This is our second Lennar home. We are super pleased with the house. The Lennar mortgage process was fairly seamless as well. The build and craftsmanship are of good quality. Whatever small issues we noticed, Lennar has been quick to fix and make right. Overall, we are very pleased!

I do not regret buying from Lennar, but the process was rough. First of all, the price is not the price. There is a builder's fee you pay at closing. Secondly, while the guy who headed up the building process is awesome and has been very responsive, and while there are some nice features in the quality of the materials they used, there are also some weird cost saving things that they do, like putting studs on 24" centers if they are internal and non load bearing. Also, the flooring seems very substantial but it is sheeting and not planks, which of course means if it gets damaged, the whole thing is ruined. There was also an issue with my closing. I was told I had to close at the end of May, which was great for me. But all of a sudden with no real explanation and very little communication, the closing was moved two weeks, which caused me all kinds of problems and ultimately cost me money. After throwing a pretty big fit over the lack of answers they did give me a good sized credit at closing off the price. Over all, I am very happy with the house and the final price. It just felt like the process was rough and at times shady because it almost felt like they were not wanting to tell me the truth. They also want you to use their financing and their attorney. They do give you some credit for using them, but if you start to check and make sure using their people is the best value, you will not be able to get a straight answer. ... More

Our experience with sales team was horrible (worst than used car salesmen). They use bait and switch tactics. I was sold a house which they said had 2731 sq. ft. house and upon closing we found out that house was 44 sq. ft. smaller. They claim that measurement can vary from house to house. I would not recommend buying a house at all. I would prefer to go with other builders such as Toll Brothers.

First, I would like to start with my sales rep from Lennar Yisset, she was amazing from a rating 1-10 I give her a 20, she was there for us through each step and was available 24/7 for any question we needed she was there and if she didn’t know she would get it, she is professional, caring, and loving person, we consider her as part of our family. Thank you agin Yisset for everything. Now when it comes to our new home, we love it and we haven’t had any issues, but am sure Lennar would take care of it if we should have one, Lennar always been an amazing builder and very trustworthy with some many beautiful homes. Our initial contact with Lennar salesperson, Crystal began well. We provided Crystal what we were looking for and we were interested in the house. She provided us with the cost of the house and an interest rate of 3.99%, which was an offer by Lennar. As we went through the loan process, I was expecting that rate, knowing my excellent credit rating. I discovered it was not the case. My Loan Officer, Abraham & Senior Loan Officer, Celia, along with me providing all documents requested made this process quick & easy. Also, they replied quickly to any questions I had. Lennar Title, Gwinn was also a great help and I felt she helped me with something that was outside her control. I believe I was not getting the 3.99 % interest rate because sales did not inform the the loan officer. Still no explanation from Crystal when asked. Probably the highlight in buying a Lennar Home. Returning to the sales & customer service during walk-through (I was given two walk-through, but was not afforded a 3rd before closing). I had a third party inspector go through the house and he compiled a list of issues, which I submitted with the Lennar employee. During my walk first walk-through the kitchen countertop was broken and I was unable to check things in the kitchen. The house was a dirty; windows were not cleaned, dust all over the floor, and I discovered I was quality control for Lennar. What poor first showing for a home I was suppose to close on the next day. The garage door could not open either and the garage floor was a mess! Lennar pushed my closing date about a week to fix the few items including the broken countertop in the kitchen. A second walk through was scheduled. This time a different Lennar employee and construction manager showed up for the walk through. I discovered the house was still messy and the kitchen countertops were different colors. Now a third closing date was now scheduled, due again to the counter tops. I requested the counter top by the refrigerator appliance be cut to industry standard 1/4”, just like countertop next to stove. The past counter tops had a 2” over hang. As the third closing date was approaching, I checked to see if the countertop was all one color, which it was but the overhang was 1 1/2”. Based on the model home, a neighbors kitchen countertop, and industry standards the countertop next to an appliance is 1/4”. I requested the countertop to be fixed with those specifications. I was told via text on the final closing day from Crystal via the Construction Manager the countertop is not going to be fixed as requested and I am supposed to live with it. Basically, I need to close or pay for pushing closing until the countertop is fixed like requested. Knowing I had to close or pay a penalty to have closing pushed back for the countertop. I felt coerced to close and called Gwinn at Title to close on the house. I told Gwinn I was coerced to close even with the countertop not be corrected. Gwinn went out of her way to have the countertop fixed. I closed on the house and got the keys to the house. When I entered the house, the entire house was just as messy as before; dusty, windows dirty, garage not swept, and etc…. One thing that was fixed was the countertop. I believe whoever Gwinn talked to about my issue had it fixed. Crystal & the Construction Manager never told me about the corrected countertop, but also did not care that my new house was not cleaned. Also I discovered information I should have received was not given, like a water drought in the area associated with a fine (important thing to know). Living in the home for a month, I discovered few little things that needed fixing. Lennar Warranty Joel made sure things were fixed immediately and would either text or call me to make sure to schedule and have items fixed. Really happy with Joel and Lennar Warranty’s customer service. Cutting corners not providing information, not getting the interest rate I was quoted, messy home on move in, not be listened to, all left a horrible experience. I will never buy a Lennar Home just due to the Salesperson and the Construction Manager who was in charge of my home. The entire team involved in our purchase made the experience great. It was extremely smooth and easy. The builders limitation on some standard things that should be included with construction, such as towel bars, or areas soap dish / shampoo shelves in the showers are some examples. We upgraded our appliance package which included frameless glass shower stalls, which still didn’t include some of the standard things listed above. These things highlighted do not reflect negatively on the great customer service and our overall experience with the Lennar team. It was a commentary on value and how minor things that large builders probably cut out to save when building a large quality of homes. ... More

Very disappointed and huge loss because the builder delivered a home without a functioning AC. Our tenant moved in but found AC was acting funny during the hot summer in sacramental area, and it took three trips and several weeks to seemingly solving the problem. The tenant had to stay in hotels and there is no cost recovery for the owner's cost. So much pain!!! I wish no one can experience the nightmare that we had.

We purchased a Lennar home in Seguin, TX in June 2025, and unfortunately, our experience has been extremely frustrating from start to finish. While the home design itself looked promising, the customer experience and build quality left much to be desired. From the beginning, Lennar seemed more focused on pushing the sale than supporting the buyer. After going under contract on May 14th, we were told we had to close by May 30th—barely over two weeks later—which felt rushed and inconsiderate, especially given the number of issues with the home. The reason given for the quick closing was so Lennar could hit their May numbers. The blue tape walk was a disappointment. We were told we only had an hour and a half to complete the inspection, which is far from reasonable for a brand-new home. Our associate, Joe, spent most of the time telling us to register our warranties rather than listening to our concerns. Worse, he left off about half the items we pointed out, including a glaring 3-foot-long 1/8" gap in the garage wall where we could see daylight coming through. When we came back for the re-walk—just two days before closing—virtually none of the problems had been addressed. The workmanship throughout the house was sloppy. Laborers left paint and caulk splattered on the wood floors, and there was a noticeable paint stain on the carpet. Trim pieces were unfinished or barely attached. It’s clear the laborers Lennar uses have little to no pride in their work, and there was no meaningful quality control. For a company of Lennar’s size and reputation, we expected far better. Bottom line: If you're considering buying a Lennar home, especially in the Seguin area, be cautious. Do your homework, demand thorough walk-throughs, and don’t be rushed into closing. The lawn was unleveled and weed infested. The home interior was bug infested. And there were some speckled holes in the window trim. They would not fix these issues. The faucets and interior door handles are okay but seem cheap, would have been nice if better ones were included. Aside from that, everything else was amazing. Every team member I worked with at Lennar was tremendous, extremely nice and helpful, and communicated a ton, answered every question or concern I had. I no longer have reasons to reach out to them which is sad lol. But they have a job to do and other people to help.

Service after the sales lacks significantly. After closing there has not been any follow-up. Our stove never worked. We went back and forth with the electrical contractor and Frigidaire both pointing the finger at each other. The situation finally got resolved after six weeks. I still do not know how to operate my sprinkler system properly. ( no instruction Manuel left) .No instruction manual for any of the appliances or hvac. I feel like once they got my money at closing we were on our on.

My experience with Lennar was mixed. I asked about purchasing a five-bedroom home at the same price as a four-bedroom with a home office, but was told the incentives would only apply to the four-bedroom option. The home was already pre-selected, so I didn’t have the opportunity to choose finishes or customize features. I also requested doors for the office space but was told that couldn’t be accommodated. Overall, I would give the experience a rating of two stars.

Excellent, responsive I'm sure empathy

For such a complex process, the Lennar team made it seem easy. From the day I walk in the front door of the model homes, to the signing of the closing documents and the handing over of the keys, the process was made to be so comfortable, easy and well supported. Thank you for all involved with my home buying process and experience. I love my new home.

I'm mostly neutral on this buying experience. When we toured the development with the sales representative she was attentive and made statements that in the end were not accurate. She worked with us, did our sales contract then moved to a different Lennar site never to be heard from again. We like the floorplan for the home we purchased, but it was not our first choice. Timing dictated the selection. Not having the ability to choose your cabinet, flooring or siding color was disappointing. It seems you can only purchase a home already in production. Although appliances were included in our package, in less than two months we have had Whirlpool out for repairs on three of them already - one has already been replaced. ... More

Home buying experience with Lennar is great

I bought two homes from Lennar, experience was same, first I though it was oneoff or mistake, second home also same experience. Sales associate was excellent, load process was good. Title & escrow experience was worst, there was not even one email or phone call communication, both transaction was not closed on date it was mention, no communication, no one picks phone or return to voice mail or email. Title/Escro service not social, paid by customer. Warranty services also worst, quality of materials, cub boards are start tearing in fist month. Have plans to go another investments but decided not go and not recommending for any friends. Never imagined this kind of experience with Lennar, such big brand in the market. ... More

First of all we songs the house to ourselves. Wen they wanted something we had to jump but when asked yo provide for our needs, crickets. On closing day they rushed us. Shame on me as the house was not ready. The quality of some of the workmanship was shabby. I had a fire alarm just hanging, I fixed it myself. Also a kitchen drawer was messed up and didn't close right, I fixed it myself. Was told they were going to fix other areas but didn't. Wanted to close so we would have to use the warranty company instead of them fixing the situations. Buyer beware, We love our house but process of realestate salesman to builder was horrible. ... Lennar homes are basic builds, very limited customization. The back/side yards are just dirt. No rain gutters. Blinds, appliances are negotiated, with no choice on brands. Outside color scheme is fixed. The homes are on a slab, which I like, and under tension so no cracks. These are good entry level homes. They also come wired for ceiling fans, but again, no fans. Lennar does back up their work. After first 30 days, any problems are fixed. Same applies at one year. Overall we like the house, consider it a work in progress,

At first very nice, but complicated to deal with, rude not a good experience

I can go on and on about the Great experience i had ( even during the frustrating moments) with the Lennar Staff during my New build Home process. But, Ahmed, Shetalia, and Brookx stayed right with me until the end. They were consistent, accurate and genuinely concerned to be sure i was satisfied. In the end because of their persistent to provide Quality customer service I am very Blessed and Happy with my New Build home!! Thanks Lennar!!

Great style, layout, location, and overall value for the purchase price. Home buying experience was not so great. New home celebration was hours of QCing the contractor work and we found so many deficiencies which got corrected for the most part befote moving in. Mortgage process was not so great, either. We ended up leaving the buyer agent's contribution on the table due to lack of attention to detail by the loan officer.

The main factor contributing to this low rating is all the incorrect information we were fed along the way by the new home consultant/agent. The most egregious being that we were told they would NOT be building any neighboring houses to one side of us. The agent even chuckled when I asked if we would have a neighbor on that side of our house because there was a big hillside appearing unsuitable to build a home on. I asked this question multiple times during the initial visit. This home had a $10k site/lot markup and we assumed it was due to the perk of having no neighbors on one side. After our offer being accepted, months later we later went for a walkthrough and saw they had brought in massive amounts of dirt to level and build another track of houses neighboring us where the steep hillside was previously. Not only that but they built the hill up so much that the houses will be looking down into our yard. We also asked repeatedly about the abundance of bees during our site visits and were assured they were not a continual problem and that they just pass through. This was not remotely true as we came to find out there is a large bee farm neighboring the development. I have a hard time believing this was news to the Lennar employees. At an early site visit I noticed how incredibly rocky, compacted, and uneven the soil was around the house and asked if they lay down decent dirt and level it prior to laying the sod and of course the NHC assured me their lawns turn out great and that they would just not lay it on the ground as is. This was also false and the sod has many dead spots that will not grow because of the giant rocks and compacted soil underneath. Extremely disappointed in the state of the lawn. I could continue stating these inaccuracies, but those are the big ones and you get the point… The positives were that the financing department (Lily) was great to work with and made up for the shortcomings of some of her colleagues. Also Lennar has done a good job of honoring warranty items after closing on the home. The overall quality of the home does not disappoint. ... More
