No patio, garage doesn’t smooth it with joint compound . Yard s a lot of water aeration .

If you have a model plan in place and you decide to go with it and don’t get everything you saw at the model home that will make you upset, need to have a better communication from beginning to end and have some accountability to make it right for your customers. Some items were find after move in and we summited a work order and we was told that those issue had to be addressed before closing and now we have some damage window.

At first I had a great experience with the seller’s agent… however she left the organization and I lost a valuable contact as the new agent never called me or returned any of my messages. During the celebration walk trough the agent was a bit dry and kept making comments about how her house was not as nice as the one I was buying. She would get annoyed when I pointed out things that needed to be addressed, then the finance processing was a nightmare as I was not even sure if I was going to close until 30 mins before closing. It was disappointing to see that my friend purchased the same house at a lower price just three months later. Our investment decisions are based on anticipated future value appreciation.

Closing walk through was rushed, prior inspection revealed many issues, these were to be handled before final walkthrough, yet most were not. “QA” person mentioned he had another appointment and that we needed to hurry up. When pointing out that many previous issues were not addressed, we were asked if we could “live with them”. Back door was missing a hinge pin, making it inoperable, reported this and followed up with a phone call to warranty service, no one ever came out and we ended up replacing ourselves after 3 plus days of no response. Found out today that our garage door is programmed the same as another home in the neighborhood, how does this happen? Quality of workmanship is subpar, kitchen cabinets don’t line up, nor does the surround in the master bathroom. Front porch was skim coated to fix a mistake and looks worse than before, driveway is cracked and joints aren’t cut properly. At the start of my homebuying experience, I worked with sales rep Angel, who was terrific. He was very knowledgeable, and if he did not know the answer, he got me the answer. Angel showed me houses in four different cities around San Antonio. He never made me feel like a hassle and made it a point to help me when coming into town, as he knew I was purchasing out-of-state. When I decided to move forward with a house in Bulverde, I was told there were no sales incentives on the house because it was not included in the year-end sales event as it would not be closing by the end of the year. I was informed that this house had a closing date of December 5th. After putting my earnest money down on the house, I was told that my closing date had moved forward almost two weeks. When I voiced that this would be a financial burden as I would buy last-minute plane tickets to attend all the orientations and the closing day, I requested that we keep the original closing date of December 5th. I was then told that if I did not close by the new date they set, I would accrue fees for delaying the process. This response was disheartening. I then asked for sales concessions to help offset the additional costs I would incur due to the close of escrow moving up. I was told there was nothing Lennar could do to help assist me. I did not want to lose my earnest money or incur fees, so I moved forward with my first orientation with Brett. My initial orientation with Brett was very informative and validated my concerns. He took his time to explain and answer all my questions as a new homebuyer. I was offered the opportunity to complete my second walk virtually. My brother attended this walk, but I could not participate because I couldn't get the time off with such short notice. While the virtual walk was convenient and appreciated, it did not allow us to conduct a thorough inspection to make sure all the items from our previous walk were completed. Due to closing escrow, during the holiday season, my busiest work time, I could not go out to the house for 6 weeks from the day I close. I was disappointed when I picked up the keys and walked into my house for the first time. My back door and garage were left unlocked, allowing people to enter my home after closing. Additionally, I found dried mud on the floor and dried food remnants in my sink. As I walked through the rest of the house, I discovered that a blind was missing from my primary room, and several cabinet hinges that were initially there were missing during my walk with Brett. Upon further inspection, I noticed that things from my first walk were not completed, and additional damage to my flooring occurred after the final walk. I immediately contacted my customer service rep, Brett, to inform him of the uncleanliness of my house and other concerns. Brett told me the house does not get a detailed cleaning before closing. After expressing my frustrations and other concerns regarding the home, Brett met with me to ensure my concerns were addressed. Overall, I am thoroughly disappointed with my homebuying experience with Lennar. This not only caused me not to consider purchasing a Lennar home in the future but has also discouraged my other family members from purchasing a Lennar despite having had positive experiences with them. Loan officer Miranda was amazing. Was told corrections were being made at final walkthrough that weren’t when we moved in. Took 2 days to get access to a home we owned without explanation. After move in warranty response is unreliable including having contractor show up at 5 pm after being home all day to say he can’t do the work. No follow up after. Loan officers are super helpful and answer all emails and questions. The home is good value for price, but some parts of the process are highly lacking in customer service.

only person worth mentioning is eric W. the supervisor. Could not have had a better person. his care is incredible. Other than that, house is built very cheaply, and has many imperfections in terms of paint, finishes, etc.

I love the covered back porches and Elizabeth location. The Salesperson was great despite not being impowered to make negotiations. Management above her was very slow to respond. Additionally, one item that we asked for them to address and they agreed to was never addressed. Now we have been in the house for a month we keep having issues with the lights falling and notice that floor creeks a lot. Viewing it from the basement it looks like a short cut was made and they will have to address it now as well.

Very poor communication from the sellers. The materials used for construction look and feel low quality. They should improve the materials they use. The complex does not have lighting, for the safety of the community this is something they should take into consideration.

My first home was with lennar it was an excellent experience. I keep referring to the friends. But the second Home at this new community Northlake, buying experience was not that great. They have cut down so many features from what they displayed on the model homes. When I asked the reps their constant response was "lennar has gone cheap". Yeah the quality is not that good compare to homes built back in 2018. This home is not properly insulated. I can hear the voices from the downstairs to upstairs and one room to another rooms. Having lot of issues especially the HVAC system. Which makes lot of noise could not sleep well. It's been 3 months since I reported initially, no resolutions yet. This home is not worth the price I paid!!! ... More

My home buying process had its ups and downs, but overall, I’m happy with my new home. The initial phase went smoothly, thanks to Tara M. She handled everything from the site tour to executing the contract with professionalism and ease. She was knowledgeable about the product and very responsive, which made the first part of the process straightforward. However, once the contract was signed, things became a bit disjointed. In my opinion, there were too many people involved in the process, which made it feel a bit scattered at times. But once I was able to connect with my unit’s construction manager, Bobby, things really started to fall into place. He was extremely helpful in answering my various questions and provided clarity where I needed it. The real standout in my buying experience was Emily D. She truly went above and beyond during my New Homeowner Orientation. Emily was the rockstar of the entire process. She not only provided essential, often unwritten, information on how to care for various components of my home but also advocated for me as the buyer in ways that really made me feel supported. I can’t express enough how much I appreciated her dedication and attention to detail. The biggest frustration in my experience came when it was time to close. As an out-of-town buyer, coordinating travel and handling communication was challenging, and the closing documents were sent to me very late in the process, which caused some last-minute stress. My agent and I had to take the lead in driving the process, which wasn’t ideal. One additional note: the civil design of the community has its opportunities. The streets could be 1 to 2 feet wider, which would make a significant difference in travel through the community and in simply backing out of my driveway. While the final steps to closing definitely left a sour note, the overall experience was positive, thanks in large part to Tara, Bobby, and especially Emily. The sale staff was nice to deal with However, the quality of the products is not . The construction Materials used are very ship. I was expecting more. For the money that I paid, and when something is reported to the guarantee company and they put so many excuses. Exemple: I called the guarantee because the Garage floor is cracking and they said that it is not covered by the warranty. It happened when I had 2 weeks leaving in the house. No doubt so sheap materials.

Still waiting for things to be fixed

First, I never saw my sales rep and in my opinion it just felt like and we were treated like we were just another sale for him (his name is Michael). he wasn’t even there when it was the day to get the keys.. so we actually never saw him except for briefly when touring the homes. I don’t think that’s a great first time home buyers experience to not have established a good relationship with your sales rep and have them not be present for anything. We actually spoke more to the other sales rep (Daniel I think) and he was pleasant and helpful! As for customer service, Adrian has been great, very helpful, and responsive! Oscar was also great and very helpful. He made sure to listen and answer to all our concerns. I just wish I could have gotten a different sales rep. ... More

I really like the design and construction of our home. My problems started when we were rushed to have closing before the end of their quarter. Lennar would not let us settle after the end of November, as that is the end of their quarter. Made closing more stressful than it had to be. There were a couple of design changes, nothing to major, that we were not told about until seeing them and asking Lennar about it. I understand that their are design changes, but telling us what that is beforehand would have been better. Also service after the sale is pretty bad. From no communication between the people involved to no one showing up at the scheduled appointment time or returning my calls. As I said, the house is great, but with all the issues with settlement and after the sale, I won't be recommending Lennar to anyone. ... More

Purchase experience was good but the quality of workmanship is not up to the Lennar standards as per my expectations. It appeared the tradesmen rushed through the job with so many abnormalities. I can see the coverup made and finishing job is not good at all. We see abnormalities in every room of the house and it feels disappointing to see so much money spent for a mediocre job.

Inexperienced but enthusiastic and sweet personality

Lennar Mortgage issued a e check refund after closing. It's been a month and a half, 3 attempts a BOA and one at our bank and can't cash the check. Reached out to everyone we could think of at Lennar including rosiesupport@lennartitle.com. NO body is responding. We have requested a paper check or wire transfer.

Lennar process is smooth but the agent we worked was not helpful , she dont have information on the community and even after we asked her to check about specific issue(dog park existing ) she took a day and informed there is no such thing adjacent to our home. She even reported to management that we are delaying the process instead of her lack of information . We were trying to buy the property from Jan2024 (from first release) but she never responeded to any of our messages or call, even if she responds she was just saying no homes available for you now, at the end we changed the Agent and we could able to buy the property, Same happened to my colleague with same agent(i suggested to change the agent and now he is also in escrow). Whoever looking into the review , please makesure your agent are not biased and also have the enough information. ... More

No mailbox 1.5 month after closing. Nearby construction still ongoing after closing caused security concern.

The water heater is placed in the living room and there were two leaks and flooded my living room. This is a very bad design by Lennar. Not to mention the water heater makes loud noise and can be heard up stairs. Some of my neighbors have the same issues with the water heater.

Our construction Manager, Macki is amazing! Everything else has been so-so... We have had a normal amount of "new construction" issues and our construction manager is always on top of it and doing everything she can to get it fixed but the folks that are "fixing" the issue are not really fixing the issue, just trying to cover up. It is extremely frustrating. There are a lot of things that could look way better if they were just fixed correctly the first time. The buying side was good, but the mortgage and title side of things had their own issues, not paying my insurance right away and getting told my insurance would drop me. Lots of cracks in the drywall as not enough joint compound was used and other issues need to be addressed at 60 day inspection.

The salesperson was accurate, helpful, and honest, but the mortgage person was not sincere and changed terms after they committed us. We informed the salesperson about the situation, but nothing happened. We were led to believe specific terms or conditions were being offered when we decided to purchase the house. However, after committing, it seems those terms have changed, which feels dishonest to us.
