I am not happy about this process

Our construction manager that did our final walk through was very helpful. Cupboards, doors, fixtures are top notch. When I emailed questions, the answers were prompt.

Though the overall buying experience was ok, there are poor quality workmanship including a big chip of wood lost in the main door near the lock. Shocked how a big builder like Lennar could miss such basic quality checks.

I was excited to do my first house build - a dream achievement! However, this was not the new home buyer experience I expected from a touted national builder. Lennar gets an "F" for communication - from my 'concierge' to the mortgage company to the escrow manager to the customer care team. Emails contain erroneous information, days and dates are incorrect. Most shocking was when it was suggested that I sign a legal document the author knew contained information that was flat-out wrong because she didn't know how to correct it without tech help. (I didn't sign it until corrected.) I've even received a work order from a Lennar employee to fix a garage for a Lennar client in Phoenix, complete with name, address, and phone number of the client. (I wonder which other homeowners have erroneously received my info....) You'll find quality issues in your new home. Take the time to review it carefully. I spent 3 hours on my walkthru a week before closing and still didn't find every issue. I found a crack in the foundation wall, gouges in my bathtubs, a leaky faucet, a dented fridge, crooked outlets and door hardware galore (try a level tool when installing - it might help...), and nail holes needing fill to name a few. I opened five service requests in the first six days I lived here. (Then I had multiple 'virtual' meetings with Lennar's customer care service - you have to be at home for these - who then scheduled other meetings for repairs and sometimes the vendor actually comes at the scheduled time, and sometimes they rescheduled at the last minute, but you need to be home just in case they do show up.) This is a churn-them-out building process, and the quality is on par. Don't move in if the yard is not finished! Wait to close until grading, landscaping and sod are all laid and completed. I moved in prior, so there is post-closing "escrow work" to be done. The process is terrible. I'm either not informed that work is going to be done - like when they started laying my sidewalk on a day I had appliance deliveries planned - or I'm notified it will be done on a certain day and it isn't. I was called home from work (40 mins away) because workers arrived to install a driveway that day. The email I received about install, however, said it would be installed several days later. I asked if they would be replacing the cracked, pitted sidewalk along the street prior to installing the driveway (it runs through the driveway, so fixing it first seems logical) but apparently they only replace if the city won't sign off on the work when Lennar asks for a final inspection of the property to get their money out of escrow. Next I was told my block in the development would be the first to be graded in a series, yet they started at the complete OPPOSITE end of the set planned. Needless to day its a week later and I'm one of the last 2 homes that have still not had their lot graded. They'll tell you that you need to be home for certain work like irrigation installation, but they can't tell you what day that work will take place. Very frustrating if you are employed or if you travel or if you have ANY structure in your schedule.... If you plan to use Lennar Mortgage, I recommend checking other providers. If you do go this route, don't expect to get timely approval. I was extremely proactive. I started the application process and was pre-approved at the beginning of the build. I checked in with my loan officer along the way, including reaching out a month prior to closing to see if they had everything they needed because I was packing to move and everything was going in boxes. I was assured they had what they needed. A week prior to closing they had not confirmed the loan and were suddenly asking me for more documents, including copies of documents I had already provided! Also, read your closing fees proposal very carefully. There are multiple HOAs in Watermark. Make sure you only have line item fees for the ones that apply to YOUR home. Watch for a Lennar Insurance fee line, even if you've provided proof that you secured homeowners insurance from another provider. I had extra HOAs and Lennar Insurance on my initial closing document that did not apply (I was told by my loan officer it's typical for these to be incorrect in this development.) And the final kick was when they sent information about my mortgage after closing not to the mortgage property address, but to an address that I informed them had changed 8 months prior. Question EVERY fee - particularly HOA fees. Every house belongs to the Watermark Master Association. Ask for the list of all fees that will be assessed. They'll tell you about the annual fee in sales, but are not so transparent about the "HOA set-up" fee and the "Working Capital" fee you'll pay at closing. Nor will they tell you that after you close you'll be required to pay another $100 "account setup" fee. Get the details up front. The bright spots were my sales rep, Jason, and my final construction manager, Justin. (And yes, I had multiple during this 7-month project.) Both individuals are real people who care about their work and want to see things done properly. Thanks to them for making an effort to resolve when issues arose. In short, if I could do it over I would skip Lennar. I like the layout of my home, but overall, the negatives have placed a huge shadow over the new build experience. It was great until we moved in. Laura tommy and whitney all so helpful. Cannot say enough about customer service leading up to closing date. Once moved in has not been great. Have found a lot of poor work and things not working with a poor response. We made a complaint about a lennar staff who came out and referred to same staff to make complaint. been disappointed

Concrete sidewalk poured 2 hours before heavy rain. Sod not staked down and all moved during rain. Dead tree planted in backyard. Ants everywhere inside. No one from Lennar cares to make it right.

The house is so expensive and the materials used on the home is very low grade quality. I put a nail on the wall, it just moves without any resistance because there was no wood on the walls. I later discovered the walls are made of cartoons instead of wood. It's a very bad experience I have had. Everything is just falling off just 3 weeks of being in the home.

Individuals would approve, then reject, then approve and ultimately wouldn't approve us non-contingent. I believe they dangled the $15k incentive to use Lennar mortgage to bait us in, then didn't approve us. A 3rd party mortgage company approved us and they have to play by the same rules as Lennar. Lennar has a problem that in my opinion is fraudulent.

House is great, service is poor. Lennar doesn't care once they have your money. Follow-up on issues is slow and you are made to feel like your issues are so trivial. A lot of money is spent on a new home, I don't think it is unreasonable to ask for even minor things to be right. I shouldnt have to fix things on my own.

Recently bought a new build in a TH community and all in all it went pretty smoothly. Any issues that came up Lennar has addressed to my satisfaction. The home itself is a very good value for the price and I know I will be happy living here.

I'm very disappointed with the workmanship. There are at least 15 items that I need to discuss with the people involved with fixing cracks, cleaning lights, moldings not painted and other things that have come up.

I felt like a valued customer! The construction manager took me through the home several times as it was being finished and has always been available to answer questions. The couple of small issues I have run into have been responded to and dealt with immediately. The whole process was so easy and there was help from Lennar all along the way.

Countless problems with everything from landscaping, driveway, fireplace, interior doors, door handles, very cheap patio door and windows, insects, cost cutting changes that were unacceptable, home not clean on move-in day, etc. The problems are endless and the list is too long. Very frustrating. Purchasing this home has turned out to be an expensive mistake. The homes are not ready to be lived in and are being built extremely quickly. Once you close, the customer service is terrible.

Here are the list of issues we noticed within a month. 1. Sump pump outlet is not clued and after first rain, water leaked in basement. 2. Patio door and net are not installed properly. Even after fixing it, it is not smooth to open and close. 3. There is no power outlet is island. 4. 4 door having opening and closing issues. It is hard and giving sound when opening and closing. My kid is having trouble to open bathroom in living floor and we have to stay outside every time. 5. The walkway between main door and driveway is not in same level of driveway which makes kids to fell every time. This might be bigger problem in winter :( ... More

Angie was great and Lennar title was great also. The way that all the information is packaged and accessible is first class.

Let me start off by first stating that we LOVE our new home. The quality and craftsmanship of the actual house are amazing. Bryan and his crew did a great job building the house. There was very little that we found that needed to be fixed during our final walkthrough, and the final product is gorgeous. The rest of the process was an absolute disaster. Lennar Sales(Alan), Title and Mortgage (Cody and Judith) were unorganized, a pain to work with, horrible at communicating, and overall they did a terrible job, and I wouldn't wish that process on anyone. Lennar provides a portal for you to upload any documentation they need from you. We uploaded paperwork the day they requested, then a month later they would email stating they couldn't find said paperwork and ask for us to send it again. We would then have to re-submit the same paperwork, and then they would find the original stuff we uploaded. This happened several times, and it was extremely frustrating. There were countless email back and forth, and everything they requested was always URGENT, and needed to be done immediately, but it was all stuff that had been submitted previously. They ruined the entire process and it was extremely stressful. The actual closing process was wonderful. They sent most of the documentation to us via docusign before closing, and we were able to read and sign probably 75% before we actually went to closing. We closed in person, and they were very kind, polite, and very organized. The closing process was easy and quick. We were in and out within 30 min. If you can handle the headache of dealing with Title and Mortgage, and your sales team in invested on keeping you updated, then by all means, go with Lennar. We had a very good experience. It was trouble free and very organized as Letta knew exactly what we wanted, how we wanted things and what we couldn't do. It was explained clearly. Due to our Internet going down Lennar was flexible and made our closing work in a timely fashion. No problems. We love our new house.

I expected the overall buying process to be easier when using all Lennar companies (builder, lender, insurer, etc), but that was not the case. Home build quality is good but not great - needed tradesmen out to the house twice to correct issues within the first month.

Homebuying experience was good. No major issues.

From the day we signed our purchase agreement till closing & beyond, we have been very happy with our experience building with Lennar. The sales manager was wonderful, patient with all our questions, kept us in the loop from digging our homesite till closing. The construction manager was also wonderful, always quick to answer questions, and help with any issues that came up. Our house is beautiful, well built and honestly perfect. We are so glad we chose Lennar, and love our new house.

Tim went above and beyond to ensure we were satisfied. Great house, great build and great people like Tim behind the brand!
