Struggle with home purchase

Let's begin with the post close status. Final walk 10/14, now 11/29 and no callback from site QA representative to schedule work. The overall quality of the build is good. Discovered defective heater gas control module. After given name of install company by local QA, I made the call to get the unit fixed myself. Only 17 degrees outside at the time, 58 inside. Sales agent(New Homes Consultant) Margaret does not represent the brand well. We had issues within the first two visits to begin the sales process. Chose to work with her manager, Sumer. 3rd Lennar home we’ve purchased and this likely will be the last. Lots of incompetencies from start to finish with contract numbers being wrong or changed and overall very uncomfortable. Larry made our move in process extremely irritating. Blue tape issues weren’t fixed in several places, our carpet and tile remnants were removed and still trying to get them. He’s rude and only wants to tell us how he’s never done any of this for anyone else. $650k invested on this home and 1.4M total investment with this company and we can’t get some leftover building materials we paid for anyway? Crazy!

The qualification process was completely redundant and stressful. Every step of my experience lacked communication by Lennar employees. I reached out to a district supervisor who did not even acknowledge my email nor concerns. Workmanship was not the quality I expected. I missed 8 days of work due to appointments with Lennar of which 6 were NO Shows. Video doorbell has been replaced twice.

Very bad experience. Worst experience in the purchase of a brand new home ever. If we had known ahead of time we would have passed. Last minute changes that cost us a fortune.

You need to hold you sales person feet to the fire the will tell you anything to get the sale. Including just fill the application in briefly don’t save yourself a headache fill it out completely!!! And be ready for sales pressure. And they don’t stop showing your house once you give them the deposit they continue showing your home until right before the cleaning for closing. Make sure you take pictures of the items noted in walkthrough as they won’t fix them all.

The sales person was the rudest person I ever had to deal with. She’s been fired from Norm. A lot of other housing developments. She is very rude and condescending.

The non disclosure of requiring flood insurance

Was not disclosed or discussed about having to pay flood insurance till nearing completion of home and heard first from other disappointed buyers that had it concealed as well till loan was ready to close on property. Lennar should have to pay the bill till FEMA updates the flood map and removes the requirements. Cost me over $800 per year. The scam was should be completed by FEMA by August 2021 to further deceive it could be resolved any day yet still not done

Terrible workmanship and delivery

The house wasn't ready to move in to. Paint on carpets, custom cabinets bowed, drawer fell off, dust and dirt in paint of base boards and trim, closet doors rubbed each other scrapping paint... our "celebration day" was such a disappointment we went looking for another home, so mad and disappointed.

The workmanship was essentially non-existent. The initial walk through was embarrassing for the Lennar employee. The number of serious issues were many. A hole in the shower stall, island counter top improperly placed and crooked, windows that wouldn't open/close properly, vinyl flooring that had to be replaced, damaged appliances, sloppy trim painting etc. Some issues have been resolved after an Regional Vice President got involved. This is not the first time our family purchases a Lennar home which is the reason we are shocked and disappointed by the poor experience. Our home was delayed and finished months later than expected. At closing, items were not finalized. We were promised these items would be addressed in a timely matter. It has been months since closing and the customer service rep and construction manager are not responding to our inquiries as to when the “temporary items” will be finalized. A faulty installation of the dishwasher flooded our kitchen on 9/26. A contractor had to come in to rip off, dry and clean the floor boards plus remove the damaged cabinets. We were forced to stay away for 11 days. After over 2 months, the floor and cabinet replacement still has not started because the materials have not been delivered. Really? I have filled out 2 customer care complaints with lists of things that still need to be fixed over the last 2 weeks. I have received no calls or emails regarding the lists. Everytime I fill out a form I get an email stating someone will be in contact within 48hrs, yet I received nothing.
