Nice staff and good quality of home buying

Happy to move here in Vanue nice club house, nice peoples surround us.

Love the development. Everyone is friendly and works very hard to make the homeowner happy.

Fantastic staff however, their hands are tied by management dictating what they can, and can’t do cannot can’t replace the model. I happen to be in the Capri has no master closet for the man tiles hardware full design is dated still lingering in the 90s toggle switches have no place in a home at this price point.

The experience was very good and well organized. We wish Lenar had worked with us to upgrade many things in the house which we had to do after the purchase.

We are happy here. But I need to have my front door painted and the trim on the front of my garage and on top. Also I need a new draw… the draw I have is damaged.

Closing day was extremely stressful. Were we closing or not? Lennar was not able to obtain the CoO, but said it was merely a glitch at the town offices. There was so much still to complete at the house...no closet shelving, no shower doors, no mirrors in bathrooms, no sod, no landscaping, etc. It's fortunate we did not plan too move in immediately after closing. Within a few weeks we had everything resolved satisfactorily. The house is beautiful. Now we just need a completed clubhouse!

Good: Professionalism and courtesy of the sales team. Excellent follow up on fixing minor construction issues that typically plaque new construction. Danielle is outstanding. Good value for price. Very welcoming and supportive community. Bad: We lived in a development in a nearby town for 23 years. Never had an issue with crime. So we were perhaps a bit naive. In less than 2 months, our house was ransacked, jewelry and car stolen. The car had been in the garage. After the fact we discovered there had been at least one other break in at the development. We also learned that thieves target new construction housing, especially those houses next to vacant lots or houses still under construction. We just did not know that. Previous attempts to address security issues such as adding more street lighting or flood lights have so far gone nowhere, either because the builder refuses to accommodate the requests, since they still control the HOA, or due to temporary township restrictions. Knowing this sooner would not have discouraged us from buying here. We just would have installed security systems immediately and taken other precautions. But of course we got no heads up. So buyer beware. Make sure your first upgrade is a security system and do not depend on the HOA (controlled by Lennar for now) to make the necessary expenditures to improve security at the Venue. Electric appliances from GE is not a good product because science I moved in we are having issue and is not workin as of today.

Mass produced homes Not bad considering responded to most issues quickly.

The only responsive person is sales and post closing department. Cannot say much about the rest, not responsive to my concern. It took 4 tries to get mortgage closing documents. we moved in 5/30/23, still did not get deed of our property as of today 7/17/23!

Great job overall. Response could have been better by Lennar Mortgage. Would like to disc this further. Deepak

It is an overall good value

Simple design considerations e.g. location of HVAC outlet, not having enough space to put toilet paper holder in guest bathroom, etc. needs to be addressed in upcoming homes

John the realtor made the buying experience extremely stress free. This is actually the 2nd Lennar house we purchased in the community.

John in sales office was great and deserves a 5 star review.

We’ve only been here a short time but so far we like the experience. The best thing about the community are the neighbors. We all want to enjoy our time here and everyone is trying to make that happen. Not much is open yet, but the community garden has been a great experience. We’re looking forward to the clubhouse being completed and activities set up. We’ve had some issues with our house, such as cracked sidewalks, sloppy workmanship, and “smart” technology, but hopefully those things will be corrected. Communication with management is an issue as well.

Sales people were outstanding. Construction people left a lot to be desired after closing and repairing imperfections. Quality of construction was poor.

The actual purchase experience went smoothly. The workmanship & quality of the house is poor for the price paid. The appliances are very basic. You would expect more for the price paid. The quality of the engineered floors & tiles are awful. The tile work is unprofessional. The grout & caulk work is very messy. The woodwork around the doors and on the window sills were not cut evenly and was rough in many areas. The paint job is also messy with many paint spots that are on the wood floors. The walls have many areas where the paint didn’t cover & bumps on the walls from the paint. It was very disappointing to deal with the many problems that was not expected in a new home. The workers that came to fix some of the problems did not do a professional job. We had a tile replaced in the bathroom & smoothing out some of the grout. There is an area where the new grout is a lot darker than the rest of the grout on the shower floor. We did get quick responses when we reported a problem but the repair people did not do a great job. Some workers didn’t speak English & it was difficult communicating with them. ... More

This community was opened more than one and a half years ago and the homeowners are waiting for the Board of Trustees, which at this time is totally composed of Lennar representative, to meet with the owners that have closed on their homes. We want open representation and that is not happening!

We love the design of our home and the community. Unfortunately, we are disappointed with the many aspects of our new house. We feel the quality of the materials and the appliances are subpar. We were also given misinformation about some of the logistics. For example, we closed in February and were told our driveway would be paved in late March and our street in April. Since our sod wasn’t installed right away, the lower part of our driveway was loaded with mud constantly. Our driveway was completely today, after several phone calls and our street has yet to be paved.

We overall like Monroe Parke and our new townhouse. We had quite a few issues before moving in and after (paint was sub par with lots of missed areas). The major issue was the rain that leaked into my office. It was a pretty big deal and even now, I don't know if there's already damage done. I wish the development has more open space, park, field space. Not much outdoor space considering this is a new development and built in an open field.

The title company was not great. No communication at all and subsequent communication after closing was non existent. important in time sensitive docs were sent to the original address. Wish we knew development has not been registered with Usps. There’s no communication of that either. So disappointing the tail end of the process and would rather go to a third-party title company.

EXPERIENCE AT THIS POINT HAS BEEN LESS THAN SATISFACTORY.
