Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. I’m having a bit of a better experience now that many of the issues have been resolved. Just waiting on sod outcome in 6 weeks to make sure it turns from brown to green. The water company is outrageous for charges and usage that is the only downside with utilities. The town and the near by towns are great and the overall community is nice. The new pool and Rec center should open soon. Every detail for anything outside has to be approved by HOA but they seem lenient and approve most things. Area is quiet and family friendly and senior friendly. Lots to see and do nearby. ... More

Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

The home and sales team were great. They were very helpful. My main challenge was with the Lennar mortgage where I did not get the interest rate I was originally expected due to delays and lack of response. Then when I finally agreed to buy down the rate and signed all of the contracts and paper work then I was told 2 working days prior to closing that I could not get my rate. Very disappointed that I did not get the rate that I was expecting but everything else was great.

Nothing nothing nothing nothing nothing

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. And you would expect that to be the case. It very much isn’t. The left hand has absolutely no idea what the right hand is doing. In some instances, the left hand didn’t seem to know that the right hand existed. They assign you a “concierge” to be your bridge between all the different moving parts. In reality, they reach out to you every month or so with an update you got two weeks prior from a different entity. No benefit whatsoever. This was our third new build and by far our most expensive, but also by far the most frustrating experience. As for construction, the quality is not good. The entire house is one big patch job. So many mistakes were caught and had to be redone. I understand that nothing will be perfect, but there were quite a few things that had to be re-done. I would hope that any builder would put forth their best effort, regardless of price point as every homebuyer deserves quality. But the quality we got at the 7 figure price point was extremely disappointing. My suggestion to Lennar, creat a sub-brand for homes at this price point and spend a little more on quality trades. Lennar simplifies the purchase process by offering extremely limited options. Carpet and tile have many options, but cabinets and countertops don’t. Forget about getting ANY electrical upgrade options. And the choices they make are questionable. I have 4 switches for the same light. Each switch is within 10 feet of the other. But then I have a room where the only switch is outside in the hall. What? All the rooms get ceiling fan pre-wires, but only one switch so you can’t control the fan and light independently without a remote. Switched outlets in the room? Nope. They cut corners in the most obvious places. The warranty experience is hit or miss. They do schedule repairs fairly quickly, but almost every repair has come with new damage. The paint people spilled a large amount of paint on my tile and covered it with a potted plant. I’m talking like 1/3 quart of paint. The contractors don’t try to resolve the underlying issues. They just do enough to mask the issue. So all in all, we LOVE the design and layout of our home, but you do not get any semblance of value for the prices they are charging. ... More

I would not be inclined to use Lennar mortgage again. Every time something came up a new person would reach out needing more information. Many times at the end of day or weekends. It was the hardest purchase of a home that I have done in the four homes I have purchased over the years. While Gabriella and Kassandra were very helpful and patient with me there were several others that were less than professional. Even the last day, we got a call to pick up our keys and another person said no there was another issue that needed to be resolved. Also we received a email saying our offer had been rejected after placing our deposit down only to find out it was sent in error. No we are sorry or explanation of what happened just ignore that. Selection of house and the building process went smoothly until it was to close. During our walkthrough, inspections were not complete, house was not cleaned at all, some items were not completed, final trim paint was not finished. We did our walk through and made list of items that needed to be fixed or finished. We were told it all would be completed by the closing date. On the morning of closing, many items were still not complete and the final inspection was not completed. So we could not close. We had our U-Haul truck loaded and had to wait until late afternoon before we had final inspection for occupancy. However there were some items not complete yet and we were told that they would get done. So we close on the house and were able to move in that evening. But we still have items not completed. The agent, Shay, was great and the team inside Lennar was pretty good. Unfortunately, Lennar is plagued with incompetence and cost cutting to the extreme at the top. The purchasing team needs to be updated and the design team needs to refocus on what matters in a successful design. I can understand removing the powder room from the RV garage to cut costs. But there was an opportunity to put tough ins for future for a sink on the back side of the master bath. The windows for the garage were removed, which was a design failure and cut very little overall cost. The door to the back yard was removed from the garage. The house has no linen closet, comes without towel bars, the faucets and door handles are chrome when the cabinet hardware is brushed. The front door hardware is also brushed. Nothing matches, we as owners are unable to add outlets or change anything. The bedrooms don’t have any lighting or switched outlets at time of turnover. There are just so many missed opportunities here and with no additional costs or very little at most a more cohesive and quality design a could be accomplished. It boils down to a lack of proper oversight from the executive level. As a side note, Lennar showed the property with a 2% commission advertised for my agent and then tried to change to a lower flat fee around time of closing. The house is not bad, but there was a lack of attention to many details, apart from an unjustified delay in its delivery. The best has been Mrs Maria Gonzalez in addressing questions and complaints. THANKS MRS MARIA!! It will be difficult for me to buy houses from Lennar again.

Sales did not inform us that the house was in flood zone. We heard it from the mortgage company. We never met our construction guy. The only time we heard from him was when he changed the time on our initial walk thru but had somebody else do it. Closing was stressful as well when the CO was not available and someone had to go get it. Overall happy with the house and neighborhood.

Just over promised, under delivered.

The overall quality of home is good, the community is not, the landscaping in front of the house is lacking adequate plant material and the community slopes are a disaster. By not making your community improvements a priority (rec centers, slopes, front yard landscaping, street lights, sidewalks) you have and continue to impact your reputation and I would have to assume your sales. Also, the entrance gates do not appear to be designed to control foot traffic, Not sure if this is by design or not. I will need to review your EIR and conditions of approval.

1st time buying from the builder. Was very confusing and people are not very helpful.

The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. Until we talked to a neighbor of their post-purchase experience we would not have moved forward with the purchase. The post-purchase process was phenomenal, however. Dusty and Lamar have been great. I’ve appreciated their willingness to address the issues we’ve had. One note- and more of a disappointment- Lennar states certain smart home devices are included in the home. It’s advertised on their website, it’s advertised in the brochures they give you for the neighborhood. Unfortunately they do not honor all the devices they explicitly say come with the house (wrong/lesser grade thermostats, specifically) ... More

Please do you home work and have your options open to compare houses, and mortgage broker with other builders.

When we first moved in to our home a few months ago, half the grass was dead, the tree in the front yard was dead, there was trash everywhere, and they did a horrible job painting the inside. There was zero prep work done to the ground before laying the sod down, and I witnessed this as I saw them do the neighbors. They left their bottles and trash and rocks in the yard and threw the sod on top of all of it. Other neighbors have stepped on pieces of metal in the yard. THIS IS A LAWSUIT IN THE MAKING. If one of my children were to have stepped on any of the junk I found in the lawn, it would not have even a good situation. Not to mention they didn’t pull any weeds before starting so now my grass is 80% weeds. I’d rather have done it all my self because I’m doing more work to fix it than it would have been to do it right the first time. I know dozens of others in the neighborhood feel the same way. Also, they used one layer of the cheapest paint possible inside. If you get any dirt on the wall and try to wipe it off, it wipes the paint off with it. So we have to paint the entire house because after 2 months of being here, there’s spots where paint is missing because you can’t properly clean it. There’s also paint splatter all over the floors and it’s caked up on door hinges. I wouldn’t recommend anyone buy a Lennar starter home unless you do the landscaping yourself and ensure they do a good job painting and clean up after themselves. ... More

What could be an all encompassing & complete buying experience is rushed to the point that details are overlooked both administratively and from a construction perspective. The volume is tremendous and the various departments,) sales ,mortgage, & insurance) do not communicate or act as one. A life in sales & marketing allows me to observe what could be the most effective Custer Service tools of any industry, rendered useless, ineffective, and down right weaponized, against the buyer. Numbers are very important for a publicly traded company trying to occupy this segment of the housing market. But Lennar needs to decide what is more important, the numbers or the buying experience (Customer Service) because right now The Bean Counters are winning & it is obvious. We are overall pleased with our purchase as we got a great neighborhood and a good house. We also knew what we were getting moving in. If you go in understanding that there's plenty of poor quality items, you'll be much happier. The paint is atrocious. I think they must skip primer and only use one coat, that's for inside and outside. And the drywall is horrible. It's so soft if you push your nail into it, it'll leave a mark. We plan on repainting in the next year and expect that will help They mostly make the process easy and it was pretty fast. The employees are all very nice. We live in a construction area but we're impressed with how clean the construction areas are kept, way better than the other builders nearby. We couldn't afford the more upscale builders but we feel we got a good value. There's just plenty that we'll have to take care of. Oh, and the included appliances are super low quality. We're saving up to replace them when they break in two years. Honestly, we love the layout and the neighborhood. We'd recommend the builder to anyone wanting a new home that comes in with eyes open and knows they aren't a high end builder. Overall, we were happy with the new home. We have had a few warranty items come up, but they were resolved quickly. Alexis has been great to work with on all those issues. A common theme we have experienced and heard other neighbors complaining about is how hot these houses are in the summer. Even though the air conditioning system is working as it’s supposed to, and the insulation is to spec, we found several air gaps in the attic (under the insulation). They were causing us to lose a lot of the conditioned air and gain a lot of heat. Making it hard for the system to keep up. Lennar can’t seem to fix this issue so we had to come out of pocket to find relief. Otherwise we love the community and our new home. ... More

Was not the best experience with the mortgage, multiple issues and this isn't my first home. It's my 7th. WAY to many people to deal with and communication was a challenge at best. Quality is ok, but the crew that does the finish work not so great. Have found multiple finishes that are mediocre. They seem to be more concerned about getting them to completion rather than Quality.

I first started this journey about two years ago with a sales agent Consultant Diana she was real nice at first, but after I didn’t get, I didn’t receive my earnest money back until I got in contact with a sales consultant named Stephanie it took nine months before I finally got my money back thanks to Stephanie’s efforts. Later, I decided again to purchase a home from Lennar sales consultant by the name of Ray he went above and beyond answered all my questions even gave me information that I didn’t even ask for I’m a real estate agent and I felt most comfortable with him. we finally this year closed and I’m happy to be in my new home. I love it here . Although this was a very long journey and process, I’m pleased with the end result. ... More

it is just another builder who doesn't care about customer, you ask for something after giving them money and they make you slave. They don't have any good communication process or steps, there is a big time disconnect between sales, construction manager, underwriter, loan officers, they don't talk to each other at all, so frustrating process.

It’s a sellers market. Lennar has an advantage on making the closing price higher than the asking price. It also doesn’t accommodate the buyers on any choices, color, materials, design, etc., But this builder is efficient in construction and keeps quality it promises. Its customer services seems lack behind and disorganized: providing confusing and wrong information so the buyers have to work hard to connect utilities and local services. The company runs the HOA (or no official HOA yet) seems not yet functioning so be crossed fingers on any HOA related issues.
