We love our new home. I think that once we moved in the builders are more worried about completing the homes than taking care of what the should have done right in the first place.

The non disclosure of requiring flood insurance

Was not disclosed or discussed about having to pay flood insurance till nearing completion of home and heard first from other disappointed buyers that had it concealed as well till loan was ready to close on property. Lennar should have to pay the bill till FEMA updates the flood map and removes the requirements. Cost me over $800 per year. The scam was should be completed by FEMA by August 2021 to further deceive it could be resolved any day yet still not done

Delays, empty promises, and poor quality

This is not the first time our family purchases a Lennar home which is the reason we are shocked and disappointed by the poor experience. Our home was delayed and finished months later than expected. At closing, items were not finalized. We were promised these items would be addressed in a timely matter. It has been months since closing and the customer service rep and construction manager are not responding to our inquiries as to when the “temporary items” will be finalized. We could not have been happier with Lennar's overall responsiveness (from the purchase side, to loan qualification, to title, and finally in dealing with our limited touchup issues in our new house. Lennar was fantastic throughout the entire process.

We liked the "everything's included" plan. It helped us budget for the home we wanted with no surprises. We were disappointed by the interior paint quality, however (thinly applied and not durable or cleanable). We were told there was a paint shortage, but now we will have to repaint much sooner than we had hoped.

Lot size may vary slightly. If you require RV access get a lot that has a few more inches than the minimum you require. Garages are standard size with very little room in front of a parked car or sides for storage. Homes are well insulated and energy efficient. Smart houses are not set up. It is up to the home owner to figure out how to set up. Counter tops need to be sealed by owner, Don't expect to move in and use counter tops before sealing. If you have hard water invest in a quality water softener not a cheap one from a big box store. House did not come with rain gutters. Our 3 car ...

Margaret & Danny were great. Danny accepted another position and Norm took over for him. Norm has not been very responsive and I had to call the office and ask for his manager before he came to do our 30 day walk through (over 60 days later). We are still waiting for the cabinets that were scratched and broken before we closed to be replaced. They had the HVAC company come out and check our heater because it is not working and the house gets cold. They did not check the furnace, but claimed the thermostat was defective and replaced it. It’s been a roller coaster ride since we first sat down with the Lennar sales person. Lots of attitude, miscommunication, and mistakes. It wasn’t until we contacted the Lennar Division President that we got some real answers and satisfaction. Our first customer service “after the sale” person was lame. We didn’t get a day of possession celebration or gift and he told us that the foundation and walls being out of square was “normal” and that’s how Lennar builds homes. For the most part things are/were great until… the cable from the garage to the house was blocked underground when I moved in. I texted and was able to get it fixed in a timely manner as with most things. But we had a heavy rain and my walkway and my neighbors walkway washed out and sank approximately 10” so far. This has been at least a month ago. According to my Lennar guy this was all His responsibility due to the EROSION caused by the fix of the underground cable and He is going to take care of it. Now I can’t finish the pavers along my walkway and my walkway is getting worse as time goes ...

From signing the purchase agreement to closing, Lennar kept me informed, provided resources (lending, insurance), and addressed my questions quickly. After closing, we find our new home to be of sound construction, have very good quality appliances, and include beneficial "everything's-included" features. For any issues, Lennar is quick to respond and resolve.

This review does not reflect Roger Jason or anybody at all who sold us the house. The workmanship is great for 98% of the house. I got to be honest now that I’ve lived there a little bit the paint and the painting sucks. I have found bare spots on doors I found semi gloss in closets that don’t belong there in multiple things like that love the house the paint not so much
