This process was extremely painful and unfriendly to myself as the homebuyer. I have purchased 4 homes and this was easily the worst experience. The concierge, Debs communicated terribly, was condescending, and was completely unwilling to help us negotiate a closing date, time, and location that was best for us. Our initial request was to close remotely in Florida which we were told could not happen. I asked again to close remotely from the model home in Franklin and was told it was not far enough away from the Carmel office. We drove from Florida to Indiana and were expected to be at final walk-through 9 hours after we arrived in Indiana, at 8:00 am the next day (we were told “hopefully that time works because it has to”) and then drive 30-40 minutes away to Carmel to close on the house and then BACK to Franklin to be in our home. This was all completed with minimal sleep, 15 hours of driving the day before, 3 pets, 2 kids, one of which woke up the same morning with a fever. It is insanely discouraging to spend the amount of money and time it costs to purchase a house for the builder and Lender to be so unwilling to offer any flexibility in these kinds of situations, especially. Our furnace had a gas leak and was inoperable less than a week after moving in. To add, Lennar Mortgage received everything that was asked for. However, a clerical error on the end of Lennar has caused them to contact myself for additional paperwork that was not needed originally although the mortgage has already been sold to another lender (2 months after closing.) ... Lennar really cares about your home experience and are very fast responding to your needs and questions regarding your home

Closet brackets cheap and rip out. Heating and cooling system inadequate. Basement floor uneven. Basement walls not straight.

The house was very well built. There were some minor issues with some small details

I want to start off with a few positives, the house is nice and spacious, the neighborhood looks and seems nice. (Still waiting on amenities). The home buying process for me was pretty awful. The sales agent was very attentive until I submitted an application. He did advise me that I’d hear from the loan officer the next morning (it was a Sunday, no big deal). After three days of not hearing from anyone, I began sending messages to the sales agent, and within the Lennar mortgage portal (I uploaded all of the required docs based on what was recommended within the application process). Finally received a very brief call acknowledging they have my application. I basically heard nothing else until I reached out again a few weeks later asking if I am approved and how I disliked this process. I received a fairly quick response stating I had my new home owners meeting the next day (they never asked if I was available nor said I was approved). Completed that walk through with whom I thought was a stranger. (Wasn’t the name I was given but she was nice). After another week and a half of silence I reached out yet again asking what’s going on and if I’m approved. Finally got a response saying oh yes, you’ve been approved for weeks, you close in less than 48 hours. That was an extremely stressful process and trying to put a rush on transferring money from one account to another to play my downpayment with title was also stressful. The signing process was done virtually. The title agent never reached out to me I ended up having to bring more to closing because the LO never informed the title company that I paid my earnest money the day I completed my application. (I did receive a refund about a week later). Once I completed my closing, I ran to get my key (they only offer a 15 min key pick up window of time) and low and behold, they had no idea I closed on my loan. Waited more than an hour for them to tell me they don’t have any keys for me. And the construction manager will have to have some made. My entire car was filled with household items (thought I was moving in) , so the agent at the leasing office kindly let me in. Once I got inside I found a window was open and the lock was busted off of it, and the bathroom vanity’s front face fell off onto my foot and busted open my toes. I hope others have better experiences. But this was almost a complete nightmare. ... More

We had an initial great experience with Lennar sales, however Lennar title was very difficult to work with upon closing. We were told we were to close on a Friday, however Lennar title did not see our money transfer from the sale of our previous home that was sent early in the day Friday until very late in the day and due to that we were unable to close. When we tried to contact them Friday afternoon for clarification there was no response or anyone we could speak with. Due to this my family had nowhere to go for a weekend and had to find somewhere to stay along with paying extra for a U-haul to hold our belongings as we had already closed on our previous home. We were told we would be able to close early that Monday morning, however, we had to sign new paperwork. We received the paperwork at 8am Monday morning but still had heard nothing about being able to get into our home by 12:00. We continued to try to call Lennar title to find out why and were met with no response. We ended up having to call the initial phone number on their website and indicate we were interested in buying a new home in order to speak with anyone. We did not get our official closing papers and keys until 2 pm that day which was 3 days after we were supposed to initially close. The staff at Lennard was very nice and professional and it made the home buying experience pleasant. They also have been very responsive to any questions/issues I had with the home. What about the home itself? I would give Lennard A++ for the quality build of the home. Their construction crew did a great job. That said I REALLY wish Lennard would have included some basic things with the home which they didn't. Things like a garage opener (which I had to have a private garage door company install for $475), pouring the concrete for a patio in the back of the house. Even a modest patio of 5' x 7' would have been very helpful. A wash basin in the garage would have also been a nice addition that should come standard. And there is only ONE hose bib on the outside of the home. ... More

Quick move, closing done in 30 days, safe place.

We are very pleased with our new home. Lennar has a very efficient system in place to help new homeowners navigate the purchase and move-in process. Everyone is very helpful and responsive.

We have been very happy with our new home. The neighborhood is beautiful. The quality of the material is great. I like that most of the design features are chosen for you or are at least narrowed down to a few options that you know will look good. My wife and I get overwhelmed with a lot of decisions so that was useful for us. My one complaint is that it was highly encouraged to use their lendor, and our guy did not seem to know what he was doing. But overall, we love the house and neighborhood.

Overall satisfied. Could have done a little better job with the final cleaning inside the house. Have a few warranty issues that I’m sure will be taken care of. Everyone we dealt with so far has been very helpful and pleasant.

The purchasing process went as smooth as butter. What can be better than that?

The start of our home buying process began smoothly, with a virtual tour and quickly finding a floor plan that was available and fit our timeline. Everything after that went downhill. We had some trouble communicating the specifics of our loan information with our MLO, primarily the fact we wanted the house in both our names, and some other key details around the cash to close which were not addressed until the last week before the holidays. Our sales rep, Lee, was hard to get a response out of for a while until our closing. We closed the day that the snow storm hit McKinney and no one was there to turn our water on, or help in any way outside of handing me my keys. Lee even had the gall to ask us how we figured out to do this ourselves and if we would be willing to help another homebuyer also left out to dry because of the weather. Tip: if no one is coming in to work; let your buyers know so they can adjust their plans and not put them or anyone else in danger. Or don’t shut off the water the day before someone moves in. It was also never communicated until days prior that our closing would be all virtual. That would have been VERY nice to know ahead of time as we were located in two different states until the day prior. ... More

We were informed every step of the way with up to date emails, and photos of the build. We feel very fortunate. This is our second Lennar home in South Carolina and we are extremely pleased!

Do NOT do any upgrades with Macadam Flooring! Poor quality of product, expensive, and poor quality of workmanship. I will never buy another Lennar home and I WILL NEVER RECOMEND LENNAR COMPANY!

ALL THE REPS WERE WILLING TO HELP AND ANS ALL OUR QUESTIONS

I have to admit I was not looking to buy new construction after all the horror stories I had heard and read about. However, the deal on the Lennar home I ended up purchasing was too good to pass up. I believe the workmanship and choice of materials has been better than expected. Of course, nothing is perfect and there have been a few very minor issues so far but the response from the warranty team has been excellent. Fingers crossed that as time goes on, there are no hidden problems that reveal themselves, but so far, so good!

Firstly I'd like to say that the attention to problems is not addressed . I was told that an issue was resolved but in fact it was not. Still working through it. Day after close found the furnace did not work. Had to submit a warranty claim on day 1. Sod issue. Took more than a month after close to get it placed. Then found that is was all dead and brown. Having to follow up with that now. Found after closing that the stove top burner plates are gone. Have to work that issue. Why? Not a happy camper with the builder at this point!!!

I am a Senior and this is my first new constructed home always bought and remodeled. The buying and completion of the sale for me being a senior was extremely difficult and so very confusing. So many many people emailing and requesting verifications and do's and dont's my head was spinning. Also some mistakes on their end when items were summitted and kept requesting same items finally I discovered why... someone at Lennar set me up to different portals for submission and they were not checking other portal. Sorry I like the old fashion way because I am not savvy on technology and the whole process was a nightmare. I had to have my children help me on most of it AND after all that the closing online ???? which was easy for certain but just did not have the WOW factor of going in person to sign and walk out with the key. It was actually blah. All the staff at Lennar were great and very nice but I did struggle for the first time in my life buying a property. With that said ....I see that with a new house the workmanship is lacking and also the details of purchasing a listed 389,000 home leaves so much for the owner to then supply the little details one would expect. Like cabinet pulls.....towel racks and rings....fans especially for those of us in Houston Texas area....gutters where a must need...also the trim throughout the home...really ??? cheap painted regular boards. I know with economy and especially since pandemic I am certain builders I guess have issues keeping the cost down...but with Lennar being a major builder owning everything from home building to the mortgage lender and everything in between sorry I am just disappointed at least for some of these things should be included. Also when a buyer does a walk thru and then workers come in to do the issues for goodness sakes they like when building the house come in and do their responsibility but do not respect the home so they bump or dent or damage other parts of the house in their process of working in your brand new home. Then you move in and see the dirty hand prints and the knocks that were made while they were in the house because this is just a job with thousands of others waiting to be worked on as well. But this is MY HOME I signed up to pay dearly for the rest of my life and I have waited a lifetime to be able to have....Lastly for goodness sakes why why why do builders use the cheapest white paint that is like powder and can not be cleaned ? I know it is the cost but has anyone asked if they would like to upgrade the paint as the buyer expense. I had to pay close to 3000 to just get the walls painted (not closets or utility room) before I ever moved in because the walls were so fragile and the fear if they are touched in anyway BOOM you have issues. Just roll in the cost of quality durable paint the first go round when house is built. I know at this price point your buyers would absolutely appreciate and willing to pay the upcharge for the better paint that Lennar would use and that would even be a FANTASTIC selling point ESPECIALLY if Lennar got out front first to offer. I have spoken .....as well as my own children that have purchased new homes and yes they were Lennar....How awful and terrible contractors paint is and impossible to keep clean and damage free even without children in ln the home. They all within just a few years of constantly touching up opted to have everything whole house inside repainted. Sorry but I feel you want my honest response ...so that is what I have given. There are so many details I love about the home...the floorplan inside and out...that mine did come with a sprinkler system...the fabulous use of space as well as most of the finishes and the community I purchased. As I said exciting event in life but as the owner I do want Lennar to have a honest review of what my experience was and is ....A lot of good with some bad. Such as life goes in all things. ... More

Everyone helpful but to much Online paperwork ! Frustrating and stressful. We are not good with computers we had to seek outside help to do pages and pages unnecessary paper work !why have a Closing! Bathrooms are very basic not crazy about that. Have AC/Heating unit in Attic is insane. We are elderly can't climb into Attic?? Need to hire someone for the monthly maintenances of the Unit whoever thought of doing that should be fired

EVERY THING WAS FIRST CLASS & QUALITY

It was a very easy process with the Lennar Mortgage Team. They were very helpful and attentive to my questions or concerns. Overall it was a very pleasant experience.

Overall we are satisfied with our purchase but there have been some hiccups. We have bought and sold over a dozen homes so this is not a new experience for us. This has been one of the rougher experiences we’ve had with a builder. Pros: -Price: you do get a lot of house for the money. The same sqft with other builders in the area would be a lot more. -Sales Rep: We worked with Joey and he was great to work with. He was very responsive and fought hard to resolve any issues or concerns very quickly -Floor Plans: They have some unique and well thought out floor plans to choose from. We liked that they had things that others didn’t. Cons: -The quality of workmanship is rather poor. We expected lower end finishes for the price point but several simple things were just sloppy (i.e., lots of paint drips on tile, banisters, windows, tubs, etc. All the Cat6 cable was wired incorrectly and I had to re-terminate all of them. Pieces of wood were left on our roof and are still there more than two months after we reported it. Garage floors are stained and have cuts, cracks, and chips all over. They tried to hide cracks in the cabinets by painting them. Chips in the tile just had a little calk/paint thrown over them in hopes we wouldn’t notice. Bath tubs all had drips of paint, caulk, or putty; one had rust spots. The house was not very clean when we moved in. Lots of window seals had dead bugs, one room had a giant dead bug stuck to the wall, all the bathtubs had wall dust and debris in them, several places they adjusted outlets or wall plates there was the dust/residue from removing the plates on the carpet, in the master closet (where the Cat6 terminates) they left all the wire clippings from terminating the Cat6 cables, etc. Just overall sloppiness that doesn’t leave the best impression when expect to walk into your shinny new home) -Warranty Rep: we were told that a warranty person was supposed to join us at our new home orientation and they did not. Apparently they were supposed to go over the warranty details, deadlines, how to register appliance warranties, give us a book of something, etc. and we didn’t get any of that. We’ve told them several times and no one seems to care. We’ve been told most the information now by neighbors but they are holding us to deadlines and such that have never been explained to us. -Walkthrough Report: The construction manager is the one who came to the walkthrough and many of the things brought up were never written on his paper. He told us that we didn’t need to write anything down because he was, but he never showed us his list, and half the stuff we brought up he didn’t include. He told us someone would be in touch as not everything would be fixed before closing. Now that we have access to the warranty portal we can finally see his list and even though no one has contacted us, everything on it is marked complete. Many things were not addressed; some are very obvious that they weren't even looked at and other things were not really addressed, just some hokey quick fix. Since no one contacted us, I resubmitted most the items that were on his list plus the others that he missed. Fortunately, we had a private inspection done and had sent them this list ahead of time so many of the things he didn't write down were on that inspection list but some of them that weren't we are now being questioned why we didn't have them on our walkthrough list. It's been a rather frustrating process. -Imperfections: we understand that nothing is ever going to be perfect but when you buy something new, you are expecting things to be new. Several items are damaged and thus far not being taken care of. I am still working with the warranty people but the most frustrating aspect is that our closing was pushed back because they wanted the house to be "perfect" before we moved in so it's frustrating that we have large cracks and chips in the garage floors, deep scratches in the kitchen sink that cannot be buffed out, scratches all over the microwave controls, and cracks in the kitchen cabinets. Not only were these not noticed BEFORE we did our walkthrough (which was the reason we were given for pushing the closing date), we are struggling to get some of them addressed because either "they weren't on our walkthrough report" or "that's within Lennar specs". It's frustrating to me that I bought a new house to avoid these kinds of fights yet I am still having to have them. Many of our neighbors are telling us of similar experiences so I highly recommend anyone building with Lennar heed this advice and be very forceful in what you want BEFORE you close. Afterwards, the battle becomes much more difficult. Overall, we are happy with our purchase. We love the house, the neighborhood, and neighbors. I just wish I would have been more discerning before we closed and insisted that I get, in writing, the list of things they would take care of before I signed. Our previous builders have been very easy to work with on these issues (and we had fewer of them) so we didn't stress it but should have. I would not tell anyone not to buy from Lennar, I would simply say, be VERY picky at your walkthrough and have a clear understanding before you leave what will/won't be addressed, what will be outstanding after you move in, who to contact if they don't contact you, etc. If you are not happy with those answers, talk about it BEFORE you close. Corners cut, cheap material. Horrible roof construction. Idk how no one has a civil law suit against them.

My loan office was top of the line. He did all he could to make sure everything went well. Not too fond of tile because the person I dealt with was very slow to respond to queries. The house is beautiful. Only thing I would change is the quality of the interior walls. The walls are literally paper. You can’t even use a wet rag to wipe it. It will fall apart.
