The sales staff could not have been nicer or more helpful. The sales representative was knowledgeable, helpful, friendly, and still remembers our names months after we purchased the home. The house does have some design flaws. The tankless hot water heater is not able to quickly provide hot water to the kitchen although it functions well in the bathrooms and laundry area. The garage and driveway are narrow; most of our neighbors park at least one car in the driveway as they are unable to get two cars into the garage along with the usual homeowners items (lawn care equipment, bicycles, tools, ...

The people I worked with from the contract all the way through to the Home Orientation Specialist were amazing and everyone had great personalities. I have noticed as time has gone on, that the finish work in my home is very questionable. I definitely have a house that is structurally sound, however, on a daily basis I see screws/nails popping, caulking not applied well enough, etc. I have also heard that there is an issue with the annual reviews being completed on time or even people getting a response. I have not completed this process yet but I foresee this being an issue for me as well.

I absolutely love my home and have enjoyed working with Chad Aycock and John Faircloth. Matt from customer care has been helpful too. My main issue has been with my property. The yard was poorly graded and the yards are not 100% sodded. This is causing erosion on the back part of my property. The poor drainage was causing a lot of standing water on my property and it took a few months for it to be fixed. The issue has been addressed and a French drain was put in. My biggest issue is the fact that for over 400k the landscaping company fails to put landscaping material down before putting mulch down. I know the HOA wants all residents to pull weeds and maintain the flower beds. If landscape material is put down it helps weeds NOT TO GROW.

Quality of materials used for the houses vary too much from one unit to the other and unfortunately your unit might be the one always getting the lowest quality of all.

We were really involved with the building of our house from Day 1. We checked the construction progress everyday. We took a lot of pictures every step of the way and let the Building Manager know when we had issues. You're the buyer, take control!

Alot of attention to detail issues, wood trim gaps, rough drywall spots, uneven trim, tile work is very bad, uneven floors, uneven paint and colors, gaps in drywall, crown moulding on cabinets were way off, small damage to several cabinet pieces. Besides that the overall experience was ok. We had an issue with the plot size that wasn't disclosed to us and after signing the contract we brought up the issue and the sales person said "I didnt know" which to me is not an excuse as they gave me an answer to the question before like that had known. Overall good a experience. But critical construction mistakes were made which are being fixed. List: Leak in the foundation wall. Cracks and holes in the drive way. Lot boundaries incorrect (missed by engineers for lot 66 and 67)

Great until closing - terrible since on open issues

The experience during the building phase right up to closing was excellent. The staff was responsive and proactive. But the open issues at the time of closing are unresolved (mostly cabinetry) - two months have gone by without anyone bothering to rectify them.

Overall the house is nice and Lennar knows what the consumer wants for interior layout. However I feel some sub contractors need to be fired. First off our trim is a disaster. Nicks and missing chunks everywhere like they used bottoms of the barrel wood and slapped some paint on it. Second, Lennar really failed on the paint. Single coat (lightly done at that) is completely unacceptable at this price point. Third, this one we knew from the start but still needs to be mention, how much more is it to just prime the garage and not leave the walls bare. That is just straight nickel and diming. ...

Overall the home is good, and the build is good, did not face much issues until now. But I am not happy with the customer care post home closing, even during the construction process there was always communication gap from construction manager side, He never kept us in loop on the progress, did not even notify us before drywall were put. I had to contact him to get pre-drywall inspection scheduled and the drywalls were hastily put in so I couldn't get the inspection done. After closing, there are pre-identified issues with the lawn and shrubs which are not tackled by the construction manager, ...

The team was excellent selling the home. Being a track home builder, the materials quality was. 3/5. The price indicates that. Solving issues is a problem going thru them……there is a lot of deflecting involved so I tend to take care of things myself by spending more money. Great activities, clubhouse and social director planning events. There is ton to do if you want. I’m happy with the space layout inside my house but the workmanship is just ok…..I’m used to custom homes and this is my first track builder purchase.
