I feel like I was rushed into buying my second choice of the units since the release procedure was somewhat unexpected in terms of timing. Sometimes only a few hours before the Buyers response was needed to confirm. Eventually, my sales agent did give me a heads up on a unit that was available, but wasn’t my first choice, the reason I took it was your prices were going up every week. Issues with the condo as soon as I moved in. Whoever does the final walk through missed numerous obvious issues. They use very low grade contractor grade doors and counter tops. The sheetrock and paint work was very poor. Issue with bathroom vent spent the first month trying to get that fixed. The Hvac company not very knowledgeable at there job. Oscar air

When I first reached out to Lennar, I was really excited about buying a Lennar home. Come to find out the whole buying process involved poor customer service with all communication by text or email and long waits for your questions and concerns to be answered. You will get phone calls when they need something but do not expect lennar to pick up your calls. The mortgage people sucks and will not communicate in a timely manner. We love the floor plan but most of the things in the home are standard and is what you see in the model home. You get what you pay for. The overall walk through was fine since touch up was completed prior to move in. The best experience so far is the customer service from Elijah. He helps with all the issues after move in to ensure the issues submitted are taken care of during the one year warranty. ... More

At first, everyone we interacted with seemed genuinely focused on our best interests and providing solid support, but that changed. Communication was poor, with each follow-up passing us off to someone else, making it feel like everyone was just going through the motions. During the pre-walk, several issues we raised but some were left unresolved, and we were given an ultimatum: either they address the items and risk delaying the closing, or we accept things as they were. The foreman was possibly the saving grace, addressing some of our concerns within their scope, but dealing with customer service was difficult. We had to push hard just to get an obviously incomplete appliance installation finished, and despite following the process to replace an unhealthy landscaping feature, I was told it wouldn’t be addressed and to check back months later to petition again. ... My wife and i have had someone out to fix cabinets twice now. The first time the cabinet guy said that the quality of your cabinets was poor and the issue we were having was going to be a continuing thing. (Front face falling off). He fixed them but failed to do it correctly. So 2 weeks later we had another work request. This time before the job was even complete Elijah starts telling my wife that they will not be out to fix them again and there is nothing they will do anymore. Then the repair man discovered that they were not built right to begin with and he has supposedly fixed it now. But i dont appreciate being told that you guys will not fix something again especially since we have a 1 year warranty and it was your builders who screwed up to begin with ... More

Real Estate is way over-priced in Idaho, with that said, Lennar is a good choice for a Spec Home. Good floor plan, average to above average materials, interior workmanship above average - exterior workmanship below average. HOA a little quick to pull the trigger but it's expected, they're new at their job and folks are still moving in. Biggest complaints: single door pantry when there's room for double, no towel storage in bathrooms when there's room, closet shelves are too deep and closet depth too shallow, no rain gutters and only ONE outdoor water faucet??? Biggest Plus: Warranty Response to list of discrepancies, Accessibility and Layout of Subdivision, Lot sizes give better space between homes vs Competition cramming as many units into a Sub-D as possible. First time purchasing a brand spanking new home and I think we were wowed by the glitz and didn’t pay enough attention to the finishing. A lot could be improved there. But overall it’s an o.k. kinda place that should serve us well.

Overall I like my home but not happy with windows, Shelves.

The craftsmanship of the homes is questionable, especially given the speed with which they were built. There are some structural issues that Lennar has been slow to respond to, which is frustrating. The value is good but be prepared to have to deal with Lennar's slow post-closing repair process. The representative for Balm Grove - Rob - is unresponsive at best. Do better.

better selection of plants and landscape very low end, tile in kitchen, tile in bathroom, double sink, no patio just a stair coming of sliders? I would expect these things if my house cost was 250,000 to 300,000

Follow up has been good, but slow. Clarity of what needed to be done was unclear including the HOA connection and data. Closed on July 18 and I finally received HOA contact data that was usable on Sept 4th or so. Nothing mentioned about our needing to send in warranty info for appliances. Support for warranty items has gone well which is appreciated. Had to work to get help for setting sprinkler controls. Details for the hand off were scarce. Overall home prep/cleanup was poor. Seems like the caulking, painting, and general attention to detail was done by an 11 year old. I will need to take time to clean up caulk smears and over painted areas on hinges, door knobs, and even the cover for the front door lock. Very disappointed in the finishing. However, the home appears well built and we are very pleased with the home. I will continue to work with the warranty services and appreciate that option for a new home. We will recommend others to investigate purchasing here, but realize there are definitely little things that could have been done much better. ... More

Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. Overall my experience with Lennar has been good. Unfortunately, the quality of the construction, specifically the spackling and painting, was performed poorly. There were areas on the walls and ceilings where the joints were not spackled smoothly, and they were painted over, resulting in walls and ceilings that were less than smooth . Although efforts were made by Lennar to address the poor craftsmanship prior to settlement, the corrections were not sufficient. I also discovered quite a bit of paint stains on my floors and carpets after I moved in. Because the spackling and painting was a very poor quality job, I hired a painter to correct the multiple areas that were not addressed to my satisfaction, because I wasn't going to wait 11 months for Lennar to come back to try to correct the problem again. I am very happy with the work my painter has performed to improve my home. The one highlight of my experience is the responsiveness and care that I've received by Lennar employee Cheryl. She is WONDERFUL! She responds to every one of my requests .... she will either address my question directly, or she will direct me to the appropriate contact. If it wasn't for the thoughtful, considerate, and conscientious efforts of Cheryl, my overall Lennar experience would have been rated much lower. Lennar should be very grateful that they have a terrific representative like Cheryl providing support to their buyers. She is a great person, and deserves special recognition. ... More

Simple home built as cookie cutter house. Will do for my purpose.

These Lennar homes are built fast & cheap! Floors on a concrete slab are not level! I installed windows blinds and at the top there's half an inch on either side, while at the bottom, I can't even pull the blind all the way down, so I'll have to cut the bottom blinds. I never thought it was possible to have a window frame that wasn't straight. Well, I discovered I was wrong! There's paint on the linoleum in every room along the baseboards! No time to clean that stuff up - that's on you! Because you don't see the top of each door's molding, they don't paint it! In the walk-through, I asked them to paint it and they said they would. Nope, they didn't. Kitchen faucet looks chrome, but it's actually a hard plastic with chrome paint on it. Wow, is all I have to say. ... More

I recently went through the home buying process with Lennar, and I have mixed feelings about my experience. While there were some positive aspects, there were also significant challenges that I believe potential buyers should be aware of. First, I want to commend the construction manager and the customer service team. They were outstanding and truly made the process smoother. Their professionalism and willingness to assist were greatly appreciated and helped alleviate some of the stress that comes with purchasing a home. However, my experience with Lennar’s mortgage lending process left much to be desired. The lenders seemed disorganized and struggled to properly collect my documentation. This lack of organization led to unnecessary delays and confusion, causing added frustration during an already complicated process. Additionally, I encountered a serious issue with my credit report. Lennar double-reported my mortgage, which was concerning. When I reached out to resolve this issue, I found their response to be quite nonchalant. Even after requesting a letter confirming that they had sold my mortgage and that I had a zero balance, they were unwilling to provide the necessary documentation. In summary, while my interactions with the construction team and customer service were positive, the mortgage lending experience was frustrating and disappointing. Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Need to offer more options. Additional outlets, upgrade carpet, paint colors. Allow a deck header to be installed. Better HOA. Terrible at communication!

Quality is not great. Cheap materials used. Not satisfied with the purchase.

Buying process was quick and reasonable. Everyone before purchase was friendly and informative but it was a complete mess afterwards with no one to communicate with when issues arose.

Our sales rep was very communicative and responsive and when trouble arose she took the reins and jumped in to help us. If it were not for our sales rep Hailey, I would have walked from the deal. The home buying concierge assigned to us was so bad—she was non-responsive, didn’t return calls or emails. She was incorrectly relaying information from the project manager to me and probably from me to him. She also gave misinformation that confused and frustrated me. Overall, I would probably choose Lennar again but I would shop around with other builders as well to compare.

lennar is a good builder however I had many issues when I moved into the house regarding the creaking wood on the second floor, paint on the bathroom mirrors and the toilets were not working properly as well as holes in the wood part of the kitchen doors and cabinets

I had a disappointing experience with this labor warranty. The quality of their work was subpar, with noticeable labor issues. When I requested and submitted a repair ticket, they refused to address the problems and gave excuses instead. I expected better service and responsibility for their workmanship

Original sales person okay, but the last one left in the development is awesome!
