Disappointed

Poor taping and mudding, white paint spots on the floor everywhere, doors that were not properly hung, poor fitting screens on windows that allow bugs to get in, nails/concrete/trash left on lot and behind lot, light fixture quality poor, laminate floor quality poor, garage door hung improperly causing excessive noise/vibration, wire shelving in closets bows under any weight,

Lennar responded:
Hi Russell, thank you for sharing your concerns with your new home. We are sorry for the difficulties you described. Please email us at corporatecustomercare@lennar.com with any items needing attention, so we can research and follow-up for you. – Lennar Customer Care

Will promise things before you close then never do them

I was promised during my walk through that the huge hill of mud beside my home would be removed. It is also being used as a trash dump. Been over 4 months now and absolutely nothing has been done about it. If you drive down the alley behind Caite ridge road you can’t miss it under the power line. I guess since all homes on that street are sold it no longer matters.

Make you understand the HOA regulations. People with two and three cars aren’t “qualified” for a townhouse. Garages are for cars. They aren’t storage bins. Garbage cans are everywhere as are cars.

Lennar responded:

Not the quality we are used to

Our last few homes were of much higher quality. From thin paint (areas you can see the drywall), to cheap fixtures and materials to Lennar dropping the home automation (wireless thermostats, ring cameras, etc), backyard paver patios & grills - they were certainly looking to maximize profit and finish out the neighborhood (we were one of the last homes built). Would likely not buy another Lennar home.

A Ride

The initial purchase was ok but the closing, walk through and repairs were horrible. The closing was held up over 30 days and then we were rushed into closing. Lost mailbox keys for over 3 weeks. There were a lot of sloppy small repairs(poor painting) needed in the home and a few major things that required fixing. This is my 2nd build and my 1st home far exceeded the Lennar experience. Lennar builders put more emphasis on speed instead of quality of workmanship and materials. The positive I love the ranch style lay out and the open floor plan. We are settling in comfortably.

When we complained about quality of trim and paint we were told "it's not a custom house". Bad answer!

They said trails and a pool. Have no idea when the pool will be started. They decided to make the rest of the trails not a hard surface. Very slow to act o. HOA requests. They left wire and the retaining cloth all through the backyard

For the fact we paid nearly 1/2 million, there could have been much more flexibility in making small modifications. NONE, and I do mean NONE (structural, e.g. make the 5th bedroom instead of the lof - come on, how much structural was that? WERE ALLOWED!!!

Good, NOT GREAT, quality. Very inflexible. Kept using the permitting excuse when I even offered to pay for the re-permitting cost. TO THIS DAY, they have not fixed the 4x4 support in the basement that has some splitting in it. GOD protect us from harm if anything should happen to that support.

Lennar builds a sub standard home with the lowest commercial grade of material to be used. You buy a Lennar home because of the community not because of Lennar. I would not recommend them as a builder and would avoid them if I decided to purchase another home in the future.

Working with the warranty person Talisha has been good. Working with Lennar during purchase was frustrating and disappointing. We feel that they strung us along with an issue that was brought up when we looked at the house the first time with their salesperson. A resolution was denied two days before closing approx 4 weeks after the issue was brought up.

The construction of a $500k home rates a Minus on our scale. Super delayed process that was poorly communicated. Stressful and limited communication during the build process. Obvious lack of supervision of poorly skilled workers. The home continues to present endless construction issues. Just wished this product was refundable .

Overall we felt that we are cheated on the quality of the workmanship and the material. They are rushing with the construction process and hence compromising on the quality. During construction hard to get updates and clarification on any concerns we had. They even close the house before fully ready. The warranty process is awfully bad...The list will go on and on...

The home seems well overpriced for the poor quality of materials used, especially the flooring. The houses are built MUCH too close together, and my backyard has a very steep decline that makes much of the yard unusable.

Lennar delayed the closing date due to shortage of materials,, however when we asked for an extension because of uncontrolled delay by the mortgage lender, Lennar sent me cancellation notice twice. They tried feverishly to take my home from me.

Lennar charged me an excessive daily fee for delayed closing beyond my control. The sales rep was callous and insensitive,. She tried very hard to take my home from me in order for Lennar a multi billion dollar company to benefit from the drastic increase in housing prices in the 8 months since I signed the contract which was before building began. I felt terrorized and victimized.. It was very traumatic

Mr. Michael

My experience was ok. My home is wonderful. Even though it was delayed by water issues. My biggest complaint about my home buying experience is my lawn is horrible. The lawn was put in with no water and now it’s dead. By the time I’m finished getting it right I will have spent a ton of money for something that should have been done correctly to start by Lennar. An absolute travesty.

Lennar responded:
Good afternoon Michael,
We are sorry to hear that your experience with the grass in your new home has not been up to your expectations. Moving forward, if you have any questions or warrantable issues, please submit a warranty request online through your Lennar Account. This ensures your request is documented and prioritized for a prompt resolution.

The overall buying process was truly terrible. The sales representative didn’t seem confident in our ability to get approved. We spoke with 2 different loan officers who provided us with different information. When we ran into miscommunication issues about our initial approval, our sales representative was ready to cancel our contact as if she didn’t want to deal with us. We had to escalate our issues to management for issues with sales team and loan team. We were asked to provide additional funds for closing which was told hours before. If we didn’t really want this home, we probably ...

Lennar responded:
Hi Brianna, first, we are glad that you found the inspection and construction team to be helpful and attentive. Second, we apologize for the rest of the experience feeling like it was a mess and the lack of communication. We are going to let our division leaders be aware of this so we can help drive improvement. -Lennar Customer Care

The overall process wasn't smooth and the negotiation part could have been better. I didn't have a lot of trust in all that process, seemed like something was all the time hidden from me. When moved I noticed a lot of things were done quickly, just to be done. Especially painting and finished. Lots of things left unfinished which aren't covered by warranty. Overall process I think could have been better. For the future reference, try and negociate the more you can, don't rush and if you finance with Lennar and you don't like your mortgage officer, switch to a different one. That will ...
