I would highly recommend personally monitoring the entire build process. If you personally can not then get a trust worthy buyer agent that has sold homes in a Lennar community in the past. Lennar sales reps are only focused on net new sales after P&S is signed (selling is their main job). They do not have the bandwidth to support your home build. That said, great properties, great homes, great value compared to other builders. Just pay attention and ask questions, trust but verify everything. Get to know your construction manager. They run the show as best as they can. Good luck.

My overall experience was 4 stars. If we were provided everything that was initially offered when the sales person walked us through the house, we would have rated it a 5 star. But as we got into the conversation with our agent and Lennar, things started falling apart; no appliances were to be provided (yet other spec homes were having appliances delivered to other homes in the same state as the one we were looking at), resolution to the promised appliances wasn't the same level of compensation, the house was "cleaned" before our walkthrough with Nichole (construction manager) and there were many areas that needed to be recleaned. The standards for a homebuyer is much greater than the builder and at the end of the day, I would have liked to see the builder's team to think as if it was their house and would they be okay with the outcome. Lennar mortgage, Christy, was great to deal with throughout the process. She was quick to respond and explain things thoroughly. The warranty department has been quick to tackle some minor issues post moving in and I've been happy with this experience. In the end, the sales team started the home purchasing off on the wrong foot. If Lennar could get the sales team to not lie or mislead, the homebuying experience would have been great. Great neighborhood looking forward to the amenities. We are enjoying our house and where it’s located.

Buying a Lennar NexGen home has been a very rewarding process. Working with the mortgage team was probably the best part of things. And the sales representative was always available for any questions or concerns. I would recommend a Lennar home and the supporting companies as well.

The buying experience was very simple and efficient. The quality of some of the subs was underwhelming. Painters were horrible. Runs, peeled paint on the doors. Plumbers didn’t hook up the garbage disposal correctly. Had a small rip in the lanai screen. I will say the web page to have things repaired worked very well and fixes were timely.

The quality of the home, in my opinion was done in a hurry, therefore using cheaper materials to build the house faster and hoping the new homebuyer will not pat attention to details. The appliances that come with the house are inexpensive and of poor quality. The floors are not properly glued, the carpets are not installed correctly causing you to step on nails. No door bell chime installed, garage not painted, no linen closet, or towel racks. Landscaping half done, meaning some grass is green and other is brown. I feel too many houses are built at once and in a hurry to sell therefore using cheaper materials which in the long run I believe will cause major issues for new homeowners. ... More

Everything was very upfront, no surprises. The homes are pretty basic, but you get what you pay for. So far after three months we are satisfied.

There is definitely architectural flaws when designing these houses, and it appears that Lennar doesn’t do the same thing on each and every house. Three Car garage houses have three coach lights that make the house look balanced at night, yet there are some three-car garage houses that only have two coach lights and then there are a couple of RV garage houses that have three coach lights and the rest do not and at night time the house definitely does not look correct… the added cost when building the house to put three coach lights on ALL the houses is minimal. and then on some floorplans, they make a very decent size patio and on other floorplans like mine they only make a 12 x 12 patio which is ridiculous when you’re incorporating the roofline. So be prepared to spend extra money after you move in to fix things that should’ve been done right to begin with… ... More

I liked the process of checking new properties and the overall level of communication from their departments.

The only real issue I had was that I didn't want to use their pool vendor because of previous experience I had with then at Babcock National, I kept reminding them of that I was going to use my own pool contractor but they still put 3 large trees in the area for my Lanai and did did landscaping where pool would be built. I now have to move all that landscaping when they could have done the landscaping for a pool installation which they have.

I would said that overall it was a great experience with the builder. I would recommend it.

The experience was very good and well organized. We wish Lenar had worked with us to upgrade many things in the house which we had to do after the purchase.

Very responsive to your needs with any issues

Lennar does a great job in the early stages by having an entire team reach out to us. As we got closer to our closing date it became hard to reach people on the team. When we closed, the hand-off was a disappointment. Instead of giving the door code to Ryan our concierge (who was awesome!), they instead sent it to the sales agent who had stopped returning our calls months prior to close. He happened to be off the day the code was sent to him and we couldn't get into our new home. He finally called us with the code. It was a very disappointing experience on a day that we had looked forward to for months. The team was too busy to talk to us and complained of being stretched too thin. The sales agent stopped by the house to give us our RFID tags and said "I have a gift for you but forgot to put it in my truck"...we never saw the gift. Not really feeling the love. ... More

Overall, things have been great. My only real concern has been once we closed, all the people we heard from disappeared. Lennar is a big company, I was hoping there was perhaps a single local number, perhaps even a local person, we could call with issues, questions. Now, not sure what I do or who I call. But overall, so far, love the place!

This is my second new home from Lennar. They are mass production builders. You get what they spec. I wanted a gas tankless water heater and despite the water heater being next to gas lines and the builder even drilling the exhaust hole in the siding they would not let me pay to upgrade. Make sure to do inspections. There were 3 structural defects that were pointed out to them then addressed. I loved my lot but wished I could have tweaked the interior a bit.

Home is nice. Construction Manager talked a good game but lacked follow-up on issues. Warranty Dept. Person Maria is Fantastic and focused on customer satisfaction.

We love our home and were excited to buy ever since we first saw it. The design of the floor plan is awesome and the price is worth it. I will say that our grass was on the verge of dying ever since we bought. We were assured it would be okay with watering, but that hasn't been the case. There were also quite a few issues we had to have addressed after purchasing. Our master bath shower would not stay hot and we ended up having a leak from the shower enclosure. However, the repairs came pretty quickly so we were really appreciative to just how responsive Lennar was to issues. Will also note that none of our ceiling electrical boxes in the rooms seem to be rated for ceiling fans, which I find to be lesser quality given people tend to put up fans and not just light fixtures. Home experience has been good. However attempt to use on line closure was terrible. They could not seem to get paperwork correct. One issue was listing my son as my husband. Along with several others.

Construction Superintendent and most of the sales staff were awesome. Quick to respond and good communication

Great design and build for the price and location. Surprised to see couple of issues in electrical fixtures within months so can’t confirm on the quality overall until after some time. Everything was on warranty so not a big issue and their response has been pretty quick.

Great location for resale but I was really attracted to the amenities. The walking trail and park provide areas for enjoyment. I love the continuous sidewalks as well. The convenience of shopping and proximity to Raleigh is also attractive.

Was happy to move in until we needed heating. We had no heat. It took 3 repairman to figure out the problems. 1. Heating was set up for heat pump and we should have been set up for gas. 2. Had a shut off valve that kept overheating. 3. The reason the valve was overheating because the blower for the exhaust was blowing into the condensation drain. Causing a loud noise in the laundry room and not venting the gases away. This makes me believe other problems will arise due to lack of follow through by quality ensurance.
