Beginning the day you buy if you have a problem with something such as an unused appliance it has to go through a complicated warranty process. The warranty process made me produce confidential closing papers to prove I, not Lennar owned the appliance. I had issues with two appliances on day 1.

A disappointing experience. The personnel have been very nice throughout; however, this does not make up for the other issues. The quality of material is terrible for the price paid and there is no attention to detail. The finish work, in particular, is shockingly sloppy. Some of it can be touched up but many items will never look they way they should. We didn’t expect perfection, but this suggests work being done as fast as possible with no regard for how the finished product looks. Does no one have any pride in their work? I so wish we hadn’t purchased this home and I’m very worried about it keeping its value. This was a huge mistake. I wish we had paid more attention to the poor reviews of other Lennar homes. The salesperson could have been more friendly and accommodating. It felt very unwelcoming. The construction manager we had went out with pregnancy complications twice. Both times, no one followed up on her jobs. We were left hanging having no idea why she wasn’t returning phone calls. I think someone should follow up with clients when their construction manager is out more than 2 days.

Lack of flexibility to make minor changes to things as simple as the color of wall paint was frustrating. Bathroom fixtures didn’t match drawer pulls, ceilings were not painted, etc.

Actual home and build quality is good. So far, no major complaints. The issue with Lennar is how they treat you once you close and move in. Despite multiple complaints, construction manager has done nothing to prevent construction crews from blocking my driveway for hours every day while other homes are being built. Dismissive attitude, stating “luckily they will be done soon” when I brought up that I can’t leave for work or I’m not getting packages due to blockage. Gaslighting me when I bring up issues like missing paint, air bubbles under flooring, etc. “Nothing is perfect” is the response. We’ll see how the 90 day repair submission goes, the list is long. Overall a decent builder, and only thing that’s affordable in my area due to lower interest rate/deals by Lennar. Happy with things for the most part, but don’t expect the service you received before they took your money. Secondly, Lennar mortgage was a MESS. If I didn’t stay on top of every little detail, and basically do the job of loan officer and underwriter, my close would have been delayed, and my mortgage payment would have been late. Here is my honest review of my experience so far. To begin, we love our house and would consider buying from Lennar again. But the buying process was not problem free so just know you have to advocate for yourself early on. Do not sign off on the walk-through until ALL issues are resolved first. We closed escrow in September 2024. Lennar Mortgage and Title did not communicate with each other very well. We had to keep on top of our closing date because Title said they did not receive the paperwork from Mortgage and Mortgage said we just had to wait to hear from Title. It was very frustrating. I had to go into the sales office to get Title on the phone. We were told from the very beginning to use the Lennar portal for communicating, but they rarely responded when we used that so we used e-mails outside of the portal instead. Upon our walk-through inspection, the HVAC (cooling) was not working. The next day we were told a switch had not been turned on. It did get a little cooler the next day, but not well enough to notice a major difference. This time of year was cooler so we didn’t really need the AC much anyway and missed it not working well. Now that’s it colder outside, the unit is not heating the house up. We have made a repair request so this issue is pending. Also upon our walk-through, there were other defects we found and most were corrected. (Thank you Josh) However, the pantry door had paint torn off (we were told for the second time) so the door was repainted (a third time) and was left open for a week. The paint has torn off again and now that we have submitted a repair, Lennar said they will not strip the door and repaint…they will only just paint it again and then we need to leave the door open for six months. Six months? Janene said I have to live with my pantry being open for six months? I’m not happy about this. There are other items on our list to be repaired so we’ll wait to see what happens there. Janene also said that no house is perfect and we’ll have to live with that. Great customer service! If I’m given the opportunity I will circle back and update this review with respect to our outstanding issues. (i.e. stucco chip by front door, closet rod too short, missing exterior touch-up paint kit, garage drywall cracking (*Janene said they don’t fix cracks in the garage drywall), etc.) Mail. We have had major problems getting our mail forwarded from our old house to the new post office. At first we twice had to go back to our old house 40 minutes from us (the new owner is awesome) to retrieve our mail because USPS does not recognize our street name and would not forward mail at all. Now we get to drive 15 minutes to the post office to retrieve our mail. Are there no permits with the city for new streets? Was our address formatted correctly on the building permit? Why is it taking so long to get mailboxes operating? I know Lennar is not in control of this, but could they step in and assist? I don’t think they care about the mail issue. Janene was quick to let us know she cannot help us with this problem. I want to end with that I love my house overall. The floorplan is what we fell in love with. And if you know you will “have to live” with your house not being perfect when turned over to you, then you should be okay. ... More

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... The workmanship could be better. Front stones were crooked and took 6 weeks to fix. Drawer not working properly-fixed, 2 steps squeak, while several people have 2 we have 1 bath shelf in shower, walls are thin. A lot of it is smoke and mirrors. It was advertised that home would be smart and 2 EV chargers will be installed-that's not happening. Cannot trust!

We closed the house on 8/29/2024, we had issues with the back door, did not lock; during the first walking there was no refrigerator and was brought in a week later, after hurricane Milton, the lanai roof soffits were gone and the ones left we found out they were stitched with plastic staples, poor quality of construction on a brand new home that the lanai back door roof did not held winds; resulting in the homebuyer fixing it, The bathroom door when I open the shower door it hits the countertop from the bathroom counters. Overall, with some many issues at least you should have added the blinds from the sliding doors or the washer and dryer. Don’t think I would recommend lennar. ... More

The townhome is a quick build, no frills, very basic shower heads and the plastic toilets lids, single paint on walls, carpet has no pad very cheap carpet, with tack strip that was not nailed down properly and walking in the house with socks my feet get picked, sloppy trim work and texture finish

We identified some workmanship issues and also noticed that some of the front yart plants were dead during the walk-through session. We were disappointed that the dead plants were not replaced as it was promised and some workmanship defects were not fixed.

Overall home is OK. Nothing that makes them stand out above other area builders. We liked the floor plan over other builders options. Utilizing Lennar mortgage was a nightmare.

Everyone I have spoken to had a bad experience with Lennar, that is a bad coincidence. "The builders try to get away with short cuts and hide things". "If you do not get your own third party inspector then your home will be put together with staples" is what I was told by an existing neighbors when viewing homes and speaking to other home owners in the neighborhood. I got a great deal on the house that is the only reason I bought it, I couldn't pass it up. The area, the builder, had nothing to do with it. I don't have anything to say about Lennar, because I wasn't worried about how they treated me, I don't need to make friends, I was concerned about the home and made sure they did it right. ... More

The whole experience was not at easy as i though.

We had a pretty good experience. We have purchased from Lennar before so we were better at advocating for ourselves this time. With any home builders you always want to have the product independently inspected and the issues on the punch list completed before you sign off and go to closing.

I like the home, but we were bad informed by sales department, if we knew the up coming development we might wait a couple months to select the location we preferred, we asked about those future homes, and we were told no development was in the near future, but just a month in the home and the whole site is developed and now we are going to be 30 years desiring to be on a different site, I don’t know if they really didn’t have the information, but that information is critical at the time of making decisions, we even are recommending multiple friends and some of them told us that they were not building more single family homes but now we Have 8 of them being built around us. Far too much probing with ‘required’ documents for loan approval. This is a monetary transaction and nothing more, the ONLY thing that matters is that the loan can be paid legally. Check my job, check my credit, that’s all that is needed. My education and life story is not your business.

Lennar makes some beautiful homes at a variety of price points which is great. I also like how when you see a model it is (for the most part anyway) "what you see is what you get". The people that we have encountered have been very friendly and helpful. There were a lot of great incentives and flexibility in going from one selected model to another. So there is, indeed, a lot of "good". As with anything, any place, any person, any company, there are also some "concerns". For much, it seems that the build was "whatever the minimum regulation requires we will do" instead of "what is the best we can do". For example, the HVAC. Instead of drawing air from the outside and doing a relatively minimal adjustment at build to create the tubing from the furnace to the outside, it is, instead, drawing air from the inside which has made the house have some significant, significant humidity issues which we the customer had to pay to fix. I am concerned about the leveling of the ground - our front, side and backyards all have craters that seem to be deteiorating even more. Though there is a good of "what you see is what you get", there is also a challenge in that these builders can't make even the slightest changes. If their plans call for a staircase in precisely a certain spot, even if because of the level of the garage v ground and that staircase literally runs between two bays of the garage preventing one from parking two cars in a three-car garage, they won't change and move the staircase over just six inches. So we were faced having to fix this - at our expense. Some builders will let you add electric outlets and pick where you want them; this builder won't. We had to add some outlets - at our expense. The house was not wired for wired-Cable. So there was A LOT of GOOD. There was also some CHALLENGES in only doing the "minimal" when it came to regulation, construction, customer requests, etc. ... The experience was like I was purchasing a home using the sellers agent to represent me and the agent's primary concern was in the interest of the seller not mine.

First time moving into new construction. Lots of cutting corners being discovered as we live here, not all seen in final walk through. Moved in with very dirty floors(along with caulk and paint). Scratches on refrigerator, sink and counter tops. Lots of additional construction going on around us so we began with dirty windows and screens. Fighting ants and spiders inside.

At the start of my process the people were so nice and helpful. When I started the process they told me about what I needed, however once we started to get into it and after I was on vacation I was constantly bothered for information that was already provided. They keep asking for the something over and over and for info that I did have or could not retrieve untill a later date. Even after I told them I would not be able to get so.ething they asked for till a certain date they made a due date that was unreasonable and before when I already told them they would have to wait for it. We were very excited to purchase our new home and initially we were treated that way in the beginning. Once our house began was when we started to have some communication issues. Our building manager had changed hands three times but we were not alerted until we were scheduling our walkthroughs. As a new homebuyer, I would want to know who is the building manager is at all times in case situations arise that need to be brought to their attention. Our sales representative also moved locations halfway through which gave us no one to talk to on site. This again could have been rectified with an email introduction on who we could talk to with issues. We did not receive our weekly updates on a timely manner which left us again in the dark about home progress. It may seem like little things but the communication between Lennar and homebuyer is essential! ... More

They are building homes at a high volume and the home had a number of issues that were ultimately addressed prior to closing and even after. They tried to cut some corners and some issues were found after closing. They do follow up but you just have to be very thorough in the closing process. The home layout and design is very good and the location is excellent. I would likely have bought from them again at the end of the day.

Title team is not cooperative at all, i understand they are busy but it leaves bad taste to customer. Communication is very limited and no response to email and messages on portal.
