I purchased a new construction D. R. Horton property in June 2018. I decided to upgrade to a larger home and purchased a Lennar home in November 2019. The longer I live in the Lennar home I realized D. R. Horton is a better quality builder. The Lennar quality is just not there. The drywall is so thin you can't hang a lightweight picture without reinforcement. The wood flooring has several chips in places my family and I could not have damaged it. For example behind the toilet in the half bath. The ceiling still shows major flaws, corners of walls, not really corners have curves. The lawn is ...

The process was difficult due to being out of state. Accommodations were made to allow for signing because of our situation in MICHIGAN because of my shoulder surgery and having to live in separate housing to accommodate my recovery and have a place for our dogs. Overall we got it done and everyone was accommodating. As for the house, we were very disappointed with the finishes in the home. Due to my surgery, I was not able to attend the walk thru, my son attended instead. Painting quality was poor. Home purchase was straightforward but issues occurred which required multiple follow-ups. A solid house however design features were not changeable to customize house to buyer. Lennar is not good at communicating. There was no contact that wasn’t initiated by me, even when there are problems with the build or closing. And even when I did hear from them, they frequently didn’t provide all the information needed/required. I am happy with the house but feel like many of my grey hairs can be tied directly to trying to get Lennar to tell me what was going on with the house.

I am experiencing some poor craftsmanship on the house. Some of the items that were completed for the punch list were done poorly. After the side walk was removed the yard was not graded very well and had several leaks in the irrigation system. I am having difficulties with the HVAC cooling the house properly. I have hundreds of small flies that get in at night and they cannot seem to know where they are coming in. The person that came in with the window and door company was worthless. All of the door locks have issues constantly. Yu have to slam the door to get one to work and then try to get the other one to latch after that. It's a constant irritation! If things need to be level, this will drive you crazy. There are multiple areas that just aren't level, the bathroom countertop slants down and if you put anything down that has a chance to roll, it will roll off. Clearly the trim paint used in the model is MUCH different than what you get. The master bathroom fan constantly sounds like you have dripping water coming down. The quality is not the best. Poor finishing touches. Not being able to add add on's is ridiculous. It makes us hire after the fact which is more expensive. Cabinets are cheap and small. Very disappointed.

Overall experience is just "ok". If I had the option, I would have chosen a different builder. Complete mess, from the Lennar mortgage (waited 3 hrs during the closing) to home automation (water shut off, door bell video), which was described as a key differentiation from other builders but then wasn't on my home, and when I queried Lennar policy, they said they no longer supply automatic water shut off.

Getting major issues repaired or replaced has been grueling! The mortgage loan process was equally frustrating and personnel were negligent in either responding on time or did not communicate professionally and sometimes found fault with us. we were forced into a closing where a few major construction items were questionable. Lennar's salesman sold us a different floorplan then the one he represented to us. His mistake was our loss. Lennar refused to make us whole. They simply offered our deposit back on the home but offered no other recourse.

The houses are built quickly. The 8’ wood doors and 10’ ceilings are very nice. The trim is wide with an updated look. The house has lots of quality windows with windowsills. Lennar kitchens are roomy with a big islands and lots of counter space. The downside of Lennar homes is the drywall finishing and painting in certain areas. Quality paint is not used and some areas need repainting.

The agent was amazing and she worked out a fantastic price. Worked with us on our time table to sell old house and was just an overall great person. The neighborhood is top notch and is the primary reason to move here. However!! The workmanship on the model home shows they rushed it and cut many corners. Flooring is uneven, ceiling dry walking was poorly done, Ethernet runs are bad, rokus access points are pointless, base boards already coming off and random holes where dry wall should meet in tiny corners. The Quality of House is great, but when it is thrown together in minimal time it loses it's Luster. We're continuously finding major/minor defects. Crooked walls, creaking floors that seem as if not completely nailed down, sink stopper that won't stay connected... 1st: The sales process is excellent. Lennar and the sales team kept us informed throughout the build. Always available to answer to question. Access to the home during the build is excellent. 2nd: The floorplan, pictures, and model representation may not be exactly what you get. Make sure you ask specific questions about what is and is not included in the home. Don’t assume because it is in the floorplans, pictures, and model it will be in your home. 3rd: Lennar does not offer much in the way of options.
