Lennar could do better. In an effort to push out as many homes as possible, they missed the mark on quality and service. It’s unfortunate because it could be a great value, and many of the people involved want to provide a better product and experience.

The structure and neighbors are great. The process with the mortgage loan by Eagle was not good. Communications with the sales staff after signing the agreement to purchase essentially disappeared. Transparency from the corporate group is/was questionable regarding the status of the overall property transactions. Getting a straight answer regarding an estimated completion date for the amenities center continues to be a challenge.

The granite counter in the kitchen appears to be of second quality with chips along the edges and even in the center, it lacks that rich, smooth feel usually found on good quality granite. The kitchen and vanity cabinet doors were not properly adjusting banging into walls and other cabinets. A tremendous amount of drywall debris and dust in brand new duct work being sucked into the air handler in the attic and blown throughout the vents of the home. Poor quality control of subcontractors. However, when the home owner identifies problems, they are quickly repaired.

Minor Adjustments to "Spec" Home

Overall, very pleased with the total purchasing, building, and move-in support processes. We were a little disappointed in the inability to make "minor" changes to the building plan months prior to construction actually starting. Not real pleased with the way the property was final graded. The degree of slope and the drainage between the houses causes standing water/mud. Also, much of the foundation concrete slab is exposed with the slope starting immediately next to the house.

My expectations weren't high and Lennar met them

What can I say, it's new construction by a national builder that has to build quickly and cheaply. They boast their energy efficiency but use a construction grade electric hot water heater and there's no additional insulation in the attic. Cabinets are already chipping and we've only been here 5 months.

Before purchasing, I was made to feel important. The day after closing, major water issues surfaced. From that point, I no longer felt important to Lennar. It took 20 days for the water issue to be fixed. I was not compensated for being displaced during that time. My time nor delayed moving plans were not considered at all. My first month mortgage was not prorated. As a first time homebuyer, it was awful and traumatic! It was a nightmare! I closed on March 1st, and, I'm still awaiting a reply from Lennar management. The sales team at my subdivision was wonderful. However, the building process and the quality of my home is not worth the price point. I had to spend more money to correct cracked floors, a broken truss and framing that included “organic growth” that the builder said wasn’t mold. I have barely been in my home 60days and it’s clear that there was no attention given to detail. Overall quality is OK, but we had some bad experience with HVAC Furnace keep on troubling after closing and delivered bad quality of Landscaping while closing the home, no proper caring of the Landscaping by Lennar homes, and also observed some electrical ceiling lights design issues, even not addressed by Lennar, Lennar team is responding well before closing, once closed your home, construction team is not that much of responsiveness with home buyer. so i had mixed feeling of home buying experience with Lennar. The materials used do not match the price point of the house. It’s across the entire neighborhood. From the house materials, to the inside, to the outside. Here is an example that is almost laughable. The sod they installed was found to be Bermuda grass that was over-seeded with Rye grass It looks awful to say it nicely. They tried to tell us it was because we allowed weeds to grow, multiple landscapers said they were wrong and trying to cover their tracks. The sales process was great, and the person helping me handle the paperwork was responsive. The Lennar insurance team is terrible in that you have to chase them down for them to do their job, and even then, they don't do a good job at following through the whole process and ensuring your policy is in effect. They blame their system and customers for emails not being sent. The workmanship is terrible, and the place is filthy. Construction workers have no respect for the property, and you need to spend hours and close to a thousand dollars cleaning the place and shampooing the carpet. The ...

Beware of the quality of work done! Lennar just contract everything to third parties. Quality depends on the mercy of third party contractors workmanship. When you leisurely inspect yourself you will find several issues/problems. I would avoid Lennar given a chance!

Average new home experience. Upon sale very limited and poor follow-up experience having to chase up, and chase up on outstanding issues and concerns. At times, I felt my concerns were not taken seriously... concerns related to a brand new home experience for very, very poor customer care and follow up experience. Landscaping around the house when I moved in was deplorable and still today 5 weeks later is no better off. GE cooktop is one worst appliance, despite of poor reviews , lennar went ahead and installed it, the knobs are made of plastic and it's hazardous. Paint work is poor, weird sounds from ovens and AC filters(ghost sounds).

We have stayed home 3 times for scheduled repairs that nobody showed up for. Never was called to let us know. Since the last time nobody has called to reschedule the repair. Once Lennar receives your money watch out.
