Great home with smart devices installed (ring security, sprinklers, smart garage delivery, smart water leak detector, smart door lock). Smooth and worry free closing process mostly done online. I even closed online and was not disappointed. My only issue is that there are still few fixtures missing from the home (e.g. vents ) and a few items that were finished in a hurry because they must have run out of time before closing. These are being addressed. Overall, I am excited and happy with the home.

Easy and informative home buying process

Build representatives were always very kind and responsive. This made the buying experience much more pleasurable than you would typically expect. The only shortcomings found in the process were by third-party contractors brought in to work on a specific area of the build. Most were very good, but there’s always one or two that take shortcuts. The builder was good at finding most of these and collecting on their own. Some of cars we found after moving in and had to request corrections. The house is perfect for our family.

The realtor, Letta, instantly made me feel at ease and created a point of contact I could trust. She is highly knowledgeable of her inventory and made suggestions that fit my needs.

Our sales professional, Letta, was terrific throughout our process -- shopping, negotiation, and closing. After spending nearly two years deciding on floorplan and location, we closed on our new home in thirteen days! Letta made the process easy, and she continues to be an excellent resource after the sale! Like any new home, we've had a few small issues. Lennar's customer service team -- especially Mike and Sarah -- has been exceptional with their response and follow-up.

The buying experience went well. Our Lennar consultant was super helpful and upfront and honest. Probably a big reason why we purchased. The house looks great but I would say you see that a lot of "minimum builder grade" materials/equipment is used. We have found things that have need repairing after only a few months, but Lennar's customer care is very responsive and quick on getting them fixed. All in all... I would say we are satisfied, with the expectation we will have to look to improving things ourselves down the road.

Buying a new home is stressful, but this went pretty smoothly. A few hiccups, but they were tended to quickly.

The lennar warranty for appliances has been really hard to work with.

The building manager is excellent to work with, fixes all issues I have reported. No major issues found so far. The only thing that was sour is that the HOA is not in control of the homeowners and they outsourced enforcement to a company that has an F with the better business bureau. Yelp is filled with negative reviews and only dealing with them briefly I fully agree. They do not respond in a timely manner and close out tickets before issues are resolved. It’s ridiculous that I could end up waiting 90 days or more to do a simple landscaping change to my own property.

Very surprised by the low average quality of some of the materials used in our new home. Relatively cheap carpeting with poor quality padding. No self closing cabinet drawers. Cabinet drawers not dovetailed. Relatively thin countertops.

Issues with sod repond time was awful.

I feel that Lennar did many things cheaply and cut corners for instance, having a three car garage with two lightbulbs is ridiculous and only a couple of outlets. They use the bare minimum of insulation in the ceiling of the garage and stopped at where the bedrooms are over the garage. The thing that got me the most was I was told I had to seal the grout myself behind the stove and oven because they no longer seal grout? But on the other hand, there are many things that I do like that Lennar does such as the landscaping and the Irrigation system so I’m not gonna sit and complain about everything but the little things the cheapness bother me for instance there is no laundry room sink and if you want to paint anything, you either have to go outside to wash your paint trays or you have to do it in your kitchen sink ... This is not my first time buying a house with a national builder. I feel the quality of the drywall work in my house was sub-par. Inside corners are not smooth and appear to be a rushed job. There is a giant crack in the ceiling from the middle of the living room to the island. I understand house move and shift but I am hoping this gets fixed at some point. There was also a large chunk of concrete missing from the front porch. This was fixed by just slapping some fill in it which does not look great. Also over time will probably chip out. The builder should have had the porch replaced. I am not a fan of the white trim and cabinets. The quality of the cabinets seem rather cheap considering the price point of the house. I also know that even if we would have done a "dirt sale" we still would not have had a different option in trim/cabinets. I don't understand why a towel ring was not provided in the main bath upstairs and in the owners suite. It would be nice to have those provided and installed as part of the overall package. It would also be useful to have a storage cabinet or larger vanity in the master bath. A ceiling fan would also be very useful in the laundry room as there is no air movement in there and it becomes very hot and stuff which will lead to mold done the road. My experience has been fine no problems as of yet, but my neighbors have many many problems with no response to their issues. Also, I have not received my association information

I think buying new house isn't bad idea especially when you have to be the first to touch almost everything.

Hi I have started with short period liked the house. Initiated all process on loan and negotiation. They put home of the week for the less price with discount and when we were talking to finalize. They came up with increasing prices. They play a lot of tricks and look for what most benefits to them. They offer very less interest rates to many customers but they don't disclose. They accidentally exposed in one email and they covered up.

From the beginning the majority of our questions or concerns were addressed. Tina and Tim were a great team and made sure our concerns were addressed. There were a few questionable situations that felt disingenuous regarding the Royal going private and when Lennar actually knew that was happening, which could have swayed our purchase. Since closing, all issues we have brought up have been addressed in a reasonable time frame and very professionally. The crew Lennar has to come fix problems has been very responsive and professional. We Love our new home and would recommend this Lennar team to others. ... More

I can say without a doubt, Lennar has very beautiful and quality homes. With every new home comes slight things to fix, but overall love our new home! Thanks Lennar!

House is great, service is poor. Lennar doesn't care once they have your money. Follow-up on issues is slow and you are made to feel like your issues are so trivial. A lot of money is spent on a new home, I don't think it is unreasonable to ask for even minor things to be right. I shouldnt have to fix things on my own.

I'm very disappointed with the workmanship. There are at least 15 items that I need to discuss with the people involved with fixing cracks, cleaning lights, moldings not painted and other things that have come up.

Homebuying experience was good. No major issues.
