Electric appliances from GE is not a good product because science I moved in we are having issue and is not workin as of today.

We love the design of our home and the community. Unfortunately, we are disappointed with the many aspects of our new house. We feel the quality of the materials and the appliances are subpar. We were also given misinformation about some of the logistics. For example, we closed in February and were told our driveway would be paved in late March and our street in April. Since our sod wasn’t installed right away, the lower part of our driveway was loaded with mud constantly. Our driveway was completely today, after several phone calls and our street has yet to be paved.

The house is not 55 + friendly because of not having the walking- in shower for upstair, or guest bathroom. No landing on staircase. very poor quality of kitchen cabinet kitchen cabinets without roll out trays or drawers which does not make sense for olderly people. Kitchen cabinet doors are not even self-closing. caulking, paint job are very bad quality. sheetrock joints are poorly done and wall are uneven needs resurfacing before painting. no upgrade option or no choice of color of flooring is bad. All appliances are very very poor quality and very noisy not strudy so best option is not to give and offer the credit for that. Very courteous repair staff. polite and courteous real estate agents. Very poor workmanship. Tried but did not resolve the major issue such as cold area in house. Draft is coming in bathroom and dining area. Sulphur smell's in one closet. Garage door is making noise. door bell is not working. Driveway is falling apart. Comparing to KHOV house, it seems very poor workmanship and low quality material.

Lennar is dependable, they are responsive to our concerns and give us a sense of security and confidence.

Lennar did not stand with there name to provide the quality. With Lennar I aspected to provide quality workmanship.

EXPERIENCE AT THIS POINT HAS BEEN LESS THAN SATISFACTORY.

The quality of materials used in home are not satisfied and cuts so many corners to save money by builders. Every times when we ask for some thing, the only excuse they have that other owners did not like that. The clubhouse is awesome but did not spend even 20% of the money in houses.

The only responsive person is sales and post closing department. Cannot say much about the rest, not responsive to my concern. It took 4 tries to get mortgage closing documents. we moved in 5/30/23, still did not get deed of our property as of today 7/17/23!

Good: Professionalism and courtesy of the sales team. Excellent follow up on fixing minor construction issues that typically plaque new construction. Danielle is outstanding. Good value for price. Very welcoming and supportive community. Bad: We lived in a development in a nearby town for 23 years. Never had an issue with crime. So we were perhaps a bit naive. In less than 2 months, our house was ransacked, jewelry and car stolen. The car had been in the garage. After the fact we discovered there had been at least one other break in at the development. We also learned that thieves target new construction housing, especially those houses next to vacant lots or houses still under construction. We just did not know that. Previous attempts to address security issues such as adding more street lighting or flood lights have so far gone nowhere, either because the builder refuses to accommodate the requests, since they still control the HOA, or due to temporary township restrictions. Knowing this sooner would not have discouraged us from buying here. We just would have installed security systems immediately and taken other precautions. But of course we got no heads up. So buyer beware. Make sure your first upgrade is a security system and do not depend on the HOA (controlled by Lennar for now) to make the necessary expenditures to improve security at the Venue. For the price paid, the interior of the condo has poor quality materials. Parking assignment was terrible. I bought a unit in building 10 however they assigned parking near building 7. They wouldn’t disclose this details during the final walkthrough and were sneaky about it. Now, Lennar and the HOA are pointing fingers at each other. Guess who suffers? Me and my family.

Fantastic staff however, their hands are tied by management dictating what they can, and can’t do cannot can’t replace the model. I happen to be in the Capri has no master closet for the man tiles hardware full design is dated still lingering in the 90s toggle switches have no place in a home at this price point.

Sales agent not present at closing. Parking lot allocated to other building without our knowledge. No orientation provided about garbage, club house or even for the building. HOA doesn’t exists for you.

We overall like Monroe Parke and our new townhouse. We had quite a few issues before moving in and after (paint was sub par with lots of missed areas). The major issue was the rain that leaked into my office. It was a pretty big deal and even now, I don't know if there's already damage done. I wish the development has more open space, park, field space. Not much outdoor space considering this is a new development and built in an open field.

The Monroe Parke Townhomes floor plan is good and space utilization is excellent ventilation, over build quality is great!

I bought my first house from Lennar. It was a great experience for me and I appreciate everyone included from Lennar in this process. Thank you.

Holes and divets were found all over the house in the door frames, flooring ,and baseboards. These were pointed out during our first walk thru andmost were not fixed by the final walk thru. Paint drips were found all over the house.. on floors, walls, and doors. This was not corrected. Wood floor is just planks about an inch thick. Shower heads were cheap looking and there were no towel bars, hooks, or toilet paper holders installed in any bathrooms. Master bath shower and second bathroom should have had decorative tile accent; it did not. We were told they ran out. Very disappointed especially when on our final walk thru a Lennar representative that was present told us that these imperfections should be expected in a new house. For the money we paid for our new home we certainly didn't get our moneys worth considering how much we need to spend to correct all of the imperfections and missing upgrades. ... More

The title company was not great. No communication at all and subsequent communication after closing was non existent. important in time sensitive docs were sent to the original address. Wish we knew development has not been registered with Usps. There’s no communication of that either. So disappointing the tail end of the process and would rather go to a third-party title company.

Happy to move here in Vanue nice club house, nice peoples surround us.

I had very good experience and was excited to show to my family and friends. They appreciated the house.

We have enjoyed a very positive experience with our new home. Our place was completed on time. Sales person communicated with us throughout the building process. Home orientation by builders team was thorough. They were very accommodating. Only disappointment is the appliances. They are not up to standard. They are low grade. Should consider matching appliance to cost and value of home.
