Not impressed with the finish work, at all. In a $550,000 house, Lenar installs $.89 light switches and outlets, the lowest power garbage disposal on the market...sounds like it's about to come apart...the cheapest garage door openers without WIFI capability so an owner can check to see if doors are closed, no towel racks...apparently because 6 year olds tend to use them as high bars, the cheapest flat paint that is not cleanable, the worst ground prep for landscaping....the sod was placed over rocks and the ground is not close to even or level. The concrete work is terrible...the contractor dropped concrete on the garage floor and the driveway without as much as an attempt to remove it before it hardened and the back patio is cracking. The trim brick border on the patios looks like the concrete was finished by a 3-year-old using play doh. The vinyl plank floor moves and makes noise under your feet, The slide in stove bottom drawer is unusable as it is so poorly built. The exhaust fan over the stove is, well, cheap.... NO electronic switches, they put a30 inch fan hood with about three inch gaps between the sides and the cabinets. The fan is weak and I know my toast is done with the smoke alarm goes off. Spending $2 more for each light switch and wall plugs, $200 more for a wifi capable garage door opener, $25 dollars for three - four towel racks rather than hooks which don't let towels dry...especially in high humidity areas, may have cost a builder $2,000 (at most), a price I would have gladly paid to have this stuff done right during construction. I almost forgot, the sewer covers in the street are 2-4 inches above the pavement, If a car with a low-profile tire hits one, significant damage may occur. One is placed in front of my house and, especially if there is a vehicle parked on the narrow street, there is almost no way I can avoid the sewer cover....There is no reason that some asphalt could not have been installed to avoid the sharp edge of a steel sewer cover plate.... Someone at Lenar has to re-think what they are putting into their homes... On a positive note, the local staff, sales and escrow, has been great!! ... More

Overall, the home buying experience went well. Every person was very professional and courteous. Thumbs up to the employees. My house sits in a smaller subdivision. The lot I am in contains a very large Cotton Wood tree that should have been cleared by Lennar. The tree’s branches have already caused major damage to the small house next to me ( also new and has not sold) and resulted in one side of the house having to be rebuilt. If anyone from Lennar reads this please advise whom I need to contact to address the removal of the tree and leveling of my lot. When I asked about the property lines and the brush, dead trees I was informed by a Lennar Representative that it was to be left for drainage. This is not the case I found out with the township. The excavating and ground work was done very poorly and should have included leveling my lot . I am now left to fork out a large sum to properly clear and prepare my lot. EverBe is an amazing community and really glad to have become part of it. However, the journey to get there with Lennar could have been so much better. I hope Lennar will use this as constructive feedback towards improving experience for other prospective home buyers in the future. Sales team - They were courteous, prompt and professional. - However, I felt really rushed with constant pressure to make purchase decisions in less than 24-48 hours. - Very few models were on display. It is so much easier to visualize a physical model. - A simple phone call inquiry to internet Sales team asking for advertised specials precluded me from working thru a real estate broker. Lennar sales team is probably paid for and compensated by Lennar and IMO act in best interest of the company as against the home buyer. If I had a choice, I would have gone with a real-estate broker that represents my best interest. - None of the incentives were disclosed upfront. Most of the incentives are only available to you if you avail services from Lennar groups/affiliates e.g. Mortgage, Insurance, Title and such. Some of the services had very high mark-ups and not very competitive. - The purchase contract was 70+ pages long and IMO, fairly skewed in favor of the Lennar with no provisions to change any language. It also did not give me much leverage against any disputes or contentions. Yes, there is a provision for arbitration, but as an individual buyer, do I want to really be spending my time there? Mortgage process - Team was definitely prompt, courteous and professional. - Website was very intuitive and user friendly. - By far the best part of the deal was the mortgage rate offered. I was appreciative of the Mortgage team describing the incentives that ideally should have been divulged during Sales process. - The consults provided by Miguel were exceptional. - The only opportunity, a month after closing, Lennar sold off my mortgage to another service provider, it was not seamless. A lot of the information such as flood insurance was not transferred over. I realized it after I started receiving notices from new provider. Concierge Service - There is absolutely NO collaboration within various Lennar groups (Sales, Mortgage, Construction, Customer Relationship, Title, insurance). It had become my full time job to make the siloed Lennar groups talk to each other - Lennar does have a dedicated concierge service. The concierge team was very courteous, professional and did their best to help. However, concierge had no leverage whatsoever in pursuing resolutions with any of the other Lennar groups/teams. - Any escalations to senior Lennar leadership was simply crickets. Title and closing team - Process was generally straightforward. - They have great options available for closing. In-person, remote notary and more. - The only snafu, they only handed over the home keys after closing. For the mailbox keys, we were given a runaround across all Lennar departments, post office and HOA. It took more than 45 days to get the mailbix keys. Meantime, a lot of the packages delivered sat there w/o us being able to access the mailbox Construction - By far our worst experience and the most arrogant of Lennar groups. - IMO, Lennar does not make it easy for the home buyers to bring in private inspector. - Construction has no set guidelines, checklists and were very reluctant to acknowledge any deficiencies whatsoever. E.g. Before closing, there were streaks of spilled concrete on the garage floor. When we brought it to their attention, construction’s response was the concrete floors are not warrantable. - Many items got categorized as cosmetic e.g a big star shaped dent in the bath tub. We struggled with the thought of having to live with a dent all our life when we paid full price for it. - Another example, when we opened the one of kitchen cabinets door, the panel fell to the floor. This was clearly poor workmanship and missing screws. Again non-warrantable was Lennar’s response. - The private inspection identified some major code violations. Construction wasted too much time trying to defer it to post close. I had to escalate it to the county inspector for enforcement. Since Lennar mortgage had locked the rate only for 45 days, they had their backs against the wall to fix it fast or pay for extension of rate lock. At that point, they wanted to take the easy way out and offered to part ways without accepting any wrongdoing. They were so cocky, they told me I would not incur any penalties if I walked away from the deal. Really? - Given the mistrust, I ordered a second round of inspections which still came out with significant issues. In the end, I spent almost $1000 in private inspections from my pocket. I had not really budgeted for that much cost for inspections. Post-close warranty - Given the experience with pre-close process, I was highly skeptical on what to expect. However they have pleasantly surprised me. - I do like their online ticketing system to report warranty items and setup of virtual appointments to understand the issue. - Lee, Lilly and Katrina have been fairly responsive and so far fixed quite a few pre-close mess-ups by construction. e.g. AC compressor did not work day one, thermostat was not BT capable, rekeying of locks, electrical issues with outlets and some more. Misc. - IMO, the pre-closing walk-thru was a wasted opportunity by Lennar. Sales team and CRM failed to highlight many cool standard features that come with the house, e.g irrigation system, a ring door bell, wifi operated door lock, grass moving included in HOA dues, 1 year termite warranty and more. - I wish Lennar could have made an upgrade package available for extra cost with some common sense items e.g. get a better dishwasher instead of the one with cheap plastic interior, an OTR exhaust to the exterior, a wifi capable garage door opener and such. ... Check your door knobs for dents and make sure they are functioning properly.

Lennar made our home buying experience excellent. Starting from Ms. Selisha to the rest of the staff. Would recommend Lennar homes to any home hunting families.

My experience was great although the process was cumbersome.

This is my second Lennar house. I loved my first one and it was a great overall experience, would still live in that house if the neighborhood stayed good. This was a horrible purchasing experience, especially with escrow, and let me explain we could have paid cash for the house, but we didn't want too. The electrical messes up a lot, tons of work orders to get it right. One can light per room and no fans. Only a few plugs in each room too, seems weird. Dealing with them isn't the easiest, and it all depends on what area you buy in and the people, because like I said, our first Lennar house was a great experience. So you get what you pay for, even though this house is more money and less square feet, 7 years apart too. ... More

I’m very pleased with my purchase of home. It was absolutely amazing experience to work with very knowledgeable and professional people like Rusty from the landing department, Mark from sales. The quality of the product spectacular, we didn’t have any issues on the walk through. Everyone was polite and provided excellent customer service!

Unfortunately day3 of moving in I had a leak that caused the spare room to have to have the carpet removed and the wall. It only has been a month and a half and I still have a dirty makeshift cover in my bedroom for the contractors which is ripped. I had to have multiple attempts for them to figure out the sewage issue. It wasn’t until I left a review that Bayonet the contractor they use actually did something. My next problem is my AC it’s only cooling on one side of the house. However, I had to please the insatiable underwriter when trying to purchase for then to not be able to use my toilet on day 3. We had our closing March 10. We drove from Colorado to Texas into a winter vortex with 2 labradors, 2 cats, two cars and a trailer. Got stranded in the blizzard. Our trailer got stuck at a hotel with no rooms. So we slept in the car freezing all night till we could get towed in the morning. We get to Frisco Tx on March 9 stay in a hotel. (Remember we have to get 2 cats and two dogs (one’s a tripod) in the hotels for the past few nights driving. Always have to take an elevator.) Now Lennar only does virtual closing and we have to be out of hotel by 11am. They want the closing at 10am. 10am they could not get their end to work… over an hour trying and now we have to be out of hotel. Now we have to try to find Wifi somewhere to finish the closing. As we leave one of our cats escapes. We try forever to get her back but finally do. McDonald’s and Starbucks nearby have no space for the trailer to park. So we have to keep driving around till we found a place with WiFi and a spot to park trailer. In this city that was a nightmare to find. But we finally find a place get and start to close on the house. During the closing she did say March 11 was marked in some areas. I said it has March 10 then for some reason they changed to March 11 but talked to (won’t mention her name here) and said we needed it back to March 10, so they changed it back. And it was changed since we were online with someone for closing on the 10th with an appointment for the 10th!!! So she changed the few areas that still said 11th. We paid cash for the house. We were set; so we headed to the office to get our keys. We are tired, stressed and just ready for this nightmare to end and get into our home. At the office we are told we can’t get our keys…try again tomorrow. What?? You have our money..we just closed …they said at closing we can go pick up our keys….why?? They say….You are scheduled for the 11th to receive your keys. Come back tomorrow. Just thinking of going through another hotel stay with our pets..almost losing one, carrying the tripod Labrador into the hotel again. I lost it. I was calling everyone. We were out in the car for 5 hours with our two cats and two labs in the heat in front of the office begging for our keys!! We had closing papers, confirmation they had our money..house completely paid for and we could not get our keys!!! Finally after all day waiting in our car in front of the office..sweating..dogs panting …we got our keys. What an awful company to buy from!! We were warned not to buy from Lennar but did not listen. Lesson learned. Listen to your friends and family when they say something is bad!! ... More

Great place to live ,nice neighbors & great neighborhood

The buying experience was very organized. The process was explained well and we were given periodic updates. We actually used the builder’s mortgage company which made the whole process go smoothly. The quality of the craftsmanship leaves a lot to be desired. The sub-contractors don’t show pride in their work. The overall site/home supervisor does not put my effort in presenting a good product. The materials used on construction are definitely builder grade even if you purchase the elite package. For example the towel rods and toilet paper holders are plastic and didn’t match anything else in the bathrooms. In less than a month we have had to submit over 10 work orders to correct issues. We did a number of walk through during the building process but the issues continue to develop. On a positive note, they have addressed the issues. The landscaping was pretty much dead when we closed. Many of the plants had already died and they are not covered under warranty. We have spent hundreds of dollars replacing. The home floor plans are nice but there is absolutely NO changes or additions permitted. We wanted to add a 240v outlet in garage for electric car, and willing to pay for it, but they refused. Wanted to have a higher quality and more efficient HVAC installed but refused. Wanted to add a couple more wall outlets but again it was refused. They simply said you can do these after closing. Why would I pay to have another HVAC system installed after a brand new one removed. Overall I like the area but you need to constantly check on the builder so corners are not cut. Even then don’t expect perfection. This is a high volume builder who focuses on providing homes that just meet basic standards. ... More

Our salesman was were very nice but i felt his hands were tied on virtually everything.

By far the most frustrating experience of a lifetime. All my financial records I submitted somehow disappeared. Buying process was confusing. No loyalty to those that were on the magical list. Withholding of vital information about the lot. Poor workmanship on concrete, paint, and framing. Would NEVER recommend to anyone.

I like the layout of the house but there are a lot of small details here and there. Like pencil marks were left in the kitchen walls. Wall plates were dirty with caulking. Small details that weren’t explained. The celebration and closing day to go over the house seem rushed. The representative was talking really fast and rushing through the check list. The sales representative was rhonda and she answer all my questions she showed me all the house models. And also all the houses that were available.

Disappointed with quality of appliances for a $500K+ home. Wasn’t flagged on the planes flying over the community which should have been disclosed. Setup of the laundry room prevents full use of the space. Bedroom carpeting is not up to the standards of the home—flooring should have been consistent with the rest of the home. Would have liked the name of the paint/colors used.

The purchase experience was very smooth and easy from start to finish. It would not be possible without the great team we worked with. The sales person Sue, was very knowledgeable, professional and patient with us. She was very responsive and helpful during purchase process. The financial team was also great! Victoria was very helpful and pleasant to work with. She was very nice and was always willing to go above and beyond to satisfy the customer. The construction team was also extremely friendly and helpful. Dylan was always there to help when the issues arise. He was patient with us. Every time we would see him on the job site he had a smile on his face and was willing to answer our questions. I wish Lennar used better quality cabinets and carpet. The cabinets are particle board and very weak. The carpet is thin and the nails from tack scribs pock the feet. ... More

The selling agent, lacked experience , Kept changes the deal. Negotiating with texting and should stuck with email so I have a track of any changes. Thanks to the manager Penny who was able to take over and close the deal.

The buying process was easy and efficient. The repairs were mostly timely. I still have a few outstanding issues. My biggest concern is that the website states that all of the appliances are included. My neighbors received all of the appliances listed on the website as promised. I did not. I did not receive a washer dryer refrigerator or air conditioning like my neighbors. I have requested information and resolve from customer care, and the regional vice president about this issue and have not been given a response.

Assistance from Team from sales to Project Manager/support staff with issues has been excellent. The quality could improve and the options when buying were limited or removed - maybe due to rushing to get development finished and closed.

We had a very good experience with the purchase of our home! I did feel that the company cut corners on a few details! Bathroom accessories weren’t included, no window frames, all lighting is high hats, no fixtures, flooring, lack of carpeting, no outlets operate with switches to name a few!
