While the initial contract and purchase process went smoothly, everything afterward was frustrating and poorly managed. Loan Application & Closing: The loan process lacked transparency and responsiveness. Confirming the closing date and time was unnecessarily stressful. The final walk-through and communication with the title agent felt rushed and unprofessional. At closing, I was given little to no information regarding the builder warranty—something that should have been clearly communicated. Post-Closing Issues: Just 1.5 months after moving in, the water heater broke down. I had to initiate and manage the repair process myself, which was unexpected for a brand-new home. Escrow & Tax Bill Confusion: I recently received a school tax bill due within 30 days. I was told the mortgage is still in the process of being transferred and the servicer cannot accept tax payments yet. This contradicts the fact that funds were escrowed specifically to handle such payments on time. This lapse is unacceptable and raises serious concerns about how my escrow funds are being managed. Lack of Mortgage Account Access: To make matters worse, there is no online portal provided by Lennar Mortgage where I can view important details such as loan balance, payment history, or escrow activity. This lack of visibility is not only inconvenient but also concerning from a financial management standpoint. Overall, the experience after signing the contract has been frustrating and stressful. I would highly recommend anyone to purchase a Lennar home, because of the quality of the homes that they build and the professionalism of the staff at Lennar.

The buying experience was ok. However a lot of issues were found at the hike. Felt maybe the built was rushed. Had I known about issues of moving to Arden (new builds) address not uploaded, mails, having to call to have things fixed at the house. Internet issues. I would have gone somewhere else. Not happy. But making it work. My warranty for everything needs to be extended seriously.

We were told if we didn’t close by May 30th we wouldn’t get the special interest rate, our original closing date was June 17th, we moved it up to help them meet a quarterly quota. Our agent informed me that this was one of the top three worst and most challenging buying/selling experiences he’s encountered in his entire 10-year career in real estate.

We looked at two model homes and fell in love with the Sage. However, when we did our walk through on new home, things had changed. Exterior color scheme, window and door layout and kitchen counters were not the same. All along we believed were getting what we saw. Had several discussions about some of these things but in the end we were told we are a production builder not custom. Understood, but communication via the initial salesman was a bit sketchy. We will repaint the garage and front doors to match the model.(got green, wanted brown) Being a couple states away during construction, had my son in law take pictures of the framing phase. Found several split 2x4s that I had to have fixed, twice, on load bearing wall. Got some push back from aforementioned salesman but got them replaced before the next phase. Beyond that, we do love the home. Once the house closed and we did our final walk through our experience with project manager Eric was incredible. It was obvious he cared about our satisfaction. Actually sent workers back to repair some cosmetic flaws in a bathroom sink after we signed off. In the end my advice would be to stay on top of the details. ... More

Salespeople were great. Quality of materials, cabinets, appliances, and workmanship are just ok to sub par. Had several minor issues which can be expected but the time for a response and lack of communication with customer care made resolution process very painful. After the replacement of the original customer care rep., the process went much smoother. 2.5 stars would a more accurate rating.

The people are very knowledgeable and quick to respond on issues that are relevant to the situation.

Beautiful house at reasonable price. LENNAR team was responsive and accommodating. The loan officer Gene, was professional, attentive and kind. Through the closing process he was patient and kind and this was extremely important and made the process less stressful. Very happy for my purchase. One important thing is that I would have like to received more clarity on the HOA - they are not as responsive.

Warranty is very bad AC is bad not working 1 week no body take care is very bad experience

Alex G. was the Lennar agent we worked with to purchase our home. The experience was not good at all. It started out well as we believed every word he said when he answered our questions. Little did we know, he wasn’t providing the correct information. I don’t think he did this for nefarious purposes. I think he just did it because he wanted to provide an answer and didn’t want to say “I don’t know”. We’d have appreciated him so much more had he just said “I don’t know” instead of feeding us a line of crap that we’d then find out later on wasn’t true as we’re going through the buying process. The Lennar Loan Officer though, Devin W., was top notch. It seemed like he was doing everyone’s jobs, including Alex G.’s. He was constantly on the phone and always trying to get the right answer. He kept us in the loop at all times and was trying to make sure we understood what was happening and why. 5/5 stars for the loan officer. The buying experience overall from Lennar was 1/5 stars. When we applied we didn’t know what we were going to be living. Lennar Mortgage is the WORST! They make you think you can get a home and a few days before your closing date they will find something to not approve your or request things they were supposed to have from the beginning.They lack communication skills and their process is horrible because they don’t follow guidelines. They make you lose time. We closed on a home because we used another lender but since the beginning Lennar knew we didn’t qualify with them (they have a lot of requirements) If we didn’t have urgency we would have gone to a different lender and property, but we were on Airbnbs and spending a lot of money so we had to move fast because we came from another State. Unpleasant experience overall. Felt very rushed and like all Lennar staff was too busy to take a second and explain the home buying process to me. Lots of unanswered questions and just neglect as a customer in general. Maintenance warranty requests take a while. Ronaldo is someone who stands out as he was extremely condescending and unhelpful.

As a rookie buyer of a newly built apartment, I was a bit worried about the overall process. It felt like you're in the pipeline where you must follow the provided instructions and have no options before the closing date. Surprisingly, the Lennar team delivered on time and with no issues. Starting from the new homeowner orientation session and throughout the month ahead, the Lennar team went above and beyond to make our lives easier and more comfortable. I was happy with all aspects of the home buying process, except for the lennar title company. The title company made me feel like a number and that I as an individual didn’t matter to them.

Beautiful and affordable homes with lots of space best decision to go with Lennar didn’t to hire my own realtor Amy from Lennar guide me the whole process, if I have to i will go again with them without any questions

Some employees are more patient than others. Being senior, not all adept with on-line experience(s). Some seniors may require more help with computers than others

Lennar made buying this home so smooth and easy. From the very beginning, start to finish was fantastic. Jessica was great from the start. No pressure, just facts and she made us feel very confident.. The construction superintendent walked us through the house and gave detailed feedback. I believe the house is superior workmanship. We really enjoy the floor plan! Nothing like it we looked at before. Thank you!

Still emptying buckets from our leaking ceiling every single morning 5 weeks in

We were already renting in the community so we knew what style house we wanted and were pretty particular on color and location. Our sales director was amazing, he kept us posted on everything and helped to get our house color changed even after they originally said no. Dealing with the mortgage coordinator then was a challenge. She would request information and if you asked a follow up-it would be days before a response. Then she should send you and email telling you you were late returning the information. My co owner travels for work, we were assured closing would be early June so he worked his schedule around. Surprise Lennar wanted to unload our house early and tried to give us a mid May close. When I tried to change it, I spent 7 weeks trying to get an answer-in which no one including customer care did. Finally our sales rep stepped in to resolve though totally not his responsibility. Many details in the house were incorrect-I walked it daily. I had to often tell the construction manager what needed to be corrected. It took them 4 times to get our closet acceptable. We were told the lawn would be graded and trash, rocks removed. We spent tons of time doing this ourselves and as we were laying mulch still found beer cans, nails and other debris. I brought up many items on our walk through-all of which were brushed off. Example I brought up the gaps in the garage door-was told it was for hurricane braces though those are on the door not on the floor. I now have frogs in the garage and they have had to send multiple people out to fix. Our outlets are all uneven-again without redoing-no way to fix. The counters are not sealed so all wet spots stain. Overall, outside of our sales rep, I am pretty disappointed in the experience. ... More
