer and knocked it off the foundation. They also damaged one corner of it and has yet to return to repair it as they promised. As it is a new unit. This week the AC stopped working, so far all the positive aspects that had for the years are diminished.

too often the builder stopped short of making the home "excellent" vs "just acceptable" and lack of ability to make small changes was a little disappointing

Love our home, and the experience of buying was so-so. Lennar never dropped the ball on anything major, but there were often lapses and delays in communication around things like dates and documents. I certainly don't regret buying from Lennar, but I do think the communication between the Building Manager, *****, and sales team should be improved. For instance, on the morning of our closing, the building manager was not aware that the closing was happening and didn't have the home unlocked/ready until we called about it. A minor inconvenience, but that's just one example contributing to the general sense of feeling forgotten about until being the squeaky wheel. ... More

If you don't want anything personal, this is the builder for you. They don't care about what works best in the house or for your family. They're a corporation all the way . Cheapest product for the most amount of money. Be prepared for a remodel starting on day one.

Our experience up until we started working with the financing team was wonderful. Our mortgage officer, Jeff, was not good to work with and created a very stressful experience as he provided incorrect information that led us to pull unnecessary funds from our investments.

Great experience with everyone at Lennar!!

Average quality at best in build. Not many custom considerations. But very quiet and peaceful area. Lots of wildlife around, including many deer and geese. Almost no traffic, which is good considering there are no sidewalks planned. People are friendly with plenty of walkers and mixture of generations.

When we bought our house, we had to pay out of pocket for an inspection (this is normal), but the imprecation came back with so much damage to the roof that we almost walked. Lennar said they "had all items fixed" post inspection, so I paid out of pocket for another inspection, and the same if not more damage to the roof was noticed. Went back and forth with Lennar and again almost walked and was close to filing a suit to get my earnest money back. They came back a third time and said they fixed the roof, and we had to pay out of pocket again to have the roof inspected, and it finally past. With three separate inspections, the house was finally up to code, but we ended up paying $1600 out of pocket for three inspections that we have nothing to show for except knowing our roof is now what it should have been in the first place. I'm still trying to get someone to fix an erosion problem on the east side of my house and it's been about 7 weeks and no resolution. ... More

My experience was Lennar was amazing all the way through. Everyone was incredibly helpful and on top of things - they made the process easy to understand and follow, and put out a quality product. Couldn't be happier.

Sara *****, our warranty agent has been terrific. With any new house, there are tweaks needed. Sara has been right on top of our service requests. The “trades” she has sent out have been professional and friendly. Lennar and employees have been great.

Unprofessionalism with Lennar staff

The purchasing process was smooth and relatively painless. We've been in for just over a month and are overall happy with the home, but there are a number of workmanship issues that surprised us. Drywall seams splitting across the entirety of the main room, many nail pops, and poor door mounting leading to our inability to smoothly shut doors on the upper *****. We're hopeful that many of these issues will be resolved under the 1-year warranty.

We are enjoying the spacious one level home with much storage. However we have lived here since May 13th and still have dirt. Our neighbors across the street who moved in this week were notified that their landscaping will begin presently. We’re very disappointed to be ignored.

My experience was fast, easy and love my new home. Loved Tracy our realtor for Lennar. She was so sweet and amazing! She found our dream home for us. Thanks to Lennar we got a great deal and everyone with lennar was helpful.

There are a few minor issues due to settling of the home (i believe) that will be addressed in warranty situations, nail pops We will have listing of things to be looked at.

Overall, the experience has been very smooth. One recommendation for future homeowners is to ensure that your closing cost payment is submitted for the exact amount. Overpayments can take up to three weeks to be refunded—especially if your bank is not compatible with their app-based system—which may delay receiving your keys. I would also like to recognize Joe, the construction manager, for his outstanding work. He has been consistently approachable, attentive, and proactive. He regularly checks in to ensure everything is going well and provides helpful guidance to improve the overall move-in experience. His communication has been exceptional, particularly when notifying residents about upcoming work in the area, such as sod and sprinkler installations. An area for improvement is the coordination between the sprinkler contractor and the internet provider. During installation, the sprinkler company cut existing internet lines due to overlapping placement with underground piping. This situation caused unnecessary frustration for both the service provider and homeowners. As a temporary solution, internet lines have been rerouted through gutters and around doorways, which detracts from the home’s appearance compared to the original underground installation. This issue should be properly resolved. Lennar would benefit from ensuring stronger alignment among contractors and implementing a final walkthrough after purchase to confirm that all work meets their quality standards and expectations. ...
