Would not hold property for buyer without non-refundable $16,000.00 down payment. Misleading expectations for completion date and reasons for delays. Lowering exact model price by $20,000.00 after 6 months delay for closing escrow allowing NO-DELAY move in for new buyers.

The quality of materials are basic as to be expected in a builder grade home. I don’t have an issue with the materials used. I have an issue with the installation and construction of those materials. From top to bottom, every surface, every install could have been done better by just about any DIYer than the Construction crew for Lennar. I blame the construction managers on up the chain of command. In my experience, the construction managers only care about pushing your closing date through and the earlier the better, despite knowing issues prior to closing. My experience: I was lied to multiple times regarding several issues that could impact my health and safety. My new build had a major and apparent roof leak. I was told it was bone dry. My home had a gas leak which was discovered during a home inspection. Almost every wall is either crooked, wavy, not square, not straight and or not plumb. My fireplace lacks insulation, so much so that the area in front of the fireplace was 23 degrees INSIDE this morning ! The house temperature was 67 degrees. The gutters leak through the soffits, The roof shingles were cupped, so Lennar squirted silicone under them and hammered them down, but only after I was told the cupped shingles were an optical illusion. My countertop has a crack where it meets the backsplash. I can’t open my back door. My floor feels like rugged, rocky terrain with the slab so far out of spec for the LVP that sits over it that the planks are breaking, worse the extreme peaks and valleys make the floor un-safe for me to walk on. The list goes on and on and on. How was my experience with Lennar? One of the worst experiences in my time on this planet. How was the response from Lennar? Abysmal! In my experience a lot of lies and double talk to get you to close. Two months in and I’m still fighting to get things fixed that should have been rectified before closing. Listen to the bad reviews! They are true. If you still have the stomach for it, then buy Lennar. My experience? My new construction home is actually a FIXER UPPER and that the poor construction has already devalued my investment/ my home. This has created undue expense and undue STRESS! ... More

The Cypress Creek West website explicitly stated amenities, swimming pool and children's playground would be onsite. However, after the earnest money deposit is made (which I would loose if I withdrew) I later discovered these amenities are located in different communities across the street, requiring shared access. The closing process was extremely rushed. I was given only a few hours for the walkthrough simultaneously while touring the house with representative. This left no time for thorough cosmetic inspection, and any issues raised during the representative's explanation were addressed, while others were likely overlooked due to the time constraint. There were few things I reported such as drainage issue which were never fixed just rushed to close the house and get threatened that if I dont close the house on time I would loose earnest money regardless if my issues were resolved or not. This rushed approach was unacceptable. The craftsman on the house is just awful. Doors were not aligned properly, too much gap. There are crack all over the house and so on. Several of my friends expressed interest in the community but ultimately chose to pay slightly more in a nearby community. They, like me, were dissatisfied with Lennar's misleading advertising regarding the onsite amenities and the rushed closing process. Most of my neighbors are advising their friends and family to stay clear from this community because it doesn’t even have a children playground forget about other amenities and workmanship of the house is awful. ... Buying and closing was spectacular! Materials used for the house are not bad but not the best! Customer service is good!

Alberto and Damian were both great. They responded and followed through with all my requests. There were quite a few, mostly all minor and some that were just silly on my part.

The list is so extensive of what was done wrong including burying ATT fiber box so lawn is dug up. Flooding my backyard sp can't put up fence. Andis unusable. I could go on.

Sales person did an excellent job. However, there is not much communication after we purchase the house. It looks like there is an communication gap between different part of the organization to get the right answer.

Good luck getting anything fixed! Worst experience I have ever had with a builder. Their word means absolutely nothing. Still having issues with getting things fixed that was supposed to be done from our final walk. The only experience that was pleasant was between our sales person and the loan process. The construction side was a total mess!

From Jim in sales to Mark and Fidel who are helping fix a few little things after move-in, everyone has been great to work with. We couldn't be happier in our new Lennar home.

Lennar provided a large home for a reasonable price. build quality and materials were good. Repair and warranty process moving forward reasonably well. New home doesnt have much for storage, closets, or bathroom amenities like toilet paper holders and towel racks. Happy with the home for the most part.

Lenar’s team members are nothing less of amazing! From working with Ilonda, who is the sales representative that assisted us in finding the home, to working with their lending team and construction team, every bit of this experience was worth it. The team members exhibited exceptional communication. We always knew where we are in the process. From the time that we signed the contract for our home till the time that we closed was just two weeks!! Lennar was great to work with. Our turn around from accepting offer to closing was two weeks. We didn't think it could happen but they made it so and we felt very good about the entire transaction.

Buyer beware - false statements by salespeople, archaic, disorganized and unnecessarily time-intensive requirements that customers deal with way too many emails and multiple online platforms and excessive amounts of conversation with multiple employees in multiple departments, to get anything done. I suspect this is intentional, so that buyers just give up reading and writing emails and talking to way too many employees, and they give in to builder demands. Lots of..."didn't you see that in the fine print?" types of things. And zero accountability from management, which apparently won't even talk to customers, choosing to hide behind their underlings. I would never buy from this builder again. I wish I was aware of all the negative feedback and class action lawsuits against this builder before I acted on the purchase. ... More

The sales agent, Victor, did a great job of identifying our needs and taking care of us throughout the entire sales process. The loan officer was extremely hard-working and also took great care of us. Overall, we are very happy with our experience and purchase.

I was in a hurry to get into my new house and everyone at Lennar made the impossible possible- found my house and closed within two weeks thanks to all the incredible people at Lennar.. and there’s a lot of them!

Very poor communication Missed promise dates Original close end of August True close end of November Apartment lease ended & after 2 extension had to move out. Lennar Said they would pay for moving & storage of furniture till home completed. Never did

Hi. We moved into talamore in Huntley and I want a shout out to two people that made our home buying experience a positive one. Natalie our sales person and Greg the gm for follow ups and repairs. Both were great and are excellent people to work with. Please acknowledge both of them.

I recently purchased a home from this builder, and unfortunately, my experience has been far from satisfactory. When we bought the home, we trusted the pricing and assumed we were making a good choice. However, within less than few weeks of our purchase, the builder started offering discounts on the same homes by approximately $50,000 to $70,000. This is not only frustrating but also incredibly disheartening as a new homeowner. It feels like the builder is not trustworthy and is primarily focused on short-term profits rather than long-term customer satisfaction. Such a significant price drop in such a short time not only undervalues the homes of existing buyers but also questions the fairness of their pricing strategy. For the price we paid, I expected transparency and fairness, neither of which were delivered. I cannot recommend LENNAR HOMES to anyone who values their hard-earned money. If you are considering buying from them, I strongly urge you to think twice. For me, this purchase feels like an overpayment for a property that the builder themselves doesn’t seem to believe is worth the original price. Additionally, I had an unpleasant experience working with the builder’s sales agent. They lacked full knowledge of the process, often leaving me confused and without clear answer and anything that you ask them, the upfront response is NO. First of all, the home build was fast. That's a good thing and a bad thing. The quality of the exterior paint is way below average.. the stucco quality literally falls off after minor bumping or touching. I'm scared to even touch the outside stucco because the paint easily gets removed and the stucco gets exposed. The interior paint is flat white and extremely cheap with no options to change it. With kids or even without kids, the paint lasted a month IF THAT and we had to re paint the entire inside of the house with at least a semi gloss paint so it lasts a few years. They have had to come out fix a water leak. I have personally fixed 2 doors now cause the hinges have detached from the door frames because they mismatched screws and they where too small. So replaced the screws myself. The hardwood floors that I paid a premium for, the wet floors, directions of the design layout, some rooms go east/west and some go north/south.. Good builder/installer should at least make them match direction, at least the upstairs can all be north/south and down stairs east/west. I would suggest anyone trying to buy into Lennar homes waits till they are done with the construction of your neighborhood because they take ZERO responsibility when we get screws and nails in our vehicles tires. We have asked them about it and pretty much they say That sucks! Its an active construction zone so you have to be careful! Like I mean seriously, Im actively looking for nails to run over! I know had to replace 4 tires cause I get screws and in None repairable areas of the tire. I have to patch 3 nails already on my wifes car and 1 on my own truck. We have lived in the neighborhood now for almost 3 months and still there are NO mail boxes for our address. The post office, which I know its not controlled by Lennar, they have lost tons of our mail! So obviously this mail box situation is extremely important and it seems like Lennar has not been in a hurry to get that done either... ... More

1. The first day I moved in-no hot water, 2. Second week, price sediment in shower to find out main sewer line was not draining- house was not up to code 3. Nick was great on getting things fixed on his end, everyone else was terrible, especially Brooke the virtual consultant 4. Loose shingles on roof. ALL OF ThIS & the inconvenience I lived with for two weeks because of the sewer made buying from Lennar a nightmare.

Purchase experience was good but the quality of workmanship is not up to the Lennar standards as per my expectations. It appeared the tradesmen rushed through the job with so many abnormalities. I can see the coverup made and finishing job is not good at all. We see abnormalities in every room of the house and it feels disappointing to see so much money spent for a mediocre job.
