Lennar is primary controlled by Vanguard, Blackrock, and Fidelity. Investment companies, whose goal is to sell as many units at the lowest quality to gain lowest cost to drive up prices of housing. The home we are in is overpriced by $200k for the quality installed.

Good house, but responses to any questions or concerns is bad. The customer's satisfaction is not the primary objective, but rather it is the selling of the house. After the house is sold, the response to any questions is even more bad.

This is our second Lennar build. Our new house was build in a more expensive neighborhood. The quality of materials and workmanship do now show that we are in a nicer neighborhood. There were clearly so many cut corners that were not cut in our first house. The overall experience was much worse compared to our first build. We still have issues that have not been handled and we have lived in our new home for 2 months now. We are pleased with the construction and attention to detail in this twin home. However, the home buying experience with Lennar Mortgage was horrendous, and immediately after closing they sold the mortgage to Freedom Mortgage, which like Lennar Mortgage has incredibly bad reviews online. The home is nice, but if you buy a Lennar home, and you want a smooth, stress-free process, do not choose Lennar Mortgage.

I was excited to do my first house build - a dream achievement! However, this was not the new home buyer experience I expected from a touted national builder. Lennar gets an "F" for communication - from my 'concierge' to the mortgage company to the escrow manager to the customer care team. Emails contain erroneous information, days and dates are incorrect. Initial meeting with sales rep was great. Told about 6 months to build. When signing purchase agreement, $10,000 was added to cost of lot and a tentative closing date of 8 months out. Although they really didn’t give a reason, I sensed they didn’t want to lock in a lower price knowing that it would take longer to build during supply chain shortage and labor issues. Actual closing date was backed up twice and ended up being 9 months and 2 weeks after singing purchase agreement. Monitor every detail. We have crooked walls, cracked trim, cabinet doors all needed replacement including at least ten doors. Lennar definitely cut corners to get this house done asap. Instead of getting a new house, we now have a house that has had a lot of work redone and looks patchy. Floor boards were cracked and scratched during install. Found plastic in our furnace. Window and plumbing issues. Basically every trade has had to return to our home to fix something.

The quality is not there as promised. At final walk through they are reluctant to fix issues and have excuses for everything. Others in our neighborhood are experiencing the same problems and disappointment.

Poor Quality & Short of Trust

It's been 4 months since we moved in, from multiple dishwasher leak to replacing floor in the kitchen, we've had multiple issues with the quality of construction. Especially the dry wall, sheet rock issues. Many corners are crooked & had to redo them. All the air vents had huge bulges which required cutting the dry wall & repairing them. It's been 4 months & the repairs continue & note that, all these were part of addendum during closing. Lack of communication & trust since the time we signed the PA. This home could have been beautiful. The layout, color scheme, location were all ideal. We have had nothing but trouble since we purchased. Water leaks, appliances that don’t work, landscaping is awful, poor workmanship throughout . Obvious that quality is not a top priority, but mass production is. My dream home has been a nightmare.

Unfortunately, my home buying process did not go as planned. As soon as you sign the purchase agreement with Lennar you become nothing to them. Questions were not answered, meetings were not scheduled and therefore missed, and items were different on the house compared to purchase agreement and photos shown. The pre-approval process with Lennar mortgage was seamless, but then as closing got closer communication took a turn. We have warranty items that have been identified to Lennar to be fixed. Some items like exterior doors that let air come through the threshold. This is a critical defect that is making our energy cost spike that has yet to be fixed. We have to keep rugs in front of the doors to keep our heat in. Other items have yet to be given an estimated time of completion.

Make sure you get everything fixed before you buy and sign that dotted line. also, give it all a really good look and get your own professional to review your house. quality of certain materials like doors very cheap and can hear everything from room to room in through the wall, and every foot step in house.

The purchase agreement process was the simple part in the buying process. After that everything was stressful. The home sales consultant was horrible to work with. Our home celebration walkthrough was not a celebration. Unfortunately our home was not ready to close. There was lack of quality work and the home was nothing compared to a model home.
