Buyers need to be aware of what is included in the $80,000 Everything Included package. Here is an example, under features the Ring Security Kit says Ring Alarm Window and Door Contact Sensor. There is only a sensor on the front door and the slider. During the walk-thru I asked where the rest of the sensors are on the other windows and doors. Their answers was it only says window and door (singular). Purchasing a $900k house and they can even add sensors to the rest of the doors and windows which cost $99 on Amazon and I know the builder gets it cheaper since they have a contract with Ring. ...

It's been nearly impossible to find an affordable home. I was relieved to find a new home in a new community. The house is designed well. With that said, the community has been largely built in the absence of an adequate infrastructure. Power goes out regularly. The community ammeneties are still not complete. Contractors are leaving footprints in the concrete and there seems to be no oversight into quality control in a number of areas. We purchased during a hot market and there was no flexibility with Lennar. They were also very sltow respond if you had questions. With that being said we are happy with the house we purchased with a few minor things we will have to fix.

The sales guy I dealt with was not 100% honest about things that would be included in the home. We noticed a lot of things that needed to be done during the walk through that was done afterwards. There was a lot more things that were not done or were not done the way they were supposed to be done, because the construction manager was not available during the completion of my home and because this is my first home I wasn’t aware of everything I needed to be looking for. Their responsiveness to fix everything in a timely manner I was grateful for.

Shoddy workmanship, they shouldn't use the phrase "Everything's included" anymore - it isn't. No cabinet pulls anywhere in the home. Blinds in privacy rooms only (we had both in our previous homes - blinds throughout, cabinet pulls, nicer appliances, a clean ready to move in home, engineered wood floors, and quartz countertops in the bathrooms - not laminate). The Lennar experience started very well. Alex as a salesman with Lennar as a lender seemed to be a match made in heaven. Alex continued as a helpful advocate, however, the lending process became a stressful and confusing process for no good reason. We remained loan worthy throughout the entire process and turned other lenders down, probably in error. The interior and exterior finish work was mediocre at best. I appreciate there are challenges with material and labor shortages, so while we experienced these, I would not hold Lennar responsible for these. Also, the local people we worked with (sales manager, construction manager) were great! However, it was clear throughout the process that Lennar is a large corporation and the customer experience is not valued. Casey, our sales rep was amazing and very attentive. If I was only grading him it would be perfect scores! At our orientation we were told that the person that usually does it wouldn’t be able to make due to COVID exposure. We understood that completely. So Mike (construction supervisor) did his best to fumble through the orientation. He told us that the other gentleman would schedule a follow-up in 30 days. That never happened. We purchased a Bexley model and we love it. However, the building timeframe was riddled with delays. Constant pushes to the walkthrough and closing dates really worked up a bit of bitterness. The response of remedying issues uncovered after moving in has been decent. I think right now I'm mostly irritated at seeing trash in our walls. I'm not exaggerating. The upstairs floor is wavey and squeaky. The kitchen counter tops are different colors and we were told we're looking at it wrong. Huge gap between garage door and house, we were told it's normal. Communication between the different departments during the home buying process is an area of growth. The overall craftmanship quality varies as there are so many different people and companies working together with poor coordination between them. I believe this interferes with getting a higher quality and thoroughly completed end product. With this said, I do have to say that I have moved in and do really enjoy the home.
