This journey was amazing. I met Holly first and she showed me the availability of homes that met the criteria we discussed. She returned every phone call within minutes and was prompt for every appointment. She was very knowledgeable, and customer oriented. She was the best. Once I signed the contract on a home, I visited the site often. Brian was the main go to guy for me. When I had questions, he had answers! He was customer oriented, knowledgeable, and ahead of the project every time. He always ask me to make a list if I saw anything that needed attention to details with the construction. I made the list, but he always had every detail on my list corrected before I would see him the following day! I also was greeted by John and/or Darrell on some days as they were looking over the workmanship of the multiple laborers completing their task. They were informative, answered questions I had, and also made sure the craftsmanship was perfect as can be! They also shared suggestions and possibilities to me to make the house and property remain in perfect condition. I also looked forward to seeing Ed and Scott on my visits. They also inspected the workmanship and would oversee that any imperfection corrected. To team was meticulous! I do not know how to make it any clearer. I was part owner of a custom home construction company at one time and I know how hard this crew works to please the customer. They were all experts in their field and focused on the customers expectations. I never passed thru the neighborhood without them waving and making the effort to be sure everything was going well! Poor paint job throughout villa, wall and drywall marks easily and chip. Placement of both water hoses act ward, one inside the back of the garage wall and the other on wall at paved patio should be further away from electrical outlet. Some kitchen cabinets open into each other. Closet shelving way too high and there should be more than one shelve in each closet. I had to place more shelving in some of the closets.

Over all a positive experience with a decent quality construction and amenities. My minor dissatisfaction comes from the fact that the builder did not install a single ceiling fan and sprinklers for lawn in the backyard.

I have had excellent response with all questions and concerns. The people at Lennar Have been excellent to work with.

Everything went very smoothly! The closing done virtually could have been done smoother!

I have faulty appliance and not been replaced till now. Its been more than 2 months now after I report. So bad quality appliances and response from the representative was pretty bad

Theresa our sales consultant was amazing through the whole process! Theresa was amazing to work with!!! However, our loan officer Ashley with Lennar Mortage made a MAJOR financial mistake that caused a huge financial burden on us. When we talked to Kristi about this in Theresa's absence since it was her day off she stated "well do you just want to cancel" instead of being sympathetic of the situation and try to rectify the issue. That was poor customer service on her part. However, we raised the lennar mortage issue with Theresa and she helped us get somewhat of a resolution. I still feel like Lennar Mortgage could have done better with a resolution. What they did was still not good enough and did not justify the financial burden it did to us. We will not recommend Lennar Mortgage to anyone due to this. ... More

I’ve owned several homes and understand the process of buying and selling real estate. From the sales process to final close, it was bumpy and riddled with issues primarily around communication and a lack of clarity in details. Additional issues surfaced in general knowledge related to titling the home as I wanted. The initial response brushed it off then later was casted as a “I’ve never seen it done like that in 20 years” approach. I finally got it resolved as I initially wanted by pushing the issue further. The mortgage process was poor and lacked understanding and direction. The process attempted to mechanize something that ignored nuances of individual circumstances. Build quality of the home is ok. Although the details matter such as paint quality (chips real easy when doing a basic wipe down), picture windows in common spaces, inconvenient placement of light switches, and sloppy caulking and paint in various spots. Also, nearly all the door knobs came loose. Minor things to fix but Lennar is strict about their warranty and not doing work that will jeopardize that set up. I’m satisfied and neutral on the quality. But ask me in a year after I’ve had time to live in the home. Our family will stay in the home and make it our own. But I will never buy a Lennar new build again after my experience. ... More

The experience was ok

My wife and I met with the sales rep, Amanda and go preapproved shortly after applying for a Lennar Home Loan. From there, we submitted the required documentation requested by the Mortgage Loan Officer, Christian. We submitted all documentation within the requested time frame and sent the earnest money almost immediately. When our close approached, everything fell apart. We had our inspection a week prior to our close date. We got in touch with John regarding what we would like to be done prior to close. This included the cracked driveway being broken up and re-poured. Upon my wife discussing with John whether we wanted it to be done, he tried to convince us not to do it. He mentioned that our close could be pushed back if we move forward with fixing the driveway and he “wouldn’t want that for us”. After my wife explained to him that we won’t be purchasing a home with a cracked driveway, he moved forward with having the driveway done. Another item we insisted on having replaced was a window upstairs. It wasn’t level when it was shut which could lead to water damage. A week had gone by and the day before close, John called us stating “the power has been shut off, you must have switched the power to your name too early. If we don’t get it back on, the city won’t be able to sign off on the COO. We’re probably going to have to push your close back. Please call them and verify whether they switched the power”. My wife called our power supplier twice to verify it had not been switched to our name – she spoke to two different representatives, and both said the same thing. We called John back to let him know the issue was not on our end. He then proceeded to say power companies lie at times and he’s sure it was switched. We called the distribution service provider, Texas-New Mexico Power and they explained that Lennar had not paid the bill for the month, so the power was shut off. We notified John of the issue, and the power was back on shortly after – no apology from John. Not to mention, we did his job for him. During this time, we were also dealing with issues with the lender side of Lennar – we were initially told we could have a remote close. A few days before close, for some reason, that changed to in person. Christian explained to my wife and I that there is a federal law that states loans with an interest rate lower than 4% are required to close on the property in person. Come to find out, that is a lie. There is no such law with these stipulations. We pushed for a remote close and finally heard the day of that we could close remotely. The morning of close, we had our final walk through. There were several big items needing to be complete before we would close. Dents in both water heaters, seams in carpets had 1/8-inch gaps, the window that was not level and wouldn’t shut. Not to mention, stains and paint drippings throughout the upstairs and downstairs. The morning we arrived, it’s like they just removed the tape from the walkthrough and expected us to forget everything we had pointed out. The water heaters were dented, there was still gaps in the carpet seams, the window wasn’t fixed, and paint was still on the carpet. We thought this would be taken care of, so we had movers scheduled to come that afternoon to move us into our new home. Fortunately, we were able to push them back to the next day. When we mentioned all the issues to John, you could tell he was seething. He explained that the window not being level wouldn’t be an issue and if we wanted it fixed it could be months before we move in, speaking to my wife, again trying to convince her it wasn’t an issue and wasn’t worth fixing. We refused to accept the house with these issues so it was agreed that they would be resolved come the next morning. Fortunately, the window was an easy fix. Had John done his job in the first place and inspected the window, it could have been resolved. Had he been on top of the contractors to resolve the issue we discussed in the first place, we would have closed on the 30th, not the 31st. The day after we were supposed to close, we did one last walk through. Still, paint on the carpet, spots on the walls without texture, the edges of the doors were rough, paint drippings on the vinyl, but at that point our lease was coming to an end, and we had no other choice but to accept the house as-is. John could not have been more rude and less helpful through the process. He was completely disrespectful to me and my wife and didn’t apologize once for all the issues we dealt with. ... More

First of all, I will start with our Lennar guy, Bain. He is absolutely amazing. He was always available to answer any questions we had and his attitude was always great. He was patient and he knew what we were looking for and didn’t try to push us into something else. Everyone else that we have dealt with, from the quality inspector to the closing agent, was phenomenal! Thank you for a somewhat smooth home buying experience.

Everyone from the sales office to Customer Care made the buying process easy and stress free. It's been many years since we bought a new home and the Lennar team was wonderful.

It was a great experience

We are first time home buyers and I was assisted by lennar peeps. From the sales agent to the financial person, closing, etc etc up to the walkthrough, Lennar assisted us into buying our new home. As first time home buyers there are a lot of information that we didn’t know. They answered every question that we have to make the process easier. The house is brand new. We love our new home. It’s price is reasonable for the house and it’s quality. For future home buyers, if there are property that interests you, move fast.

My experience was ok but I believe there is some areas for improvement here .for example washer /dryer (included as part of the package) got installed abt 2 weeks after my closing. There was no instruction provided on how to activate or get access to the mail box . Had to speak to a neighbor to get the post office address and then initiated the request. Went through few iteration as post office needed deed. Lot of hassle and this could have been avoided if proper information was shared before hand off. I’d something included as part of package like washer/dryer it should done before closing that’s fundamental. Also, I feel after the contract is signed , the customer experience kind of deteriorates with no focus to make the experience better. Regards Raja ... More

Bad experience to buy, great exoerience with sale agent, horrible closing with consierge

Definitely stay on their behind if you want things done...

Last day of my possession date, I was informed to paid a debt that was affecting the closing . They moved the posseisi date and I paid fees / extra cost of moving over the dates. Sad, before it seems no one was worry about me, just trying to sell the place .

Lennar’s staff are exceptional. Unfortunately, they are dealing with too many workmanship issues that are not corrected by the trades at final inspection. It is evident that the CM, quality control and sales force have learned to accept a “production” standard that for most buyers is totally unacceptable to a buyer. Buyers expect quality workmanship when purchasing a home. Many defects have been corrected but more have materialized since occupancy. We are certain Lennar will fix the defects but it is disheartening to have to chase problems down.

When I 1st started looking for homes in Feb '24 the 1st 2 sales rep's could not answer any of my question about Prosperity Lakes. Then when I asked other sales rep's in the office "you need to ask you sales agent". I was on my way out to go home when I meet Kevin in the driveway. I asked him if he could help me and answer some questions. He was Fantastic and answered all my questions that the other did not know or would not answer. Then the following week we went to see him with more questions, he was no longer working in Prosperity Lakes - transferred out. I took a chance and asked the sale that told Kevin was no longer there to help us. Her name was Kimberly V and she was willing to help us with getting a house for us. She is why we are here in Prosperity Lake today. She is "FANTASTIC" in her job; knows all the answers to your questions; great follow up on a weekly bases or if something new opens up and great personally. Thanks to her working with us for 11 months we were able to obtain this new home that we are in now. We are so happy with Kimberly V that we recommend her to anyone looking for a home in Prosperity Lakes you with not be sorry. Starting from sales manager to warranty services worst experience

I was unable to close on the home I originally had built due to the home not being completed on time and several building issues including but not limited to water damage in every room and a large crack in the foundation that extended across the garage floor. I had to closed on a different home which I am now finding issues with.

I found both the sales process and follow up to be second to none. Great staff and very service oriented people.

They are outstanding builders, but they need to correct some issues, insulation on the walls
