In the seven weeks since closing, have had an electrician in the home three times fixing an obvious mis-wiring issue (no lights can come on in one room unless lights on in another room) and two electrical boxes that were backyard-rigged with no to code. Have also had support out to fix the water heater, fix property drainage issues, for windows that needed fixing, and still waiting on doors to be fixed (on a month long waiting list). Additionally, one section of the irrigation system was installed without sprinkler heads, and that issue I've been promised would be fixed three times, ...

Unfortunately, the items that we pointed out through out our building process were not addressed and then during our NHO and final walk thru all items were still not addressed and now we are 45 days since closing and we are still having to work thru these issues. Overall the quality of the contractors you contract with is below subpar and the fit and finish on the house is just not good. We would not recommend Lennar to our friends and family.
Lennar responded:
Hi Janet, thank you for this review. We are sorry to hear your new home has not lived up to expectations and would like to apologize for the poor follow up you have been provided for outstanding items. I've only been living in the new home just 4 months, and I have had many issues. My front door is coming apart because the weather strips fell part causing the hot air to suck in. I called customer support and I was told that's I use the door too much so that's why the weather strips are falling off. I've only been living in the new home for four months and I shouldn't have to deal with those issues. I have had to get the kitchen cabinet repaired, the vinyl floor had to be repaired...so many issues. The quality of materials are super cheap. The dishwasher and the oven are the only items I ...

Construction manager made this experience poor at best

To begin with, we picked the house and lot so not a spec home. We were told we had time to add options so the day after signing we asked to add a laundry sink but was told we were too late for this request. Same thing for laundry cabinets! I blame this on the on-site agent giving wrong info. Apparently once you sign, you can’t make any changes so know what you want beforehand. Our house had a roof and almost to drywall before we had a single meeting with construction manager. I made them pause until we had a predrywall inspection done. It was given to the construction manager right afterwards ...

Poor quality materials and ZERO attention to detail

Several open issues during and after construction. Materials and fixtures used are of poor quality. Landscaping is a joke. All contractors completing warranty work should be closely supervised for a favorable outcome. They love to cut corners and just get by. The reason it wasn't done right the first time was due to lack of supervision and quality control. Insulation is falling out of the attic and into our guest room closet through the light fixture every time the closet door is opened or closed. Patio door is crooked and none of the appliances were level. The garage door was improperly ...

Worst construction manager and sales team response

Construction manager's attitude was rude from the beginning stages of construction phase. He never responded properly when we raised any issue with the construction. The sales team person accuses the home buyer as liar if we bring any issues we face with construction team or customer care team to his notice. Basically no one helps home owner instead point fingers at them for raising any issue.
Lennar responded:
Good morning, We appreciate you sharing your concerns and are sorry to hear we did not do a good job of communicating with you. Moving forward, we hope we can improve your experience and would love the opportunity to earn back your trust. If there are any outstanding warrantable issues, please submit a warranty request online through your Lennar Account. This ensures your request is documented and prioritized for a prompt resolution.

Bait And Switch Upon Signing

They were extremely friendly and promised the world until the documents were signed and we were under contract. We were lied to about what was available in the area. The person who we had for the lending portion was evasive and rude when we asked questions. I wouldn’t recommend them to anyone. They ruined the new buying experience and we had to dig deep to be happy after all the struggles. Luckily for us, our neighbors seem to be friendly so there is our silver lining.

Lot of imperfections and defects from day 1

Many defects found from day 1 with majority are related to flooring, finishing and garage concrete slope issues which are not identified and given an option to blue tape to us at the time of orientation. Customer service has mentioned that some of them are supposed to be identified before closing and are handled as per the warranty terms. I wish the construction quality is better.

Poor Quality home builder

The quality of the house is very very low. It was my second home purchase and found very low quality material and definitely used unprofessional labor to construct these houses. During my orientation I put correction items, but guess how much additional correctional items they added. It was so frustrating dealing with all these and pushing further out to correct and looks like they will never get done. They missed a lot of items to install in the house. PAINTS ALL OVER CARPET, DOOR KNOB, Tiles, vent hood,

There are too many issues to mention, so I’ll name a few. First we signed in August 2018 for a “quick move in” and was told it should be completed end of October or mid November. Delay after delay. We finally closed February 28, 2019 and there were still some things not finished. There were a lot of careless mistakes, poor paint job, issues with things, paint on floor, bathtub and light fixtures, yard was not leveled as they said it would be - there was a big hill in the backyard that wasn’t there when we signed to buy the house and we asked many times for them to level it and they ...

In side Drywall filling is worse, we can able to hear the fan noise in bathroom from the attic. Even if the exhaust fan is on in any bathroom, we can able to hear the noice in Sittings area or in the Kitchen. Our Rented Apartment is much better in terms of privacy( we cannot hear the people chatting voice from one Bedroom to another.) I have asked the same with construction manager and he skipped to answer on this issue. Over, my experience with Lenner is worse.

I feel may be they were bias with me, may be on purpose because I asked for things they had on contract but were not delivering and were finding excuses, some homeowner says they got lots of thing as add on to their house, but I got nothing. well construction manager was so rude that he does not want to fix visible dent on garage floor, then paint issues and even had provided wrong paint code and when I did touch up with that paint code it does not match the wall paint they had painted, exact paint is not available within 40 miles of Garner NC, and they don't give sample to homeowner for ...

Dishonest sales practices

When we first met RJ, the sales rep, in November, he told us that the prices had been reduced considerably because Lennar needed to sell all of their inventory by the end of December 2023, in order to be able to build new homes in Franklinton. He lead me to believe that the prices would go back up in the new year and that these prices were almost “too good to be true.” This caused “the fear of missing out” within me, so I was compelled to sell my home on Opendoor (the only way Lennar accepts contingencies), for a $30-40K loss. That would have been fine if the Lennar homes truly had been cut ...

Overall experience was good, their correspondence was amazing, frequent updates on progress and closing was smooth. Meeting with a contractor and walkthrough was amazing. Build quality is average. I think we had the worst experience with the Lennar team, from sales to concierge. Once you sign the initial contract, the sales team acted as if they don't know us. We tried to contact them a couple of times regarding the change in closing date from what was initially confirmed and there was absolutely no response from them. We left a couple of voicemails but no call backs or anything. Then there's another team called concierge team. This team should be renamed as the legal team as anything you ask them they take screenshots of the contract and send them to you with a note that you agreed to ...

Unfortunately my buying experience wasn’t a smooth or pleasant one. The home itself is nice but the workmanship left much to be desired. Sloppy work had to be pointed out versus the workers recognizing their sloppy work and correcting it on the spot. The construction manager was awful. He did not communicate well with myself or the realtor; he failed to keep us in the loop of key milestones. When it came time for addressing issues my home inspector reported, it was always a challenge to get the issue rectified. It was one excuse after another. There was a point where the workers ...

Never Buying From Lennar Again

My wife and I had possibly the worst experience buying a house through Lennar. Not only did Lennar ruin our first home buying experience, but we are still finding things around our brand new house that constantly need fixes. First off, when we purchased our house, back in March 2019, we purposely bought a house that was not going to be ready until March 2020. Pamela and Derrick had both told us that our house was going to be completed around March 2020, it might even be later. We were completely okay with that. Well, a few months go by and I get a call from Derrick telling us that the house ...
