Escrow was a mess. They waited until the day of closing to share that I needed more money to close. I didn’t need a celebration when I did get the keys but it would have been nice that someone from Lennar was there

I was not informed when the closing date was until the day of closing, which I chose at the last minute (only 2 days before the final walk-through). Someone dropped the ball here. The Cox internet was not connected; had to have a Cox associate out to connect it, which took him hours because he said nothing was connected. Would have chosen semi-gloss for the whole house instead of flat paint, especially for shelving, which marks severely. Love the high ceilings, the cabinets, the blinds at every window, the master bath, the style and pattern chosen for the pavers.

The Sales and Loan Process

Everyone in this process has been amazing. However the 2 areas identified above were less than helpful. Loan Process: Slow response on loan process. Duplicate loan process requests. Very confusing. Sales department: The sales office was less than helpful and not professional at all.

We used all of Lennar companies but Lennar Mortgage didn't know how to process our loan which added 18 days to the closing as they had to reach out to Freddy Mac representatives twice and ran it through underwriting multiple times because they excluded over 60% of our income and presented most of our income as outgo/costs. It was unbelievably frustrating day after day trying to get them to get it right, which they never did. Then they paid the wrong insurance company for the home insurance which caused another fiasco as the actual insurance co kept sending us bills they were supposed to pay ...

I would say average, not bad, but not amazing. You will get a nice house you’ll just have to work harder at some things. Still working on getting hard water stains off tile, the dishwasher was so cheap we upgraded after the first repair, the carpet was put in so bad it comes up when you vacuum, we have been and still are working hard at getting crickets out of attic, never got a straight answer about yards so that was disheartening, and apparently some get red carpet hand over, we did not, and then we had to chase down the gate remotes. This is my second Lennar home. I purchased this home because of the craftsmanship in my first Lennar home. Unfortunately Lennar did cut corners in the craftsmanship in my new home which was twice the price as my first Lennar home.

Lennar has professional and courteous to deal with. Martha and Duke have been great to work with. Our Lennar agent, Dawn was great in answering all our questions in a timely manner. However, after accepting the house a few things have been at or below average. On closing day, we were left to fend for ourselves, did not know where to get our mail key, garage remotes did not work, no explanation on the Schlage keyless lock system, how to obtain the RFID chip for the gate entry, etc. A helpful explanation sheet would have been very helpful. Most of the people we worked with through the process were very nice and answered any questions we had. Small hiccups here and there but that’s to be expected with such an extensive process. Buying a new construction home is MUCH more stressful than buying something already done, just so you know, at least in Nevada. Our home was close to half a million dollars after we chose some vinyl wide plank flooring, a slightly nicer backsplash for the kitchen, and opted for the slightly nicer carpeting upstairs. With everyone working remote and no one being forced to be in an office or available to work, there is a lack of availability or response. Things are not taken care of as quickly as they used to be or, sometimes, you can't even get a hold of someone to get an answer or solution. That goes for both the buying process and the support for issues after closing. Employees have become more focused on their personal issues rather than their work and availability during working hours.

No person at models, couldn't get in as scheduled, took 45 minutes in heat and my buyers agent to help me, if not for her would not have bought the home, they no longer honor buyers agents so would not buy the house now. Then no one at scheduled appt at design center, waited an hour, they blamed me adding insult to injury, they rescheduled and took another half day of my time. Too many stupid mistakes

The home is a great value, with so much included. It's beautiful. But there are too many stupid construction errors — the wrong smartbox, not enough outlets in the smartbox (Cox TV and WAP are STILL a problem), wrong thermostats and plugs for the washer, promised USB ports not installed, no info on HOA procedures and more. It gets fixed (mostly) but owners waste hours dealing with what was supposed to be a turnkey experience. My third new construction and by far the most problematic.

My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. We came with 7 people and a truck from California. I followed up with Virginia around 2:00 and she told title we were very impatient. Next thing I knew it was after 5:00 pm and still not a word. Lennar service and all is great. In my opinion the upgrades should be different. Why no money back when not using tiles or carpet. Why not more freedom for upgrades for kitchen. Material use is cheap. Why not full flooring and then place kitchen island. Etc etc. should be a possibility to get discounted on kitchen and pick own kitchen and store. All is made simple for builder. But maybe I am spoiled with how things get done in the Netherlands.

Working with the construction team was a standout experience—their professionalism and quality were excellent. Unfortunately, the home buying process fell short. The back office was slow to respond, offered poor customer service, and consistently demonstrated a lack of attention to detail.
