We started the home buying process with Lennar in June of last year,we were excited to buy a new build home here in Vegas for our relocation from N CA but things started to go south between my private lender and Lennar real fast, it was alot of things done that definitely should of been handled more professionally. But anyways did our walk thru was advised items that were found to be broken would be fixed prior to move in, it didn't happen, things got fixed a month or so afterwards. We were able to get all the upgrades that we wanted in our home but we were disappointed with the size of the lot and the “lot upgrade fee” we were told that we would be facing our neighbors backyard so it would be from back yard to backyard but when the house went up half of my yard is covered by their home, their windows look right in to our yard and upstairs we are almost face to face. A lot of the things on the inside were not put on right, the cupboards doors keep getting loose, the lights keep loosening from the ceiling, there are “settling cracks” on the wall. House was poorly constructed until now I’m still having minor issues. For new home owners have a thorough inspection before and after you move in.

The product Lennar offers includes more than other builders. But I can’t believe that we got cheap hollow doors, builder grade mirrors and closets and other base level options for a 1.5 million dollar house, and no option to leave them out if you want to upgrade. Plus, we have had water damage and a leak over a month and it’s still not fixed. Not terribly impressed.

We knew upfront the home was overpriced, but found its size and views very appealing. However, many defects were detected during our “blue tape” walkthrough — way too many for a brand new home, which should have been a red flag to us that workmanship was a big issue. After moving into the home we quickly learned how “sub-standard” most of the appliances, fixtures, and workmanship were. The dishwasher, washer, and dryer were mediocre at best, and all had to be replaced due to being loud and annoying. All 3 toilets were replaced. I was told to contact Joe with issues. I let him know my dishwasher was leaking. Joe was so amazingly helpful that he told me to stop using it. I am not making that up. That was the end of his assistance. I explained there was a pile of drywall, a tarp and debris in front of my garage door. After a week, most of it was cleaned. Amazing, Lennar!

Quality of workmanship is fair. Hollow parts in the upper floors, can’t do anything about it. Cabinets in the kitchen were supposed to be fixed before I moved in which was the first week of November. Nobody is coming until the second week of January. Crappy paint!!! Garage door was not installed properly, it was “customized” and I was told I couldn’t be fixed, but was recustomized by the garage company.

The pandemic time gave me a horrible experience in buying the house. You could not visit the site. Limited communication to the staff of Lennars. The time is really, really bad. Delayed in all aspects even in the turning over of the house keys. The request or complaints has to be done by virtual. What if you are not good in computer? Customer Care Person avoid to visit the condo. No care at all No one wants to be in contact. How can we solve the issues. Sorry! This is an honest review.

My house was built very poorly. I don’t feel the construction team for Lennar actually cared about how the house looked cosmetic wise. The things they said were “normal” are not normal. I have areas missing paint, huge chips in the door frames that were just painted over. Baseboards that look like a 5 year old installed and painted. Uneven texture. Water heater issue that they can’t seem to fix after 5 appointments. Chips out of my kitchen cabinets that they painted over. Very disappointed and very unhappy I can’t enjoy my brand new home.

Lennar want to build as fast as possible with really no details to finish work. You can really tell they build it fast and sell them as quick as possible and then deal with issues later. Seems to me they would take a little more pride in there product and make sure the home is completed and clean before walking homes with clients. Moved in little over 2 months ago and still roof flashing is painted 3 different colors or not even painted at all on sections. Stucco is uneven and makes walls not straight. So much more but just be careful when buying homes I'm sure they all have different ...

I did not realize how poor quality the units were and need of work. I had just sold my home in Sun City Anthem and was in a hurry to find something to move into. If I had more time I would have not picked Terra Bella at Anthem.

Lennar salesperson was easy to work with and offered an easy in house mortgage offering with no closing costs. However, the mortgage application process was clunky and exposed a lot of internal communication problems. We had to approve everything twice because a second application was started because we were locked out of their site. Instead of canceling one they required us to approve all documents twice. The way the home is angled on the lot I have no privacy from my next door neighbors. Their back door is facing my back door pretty much. And the corners to close to one another. I can hear my neighbors slamming their door shut every day that’s how close we are. I’m planning on moving and finding something more private. Quality of certain things in the home questionable. I have several problems that I was not able to see by the virtual walk through, I was in Florida and now when I got to my new home, I see issues that I contacted Lennar Customer Service and have not heard one word from them. A large brick at the front of the house is not attached, There is a split in the paint at the corner of the wall leading to the master bedroom, the garage floor has hairline cracks, the stucko near the ring alarm is pushed in, the builders left a giant tub of mixed and dried cement in the garage. I really enjoyed buying my home from Lennar, everyone came together to make this deal close on time. However, my home is over 70 stucco and I have a crack on the bathroom window which is about 10 feet in the air. I submitted for this repair after 1 week and it was denied. Christine Connor from Lennar came into the home 2 months later to look at other repairs and stated that the stucco repair is not covered under warranty. I would need to buy matching paint, buy some stucco repair, and get my ladder 10 feet high so I can repair it myself or I can hire someone to repair the window of my brand ...

My adjuster was a buddy of mine. He worked with lennar to get everything going. All this emails and online paperwork was to much. Lennar should give people options to get things done in person. Random people from lennar kept sending me emails. I didn’t know who to trust. I was given no option to get things signed in person. I had to read everything I was signing and had no one tell me what I was signing. Everything felt RUSHED. I disliked buying from lennar. I’m never buying from lennar again.
