Failure to pay attention to detail.

Thus far I have encountered many issues with construction failures in my new home. Issues such as crooked walls. Missing components. Central air and heating problems. Flooring issues with instalation flaws. No windows screens to save lennar money. Front yard still has installation failures, it appears as if they just went on to the next job and forgot about it. No personal follow up on new home. Last walk through was fast, sign here intial there. In 5min it was done. Never saw or heard from anyone again. I could go on but I won't you get the picture.

Lennar mortgage officer Tom was quite difficult to work with, After establishing this was my first property and needed various issues explained, at times the answers were borderline rude, left me feeling like an idiot for asking a question he was inferring I should know the answer. Was nice in general conversation but didn't feel the need to explain. I found issues with his work, initially I wanted 20% down. Later to find out that the numbers in his system were showing 18% down and added insurance. He didn't see the need to make corrections and re send the correct figures. I was away ...

Financing was easy. Workmanship is the absolute wort. My Brand New home was not detailed at all. My stove I was told it was on when they did their inspection it was UNPLUGGED. My flooring was put together with bits and pieces. Lots of little pieces landscaping cheap only 20 feet of sod when I have at least 50 feet needed to cover yard. It seems that they were trying to get the work done to sell the house. The workman ship was very poor. We had to walk this home 3 time and items were not addressed as of our purchase date. Items still need to be addressed with us living here. The door opening from the outside and the hinges on the outside of the door is very unsafe as well. Someone could just knock the hinges off and come into the home.

Paperwork is ridiculous

The volume of paperwork that could not be changed nor copied to have someone else look at it was ridiculous. Why send it if no changes can be made. We have not been impressed with the electrical outlets in the house.

Too many quality isssues after closing

Water tank, dishwasher, emergency shower hinge, ungrounded rail. These shouldn’t occur with adequate quality control. Home experience stafff became invisible and unresponsive after sale, warranty filing process is inconvenient and closed so my property managers cannot file claims on my behalf.

Unfortunately the quality control of their homes is non-existent. I have found issues with EVERY SINGLE TRADE!! I am an engineer by trade and run a construction company so I do know how good work should look like. Flooring / Tiles: Floor in general is off level. Had to add shims to almost every piece of furniture in the house. Very poor quality installation. Also found a couple of broken tiles as well. We have warranty items that have been identified to Lennar to be fixed. Some items like exterior doors that let air come through the threshold. This is a critical defect that is making our energy cost spike that has yet to be fixed. We have to keep rugs in front of the doors to keep our heat in. Other items have yet to be given an estimated time of completion.

I was warned that Lennar builds cheap homes. I should have listened. It all started on the intial pre-closing walk with our superintendent Luis where we gave him a punch list of items that needed to be addressed. Six days later (1 day before our closing and when we were to move out of our current home) I was called by Luis and told he couldn’t get the majority of things done but he promised we would have them addressed starting the week after we closed. My experience with purchasing a new build from Lennar was horrible and will Never do it again. They were not easy to work with, their were to many people involved and was extremely confusing, so many different people and not clear on what they part of the transaction they were calling from. Contracts messed up, Multiple issues with home, tough to get help

Lennar people had multiple mistakes on closing contracts and it was not easy to get is all corrected as their first reaction is blaming instead of accepting the mistakes and working on corrections. Home was handed over with many issues and I was only able to get some of them fixed after many requests.

Do not use Lennar financing. Didn't offer any other products except 30 year for a 1 month bridge loan. Cost me several thousand dollars fir a point ad closing cost. This was a horrible home purchase experience. It was hard to get a person to call you back. We had to do a virtual closing and it was awful, the first person we called at the Virtual Closing hung up on use when we didn't get connected fast enough. Then we had to find someone at Lennar who could tell how to get back into the Que since this was already paid for by Lennar. We couldn't ask any questions because it was just the notary on the call. The sales team has completely gone wrong on day1, They gave wrong info on which are basement lots and which are slab homes and completely messed up the sales during 1st week. The Mortgage team communication was worst as they did not give the loan estimates in time and just don't respond to customer calls. The quality of construction is worst and not up to mark of Lennar. Overall Lennar failed to deliver a quality product from sales to finish line!!

The sales person was not helpful at all, most of the time she doesn't answer back or for the few times she did she was giving wrong information, my new neighbor had the same issue as well. Otherwise some of the floors in the house are not well leveled and also I fund some studs and trush buried under the sod and makes me question the quality of work and not trust your company. One good thing, the QA person who was in the final walk-through inspection was knowledgeable and had a good attitude.

The GC (T) was very responsive in all emails UNTIL we met in person and, in our opinion, saw the buyers were a same sex married couple. From that point on he wouldn’t even talk to my husband and I when we had issues. He would only talk past us to the other Lennar associates.
