Options to choose the material and appliances was not available. Also once signed the contract at the very beginning we didn’t had chance to make even a single option even a day after signing the contract. Would have been good to see all the options ahead of time rather than during the contract signing

While we love our home, there were several things that did not impress us with Lennar. The project management was average, at best. In construction and project management, you run into delays, that is part of the job. The handling of and working around delays was not executed to a level we expected. This forced them to rush through our home in the final month of construction. Towards the end of our construction period, we learned that Lennar's fiscal year ended on November 30th and there were a certain number of homes that had to be completed. Lennar put their interests in front of the buyer and proceeded to rush through the home. This put a terribly sour taste in our mouth. Items that we brought to their attention in the 2nd month of construction were now being addressed and when addressed, the craftsmanship was incredibly poor and had to be redone. A week out from closing, we had close to 20 items that needed to be addressed. You would think a week would be enough to complete this. Over that timespan, I saw crews at our home on only two of those days. A day before closing, there were still 7-8 items remaining. Half of those being major. When we moved in, the floors were covered in glue, there were rusty nails and razor blades (!) scattered all over our yard, screens were incredibly bowed, and sinks were filthy. At best, I can give Lennar 3/5 stars. We paid close to a half million dollars for our home and for that price, I expected better craftmanship and project management. Luckily, their warranty process has been responsive, but our home has felt like a construction zone for the first month, as we have one or two people in here per week fixing and correcting things that should've been completed prior to closing. ... Check the work constantly, every detail

Overall, we’re very happy with our home and the neighborhood that was created by Lennar. We are especially happy with the layout & design and the comfort of our home. However, some of the features describe to us during the purchasing process turned out not to be true, i.e., light fixtures and smart home support. The biggest disappointment is the landscape drainage and the grading of our lot which Lennar refuses to correct potentially leaving us with problems in the future.

Overall good value for money spent

The structure and neighbors are great. The process with the mortgage loan by Eagle was not good. Communications with the sales staff after signing the agreement to purchase essentially disappeared. Transparency from the corporate group is/was questionable regarding the status of the overall property transactions. Getting a straight answer regarding an estimated completion date for the amenities center continues to be a challenge.

Overall experience has been below average.

Punch List items not corrected at move in - couple were never addressed - had to fix myself. Sales team was awesome but construction manager not responsive to problems.

it is just another builder who doesn't care about customer, you ask for something after giving them money and they make you slave. They don't have any good communication process or steps, there is a big time disconnect between sales, construction manager, underwriter, loan officers, they don't talk to each other at all, so frustrating process.

The carpentry and painting was very poor quality. We blue tapes places that was not taken care of.

This review is after 8 weeks of closing. Price is for the Lennar brand and I don't feel it's worth it. Pros: House Plans, Community, Location, decent customer service team Cons: Subpar Workmanship & Quality during the construction process. Poor finishing of concrete on the front porch and screened porch. Hole in the driveway exposing clay within a month of moving. Poor quality of LVP causing chips/dents. The dishwasher broke on 2nd week. Inadequate disclosure during sales by the sales agent and the agent goes AWOL after the purchase. Uneven flooring causes wide gaps between the floor and trim. Improper positioning of lights and switches. The cleanliness of the house and surrounding was below expectations before delivery. Punch items dispute and resolution with the construction manager was a hassle and still items were left out. Items on the plan were not delivered despite it being on the model home. ... More

The buying process was fairly smooth. The home itself is beautiful, but definitely disappointed overall in the quality now that I am moved in. Issues arising as time goes on - major one being electrical work. An outlet in the garage was not working right off the bat - it was installed improperly. That was foreshadowing for the electrical issues that have arisen with breakers constantly tripping and lights and fans flickering. I had hopes with new construction that sound from connecting townhomes would be a non issue - but could not have been more wrong. I am confident I know every time my connecting neighbor takes the stairs or has a jam session. Not leaving touch up paint is also a really subpar practice as I now have to spend hundreds of dollars to get a can of touch up paint. Additionally the neighborhood itself is absolutely pitch black at night without a single street light. Overall I would be unlikely to recommend to a friend, aside from appearance. ... More

First and foremost construction was delayed a little bit . Originally they committed to close the house on October, but they handed me new home on November and also HOA monthly fees little bit high compared to other neighborhood considering this neighborhood doesn’t have any swimming pool clubhouse , dog park, children play area or any sort of amenities .I felt we paid a high price for the home

I absolutely love the location and community. The workmanship is quite good, and I'm pleased with my purchase. The construction manager, Sam, provided top-notch service, and he went out of his way to assist me several times. Sam was the bright spot. My experience elsewhere was disappointing, to say the least. My top complaint is the poor communication with me and within the Lennar functional areas. I often received conflicting information or was provided with information that wasn't true. For example, I was told (in writing) that once I took possession, I could set up my cable service with Spectrum and that Spectrum could only accommodate installations in the 3rd week of the following month after purchase. This is not true. My cable was installed the day I closed. I was shuttled between 3 different salespeople, which resulted in a lack of communication continuity, which resulted in several episodes of confusion. I was told that the garage door opener and mailbox keys would be in my house and mailbox keys could be picked up from the sales office after closing. They weren't. There were multiple times when I went by the sales office during normal business hours and nobody was there. Imagine my frustration when I was told to go back to the sales office to get the keys and they were gone. When I finally received the keys, they were for the wrong resident. It took over 3 weeks to get the mailbox key matter resolved, and I never received any communication without me asking. The mortgage process was no better. I was asked to submit items previously submitted multiple times, there were errors in the pro forma statements provided, and I was shuttled between multiple mortgage contacts. Expectations for the entire process are not communicated upfront, which causes a tremendous amount of confusion and anxiety. Overall not a bad experience.

After several weeks of struggling with mice making nests in my garage, and after the fact of my service ticket was rejected because it was considered a nature issue. I decided to open the drywall of the water heater tank base, and I found a rat had made a hole in the concrete insulation between the garage and my guest room. Everything indicates that they were living in the garage before closing the house. Lennar didn't seal the base and the rat (considering the hole size) was able to go inside during the construction phase. Make sure you had everything inspected before you close on the house because they will tell you it wasn't their fault later. ... More

The quality of materials, craftsmanship and lack of choices makes this builder average. The salesmanship leaves you believing you will need getting a custom created too quality home. In reality it's average at best.

In a volatile market Lennar offers a good value. Unfortunately the home you chose might as well have been already been built. No choice of upgrades, colors, etc. We liked the community, floor plan but wished we could have made it more to our personal taste. Ended up spending more money to make changes, color schemes to our taste, frustrating part of an otherwise exciting experience of building a new house.

I really like the layout of my house but was very disappointed in Lennar's lack of pride in the quality of workmanship. There were way too many punch list items. Most were taken care of but some will be addressed at the year review.

The style, floor plan and woodwork in the house are very nice. However, we have significant concerns about several major unresolved quality and workmanship issues dating back to before the home completed construction that we plan to address with Lennar directly. It is our intention to schedule a meeting with Lennar management representatives as soon as possible. We would be thrilled to hear from Lennar.

My Kitchen island countertop granite has crack , reached out for warranty and was told this is not warranty issue .. There is water disposing next to my driveway ..

Lennar could do better. In an effort to push out as many homes as possible, they missed the mark on quality and service. It’s unfortunate because it could be a great value, and many of the people involved want to provide a better product and experience.

The granite counter in the kitchen appears to be of second quality with chips along the edges and even in the center, it lacks that rich, smooth feel usually found on good quality granite. The kitchen and vanity cabinet doors were not properly adjusting banging into walls and other cabinets. A tremendous amount of drywall debris and dust in brand new duct work being sucked into the air handler in the attic and blown throughout the vents of the home. Cracks in cement driveway going from one side all the way over to the other side, sealed and then painted so as not to be noticed but instead it makes it even more noticeable. EVP flooring that is nothing more than cheap linoleum that dents and chips so easy that you become afraid to even walk on it and we never wear shoes indoors. Wood handrails get stained but then are not properly sealed leaving them very rough to the touch. I could go on but I think that you get the message. You need to be a mountain goat to mow the yard, when we picked our lot it was at the very beginning all of the land was gently sloping. Now they are terrible lots. Also the homes in this community seems to be all variations of blue/grey....it's like living in a housing project for section 8 occupancy. ... More

What can I say, it's new construction by a national builder that has to build quickly and cheaply. They boast their energy efficiency but use a construction grade electric hot water heater and there's no additional insulation in the attic. Cabinets are already chipping and we've only been here 5 months.
