Water leak ruined our kitchen day 2

Our buying experience was pretty good. Timelines were met and the team kept us informed. We did not get to customize anything outside of their choices which was frustrating. Once we got into the house we had a water leak which flooded the kitchen the first time we used the dishwasher. We noticed several other issues which makes us seriously question the quality control. Instead of staining the wood trim ends we’ve found black sharpie markers covering a missed end. I can’t even fix it now! Electrical problems have also popped up and our breakers continue to pop when we just use a vacuum. ...

Quality and workmanship are lacking. For the price I paid, I shouldn’t have windows that you can feel a breeze coming in, the woodwork was hardly attached, stonework was messy, siding had clear gaps and just over all not super happy with the home. I want a well built home for this price. Speed doesn’t impress me.

Everything started out normal, but after we moved in we found a lot of workmanship issues and poor quality of labor. Foreman knows about it but he said not much can be done, because right now it's hard to find workers at all. But if that's the case, than the price of the house should be adjusted too...

We had a great building process, but we have found so many issues since move in and lennar just keeps pushing us off and not finding fixes.

Concrete sidewalk poured 2 hours before heavy rain. Sod not staked down and all moved during rain. Dead tree planted in backyard. Ants everywhere inside. No one from Lennar cares to make it right.

Here are the list of issues we noticed within a month. 1. Sump pump outlet is not clued and after first rain, water leaked in basement. 2. Patio door and net are not installed properly. Even after fixing it, it is not smooth to open and close. 3. There is no power outlet is island. 4. 4 door having opening and closing issues. It is hard and giving sound when opening and closing. My kid is having trouble to open bathroom in living floor and we have to stay outside every time. 5. Our sales rep, Shannon, was the highlight of our experience. What a bubble! She kept us informed of the progress of the house. Our Lennar mortgage lender was very very helpful, but the advent of electronic signatures and the overwhelming number of emails made it a bit burdensome. Our problem came with the quality control. Much of the work was sloppy with obvious oversight from quality control supervisors. Our air conditioning wasn’t working. It turns out there was no power attached to it. Lennar has been telling dates that they themselves know they can't achieve. They have been changing dates after signing the purchase agreement. This is a malpractice. They still don't have nay control on their supply chain or vendors. They have been cutting corners on quality.

Overall, we are happy with our new home purchase, but we found many of Lennar's people operate with a lack of professionalism. They are not particularly responsive, they are often rude, and they do not hold a particularly high bar for quality.

Though the overall buying experience was ok, there are poor quality workmanship including a big chip of wood lost in the main door near the lock. Shocked how a big builder like Lennar could miss such basic quality checks.

The cosmetic issues were half fixed prior to closing. After living in the house you see so many more things that need to be fixed. When putting in a work order I was told to wait for the 11 month review. I am not convienced that things will be taken care of timely.

The sales representatives were amazing and were able to answer most if not all questions we had. They really are a good resource to have. Construction on the other hand needs a huge lift in the attention to detail and pride in their work. Although not the construction mangers fault, and he helped out as much as he could, it was evident that the laborers were just there to go through the motion and could care less about the quality in their work because it wouldn't be their problem once they left, to list a few things: 1. Very poor workmanship, we felt some of the contractors did not take pride in their work (ceiling with flat spots, tape joints visible, paint on carpet, crooked walls, door trim that doesn't align, all trim nail holes are very visible, crooked fireplace stones, and more. There are multiple issues that need to be fixed, replaced or redone. Also poor communication between sales team and us, were told different closing date and pushed out two months.

Pay the extra 50-100k for better workmanship, materials, and construction management with a different builder. Everywhere we look my wife, myself, and guest see examples of poor craftmanship. I don't know who was overseeing the quality of this build but they need training. The standard was set low. I have and will continue to share this sentiment with anyone who asks about the home
