Buyer of house in The Enclaves at Settlers Ridge

We just purchased and moved in the end of November. We had things that we were told that they would come back right away to fix or finish and that still hasn't happened. For what we paid for the house, you would think that we would get better customer service and timely repairs. The fact that we were promised grass before we moved in and it didn't happen, very unfortunate. Everyone that I have spoken with has said they can't believe that gutters aren't a part of the home building package, which again is just sad. We are happy to be in our house but just wish that the things would just get ...

We had so-called celebration two weeks before closing, we found about 10 items that needed to be addressed. Nothing were done during that two weeks. Day before closing they promised these were going to be fixed right away. Had to leave the house for one week for ceiling repair. Have to leave the house another two days for all the damages that have done to the floor. Part of the garage door needed to be redone which will be in couple weeks. No accountability to what they do. Workmanship is so bad, I thought project manager job is to supervising the project. After two months, our trash can ...

Decline in quality of workmanship

I have toured numerous Lennar model homes in the past and decided to purchase a new construction home with them. I signed the contract in 2021 and they unfortunately transitioned to an inventory system where you have no choice in a lot of the main features. This includes the front elevation type and color scheme. This applies to a lot of the other options as well. During the celebration and the early days after moving in, we noticed a lot of quality issues. Almost all of the door handles, some of the light switch plates, some of the floor vents were crooked. The installers did not even use a ...

Look it is very cleaver to do a walk through and have us sign that we did so that way your not responsible for things missed. and then the workmanship on what was done was vey poor. the paint that was used holds stains almost instantly. and boy if you don't give some a perfect ten they turn on you like your the problem. We paid 415000.00 and it was our first new house and expected much better. they said someone would be in contact with us about all the modern Tech in the house so now our ring system does not work had to disconnect the alarm system because it would go off in the middle of ...

The house showed very well but follow through is so poor. Once we moved in and issues arose their team put us in the back burner. The construction manager has very little resources and escrow items needed take forever. Get as many issues as possible squared away before you buy and give them your money

Not fixed the countertop, doors and floor.

I put in a service call for the countertops to be fixed and the first company agreed that the countertops were cracked then the lennar construction manager came and said that he would take a look at it and see what lennar wanted to do about it. I later received a letter to sign that they address the issue and that the countertop was not cracked. You can see it crystal clear that is not a natural crack. I am very upset about this problem and I don't know if I will ever buy another home with the lennar. Or recommend to anyone unless this issue is resolved. In addition one part of the living ...

We have had a very poor experience with buying our new home. On our final walk through we still had significant issues with crooked walls, terrible paint/mud/taping. We walked through the house with the teams multiple times pointing out the issues, and they were attempted to be fixed multiple times but still the same bad quality. Finally the crews were changed but we still had to take matters into our own hands and attempt to repair problematic areas ourselves. This resulted in finding slanted framing and exposed electrical. To say that this was a terrible experience is an understatement. We ...

Delay is build may be common for builder, but that cost buyer a higher mortgage rate. That is not it, if house is closed with pending lawn work money to be deposited to escrow is buyer responsibility if buyer don't go with builder recommended lender, so kind of CHEAP trap.

We thought highly of Lennar and it was our dream to buy a Lennar Home. The process started with great hopes, agents were really nice. But we face lot of disappointments during construction and post construction. The construction manager is rude, the issues that we reported during construction were denied to be fixed and we got bad treatment from the construction manager. When we moved into our new home, within weeks we started seeing several issues from water softener connection not connected to kitchen, heating connection was not accurately done, our refrigerator loses power every week with ...

Nobody during our buying experience really knew what was going on and usually ignored our questions.

It’s obvious that the sales teams don’t care about you as a person. It appears the sale is their main goal. We heard phrases when asking questions about the home that didn’t seem right “oh I thought you wanted to buy a home. We have many people interested.” Or “yes I’ll take care of that” after the 3rd email and still needing to send more emails and a phone call just to find out how you’re getting your move in key. The construction manager was Lennar’s savings grace. He was a pleasure to work with.

I purchased a new Lennar home and used Lennar finance/closing company. During the process I was required to register 3 seperate portals; building, finance and closing. During the process I recieved over 200 emails from Lennar employees. I have purchased several homes in the past and have never experienced this lack of communication/confusion that I did between Lennar employees. There is no reason company of this size can not streamline their process and make it more simplistic for the customer. I would never use Lennar finance/closing company again.

They wil lie, lie, lie. Tried to overcharge me after signing purchase agreement. Made our bathroom wrong and flat out refused to fix it. The workmanship is very sloppy. Scores of paint drips, uneven cabinets, uneven fixtures, chips and scrapes, capet staples, countless crooked screws. Never fixed a stain in pantry ceiling, 10 days after closing water was dripping through, bad pipe ceiling had to be cut open. Was given garage code by title company, doesnt work. Have yet to put in tile in the bathroom that was agreed before closing. Vitural closing was a breeze, recommened it.

Individuals would approve, then reject, then approve and ultimately wouldn't approve us non-contingent. I believe they dangled the $15k incentive to use Lennar mortgage to bait us in, then didn't approve us. A 3rd party mortgage company approved us and they have to play by the same rules as Lennar.
