Had a problem with AC unit and the reaction time was not quick. Lived here for a few months always finding issues. You make a ticket to get it fixed and they only fix it if your home. So that means you have to take off work. So I been fixing it myself.

A lot of work, a lot of documents. Got to keep up with the agents. The faster you get the requests done the faster you move on to the next step. Then put your trust in the agents as you do not have time to review the contracts.

Robyn was the only great and helpful person in the entire process who response to calls. As it stand I don’t even know who to call to activate my solar panels and paying close to $500 for electricity bill. I hope I get a better experience.

I was very disappointed in Lennar and the quality of work done at our house. Counter tops not finished (sealed), no ceiling fans, no gutters, landscaping was done cheap and the soil is not compacted so it holds water. Have called in 9 warranty issues in the first month. AC unit is undersized and will barely cool the house. We would have chose a different builder if we knew this is what Lennar produces. Do Not recommend buying a Lennar home if you can help it.

Started out with their broker lender an agent ended up, finding my own on the side to get a better deal even with the incentives they were offering. Personally, I am very pleased that I got a private Inspector because there was a lot of serious issues that were overlooked at the construction inspection. Still dealing with issues after moving on a list that I have for my 11 month inspection, including drywall, not being properly done baseboards with cracks wood frames with big gases, and then siding not properly placed and lifts, and a strong wind. Lennar Mortgage is great Melissa and Jodi were amazing with the process!! As far as Lennar Sales Office, very dishonest, the quality of the home and quality of materials used, attention to detail is horrible.

Probably the worst home buying experience we have ever had. The lack of communication between the sales, title, mortgage, and construction team is unbelievable. The property we originally had under contract was advertised on their website with a set of finish selections, which we were told were incorrect by the time we received the contract. The MLS listed pricing and commission were also conveniently "incorrectly listed" according to our sales person, Raquel. We reluctantly went through with executing the contract because we really liked the floor plan. Luckily, two months in, another house with the same plan and the actual finishes we originally thought we were getting became available. So we asked Lennar if we could switch our contract over, which they agreed with the caveat that we would close by the end of May (2 weeks away) versus our original closing date of first week of July. It was a mad dash to their finishing line for the next two weeks as the lending team was less than courteous about timely requests of needed documentation. We would receive requests late at night for documents to be uploaded the same night. Mind you, some of these documents we didn't even have on hand and had to request through out banks. We were lucky that we have direct contact to our bankers and that was the only way we were even able to close. Week of closing, we were told the underwriters had approved our file and that we could sign early even though closing was on Friday. We went ahead and signed via remote notary a few days before closing, only to find out a credit issue that the credit repair team had been chasing down for us was resolved and our entire loan needed to be underwritten again. As a result, our signed documents were now null and void and we would have to pay a second round of remote notary. To which, our lender, Nolan, responded that they had no idea our credit issue would have been resolved by the time we closed. For a credit issue that was discovered back in March when we initially pre-qualified for the loan, this was unacceptable. Closing day was a disaster as new documents didn't arrive until the afternoon and the lender was rushing us to finish signing. Meanwhile, the sales team contacted us in the morning to schedule a pickup time for our keys. We ended up receiving keys to our house before we even closed and funded. In terms of the quality of construction, our project manager assured us during our first walkthrough that they went through with a fine-tooth comb and looked at all issues for us prior to us arriving. However, we walked through the weekend after our initial walkthrough and noticed several more items that had been missed. We were lucky that Lennar agreed to fix the items even though their policy states that anything not noted during the initial walkthrough would not be addressed. The day before closing, during our final walkthrough, we were told by the builder that they would be moving our fence line the following week. There was no other information regarding layout or the reasoning for the move. This went on for almost 6 weeks and we are now left with one part of our fence removed and visible patches in our siding from the original fence attachment location. To make matters worse, we had selected the Ten Trails community because the HOA included gigabit internet for all residents. We work from home and this was a selling feature for us. But after moving in and scheduling an appointment with the internet provider, we were informed that there are no internet lines to our part of the neighborhood. The infrastructure wasn't in place. How did the sales team conveniently forget to mention this? And also because our neighborhood was brand new, our address didn't exist so mail couldn't be delivered to our mailbox. We had to drive to the post office in the next town over for 6 weeks to pick up our mail and packages until USPS finally installed master locks on the community mailboxes and started delivering our mail. We have now been moved in for over 2 months and still do not have the HOA provided internet. We had to order a hotspot through our mobile provider and have been providing our own internet access. It's incredible for a builder who has built previously built in the Ten Trails neighborhood already that the current team seems like they have no clue what is going on. We also find it funny that since we've moved in, the sales team that purchased a house on our same street has now backed out of their contract. ... More

Love my new house. Open concept and lots of light.

Hours after I closed water was poring through the ceiling. In the same spot where my inspection highlighted. I was told it was fixed. They didn’t even replace all the damaged Sheetrock, the texture had to be done three times. The painters (also had to come three times) dropped paint on my furniture, didn’t even have sheets or something to cover areas so they didn’t get paint in the house. The painters also don’t speak English, they had no clue what I was saying. I ended up having to buy paint. I painted the entire ceiling because you could see a huge circle in the ceiling. Which why am I having to do this when I’ve paid half a million for a brand new home!! I definitely could feel that no one was concerned with the quality or my happiness. The shingles don’t even match. Horrible experience. I’ll have this house inspected again, specifically for black mold because I have no trust in how this was handled. Great customer services with Mike

We have some concerns about our flooring. We had hard woods and had a major leak which required only replacement of a portion of the flooring. It was also installed without acclimation and air condition. The floor was installed for three weeks with no AC and the some areas are showing sigh Ed of swelling and expansion. The appliances specifically dish washer had various problems and Electrolux support is terrible.

I just want to say Erin is a great worker. I give Erin a 10+.

We were the last buyer in the buildout phase. From contract to closing escrow was about 3 months! We got the GenSuite model. Good value for the price we paid. Everyone was great to work with.

My overall experience was good, the process was really fast, Lennar seller was very kind and supported us to make the purchase possible. Regarding the house, we have detected just small details that need to be fixed, the appliances and material used are good quality.

Overall, relatively decent homebuying experience Workmanship is so so you get what you pay for Three out of five stars

The house is nice but you won't have internet access for an extended period of time. Verizon blames the developer who blames the contractor who blames Verizon. There is no communication among the 3 of them, except to pass the buck.

Pleased and excited with Gratitude

I have recently purchased my second home with Lennar, one in SC and now in Florida. I had both homes inspected prior to purchasing and any issues were taken care of in a timely manner. I am pleased with the home and the community and would recommend purchasing a home with Lennar.

Overall, we like our new home. The process was fairly simple and took only about 4 months from start to finish. The one thing that we did not like about the process is that Lennar would not let you alter any plans in any way. So, we ended up with carpet in the bedrooms and had to have it removed after closing. They do not place a second water meter For the irrigation system nor would they let me pay to have it installed before landscaping was done. This meant I had to dig up my yard to do it later. We had no choice in the water fixtures or door knobs etc. so, after closing, I have had to change all the cheap looking chrome out. No options for ceiling fans or light fixtures either. All had to be done after closing. So, overall, we are satisfied with our home and the Lennar sales team (Alex) did a great job. However, the inability to change anything from their cookie cutter plans was a big inconvenience and added unnecessary expenses. On another note, the HOA makes living in a Lennar neighborhood challenging at best. ... More
