Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. Builder amazing, mortgage guy committed fraud

Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

The home and sales team were great. They were very helpful. My main challenge was with the Lennar mortgage where I did not get the interest rate I was originally expected due to delays and lack of response. Then when I finally agreed to buy down the rate and signed all of the contracts and paper work then I was told 2 working days prior to closing that I could not get my rate. Very disappointed that I did not get the rate that I was expecting but everything else was great.

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. I would not be inclined to use Lennar mortgage again. Every time something came up a new person would reach out needing more information. Many times at the end of day or weekends. It was the hardest purchase of a home that I have done in the four homes I have purchased over the years. Selection of house and the building process went smoothly until it was to close. During our walkthrough, inspections were not complete, house was not cleaned at all, some items were not completed, final trim paint was not finished. We did our walk through and made list of items that needed to be fixed or finished. We were told it all would be completed by the closing date. The agent, Shay, was great and the team inside Lennar was pretty good. Unfortunately, Lennar is plagued with incompetence and cost cutting to the extreme at the top. The purchasing team needs to be updated and the design team needs to refocus on what matters in a successful design. I can understand removing the powder room from the RV garage to cut costs. But there was an opportunity to put tough ins for future for a sink on the back side of the master bath. The house is not bad, but there was a lack of attention to many details, apart from an unjustified delay in its delivery. The best has been Mrs Maria Gonzalez in addressing questions and complaints. THANKS MRS MARIA!! It will be difficult for me to buy houses from Lennar again.

Sales did not inform us that the house was in flood zone. We heard it from the mortgage company. We never met our construction guy. The only time we heard from him was when he changed the time on our initial walk thru but had somebody else do it. Closing was stressful as well when the CO was not available and someone had to go get it. Overall happy with the house and neighborhood.

The overall quality of home is good, the community is not, the landscaping in front of the house is lacking adequate plant material and the community slopes are a disaster. By not making your community improvements a priority (rec centers, slopes, front yard landscaping, street lights, sidewalks) you have and continue to impact your reputation and I would have to assume your sales. Also, the entrance gates do not appear to be designed to control foot traffic, Not sure if this is by design or not. I will need to review your EIR and conditions of approval.

The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. Garbage everywhere, horrible landscaping and cheap paint

When we first moved in to our home a few months ago, half the grass was dead, the tree in the front yard was dead, there was trash everywhere, and they did a horrible job painting the inside. There was zero prep work done to the ground before laying the sod down, and I witnessed this as I saw them do the neighbors. What could be an all encompassing & complete buying experience is rushed to the point that details are overlooked both administratively and from a construction perspective. We are overall pleased with our purchase as we got a great neighborhood and a good house. We also knew what we were getting moving in. If you go in understanding that there's plenty of poor quality items, you'll be much happier. The paint is atrocious. I think they must skip primer and only use one coat, that's for inside and outside. And the drywall is horrible. It's so soft if you push your nail into it, it'll leave a mark. Overall, we were happy with the new home. We have had a few warranty items come up, but they were resolved quickly. Alexis has been great to work with on all those issues. A common theme we have experienced and heard other neighbors complaining about is how hot these houses are in the summer. Was not the best experience with the mortgage, multiple issues and this isn't my first home. It's my 7th. WAY to many people to deal with and communication was a challenge at best. Quality is ok, but the crew that does the finish work not so great. Have found multiple finishes that are mediocre. They seem to be more concerned about getting them to completion rather than Quality.

it is just another builder who doesn't care about customer, you ask for something after giving them money and they make you slave. They don't have any good communication process or steps, there is a big time disconnect between sales, construction manager, underwriter, loan officers, they don't talk to each other at all, so frustrating process.

It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.
