Cheap quality, rushed work; poor communication amongst staff

The one year service and initial walk through really shows they care about my satisfaction for the long run.

Our overall experience with Lennar so far has been a mix of positives and disappointments. One standout positive has been the exceptional support and responsiveness of the seller agent, Steven—his helpful nature truly made a difference for me and my family. Unfortunately, our experience with the Homebuyer Concierge contact, Sara, has been quite the opposite. She was unresponsive, lacked clear communication, and did not provide the necessary support when we needed her assistance. Additionally, we've faced several issues with the home's quality and the post-sale service. The AC unit makes an unusually loud noise, but customer care dismissed our concerns without even conducting a proper inspection. The garage door is also not balanced correctly, but we were told that if we fix it now, we won’t be eligible for any further balancing services under the warranty period, which feels unreasonable. One of the AC thermostats wasn’t functioning, and when the technician arrived, he discovered that a key component required for the thermostats to operate independently hadn't been installed at all. He had to spend over three hours rectifying this issue—a clear indication that the initial quality checks were not done thoroughly. One of the primary reasons we opted for a new home was to avoid the typical issues often encountered in older homes. However, within just a month, the recurring problems and lack of proper attention from customer care have left us feeling like we’ve purchased a used home. Our sales person was excellent through the offer and contract process. The mortgage process was smooth and efficient. The build quality was about an 8 out of 10. There were minor finish quality issues. Made a request to the construction manager to fix an issue on 4 separate occasions. It was never resolved so I ended up taking care of it myself after we moved in. Warranty repair group was very responsive and attentive.

Unfortunately our experience has not been a good one… delayed build, delayed closing, and lots of quality issues (crooked door and window frames, locks not working, gate won’t close, dry walled over fridge water lines and air vents, lots of debris and nails left in yard, permanent markings on patio cement, appliances blowing the bad seamen breakers, to common area over watering and flooding the yard). We are 2 months in and still having issues. It has been very disappointing.

Unfortunately, my home buying process did not go as planned. As soon as you sign the purchase agreement with Lennar you become nothing to them. Questions were not answered, meetings were not scheduled and therefore missed, and items were different on the house compared to purchase agreement and photos shown. The pre-approval process with Lennar mortgage was seamless, but then as closing got closer communication took a turn. I emailed twice 2-3 weeks leading up to closing, they responded saying they’d be in contact the week of closing. 48 hours before they sent me the statement and wire instructions, but the numbers were wrong requiring them to re-do simple paperwork and they acted like it was my fault. So far the house seems to be worth the hassle, I hope it stays that way as I do like the home and area! ... More

Good buy for a non custom, quickly built home.

We used all of Lennar companies but Lennar Mortgage didn't know how to process our loan which added 18 days to the closing as they had to reach out to Freddy Mac representatives twice and ran it through underwriting multiple times because they excluded over 60% of our income and presented most of our income as outgo/costs. It was unbelievably frustrating day after day trying to get them to get it right, which they never did. Then they paid the wrong insurance company for the home insurance which caused another fiasco as the actual insurance co kept sending us bills they were supposed to pay and the insurance co they did pay sent us a refund check. To make matters worse, Lennar Insurance answered questions on the insurance form incorrectly as they never asked us. Once the insurance co got the correct answers, they cancelled the policy. Total fiasco. Our sales representative was very helpful and honest. The quality control was less than expected and the touchup and repairs had to be done multiple times to get them fully corected. They do however have a great warranty program and the staff is great to work with. ... More

We had a fantastic experience with Lennar! Our home was delivered on time, in excellent condition, and the entire process was smooth from start to finish. Since moving in, we’ve had a few minor issues, such as sprinkler adjustments and breaker replacements, but Lennar’s team has been incredibly responsive, with each request taken care of within a day. We truly couldn’t be happier with our home and the support we’ve received from Lennar. If you're considering a Lennar home, we highly recommend them for their quality, efficiency, and great customer service!

I've bought a lot of new tract homes and this has been the worst experience.

Good service and material is good

Horrible finish work, drywall, paint, carpentry. They really cheap out on the finishes...no towel bars, no mirror in the powder room. Have had 2 warranty claims already for electrical outlets not working.

I have been impressed with LENNAR since they were a competitor of my employer. My LENNAR home is by far the finest new home construction that I've had the pleasure of inspecting. LENNARs sub contractors are some of the finest & their pride shows in their work & their job sites. I have several visitors who have been equally impressed as I have with my LENNAR home. Please feel free to share my LENNAR experience as needed & I'm a very happy customer who recommends a LENNAR home to a future neighbor of my LENNAR community.

Very nice when you expressed interest in a home. After offer accepted, customer service disappears all through the close of the home. No one returns phone calls. Over promise under deliver. Sales person answers her phone when either at the gym or cleaning home and cannot assist. Did not receive gate remotes until eighth day after close. Would not and will not refer Lennar Homes to anyone.

Ana and her team were spectacular! They walked us through each step in the purchase of our home. We felt very supported and informed throughout the process.

House wasn’t ready for the walkthrough. Quality of the workmanship was not what I expected out of Lennar and with the price of the home. With a lot of community things got resolved. After the closing the whole process of getting house keys, mailbox keys, gate pass and getting everything changed into our names and learning all the process and multiple sites has been stressful. I feel things could be streamlined so the whole process is not so stressful with closing and moving.

The entire process—from selecting our floor plan to the final walkthrough—was smooth. Overall process was relatively simple, with all of it being conducted through their online applications. The part of the process that ultimately left a bad taste was after closing. The house was not cleaned as our representative Bert had assured me. The bathrooms (especially showers) were filthy, the floor in the hallways were muddy, baseboards dirty, etc. After multiple messages, the construction manager finally arranged for a cleaner to come, who by the looks of it only swept the floor. My family and I ultimately were responsible for the cleaning after closing since my messages to Bert and emails to other members of the team went unanswered. Last but not least, there was an issue with the sewer clean-out being flush with the ground, as it should be at a minimum of 4 inches above the ground (every other house on the street follows this). Our representative Bert along with our construction manager Cesar assured me before closing that that issue would get taken care off when the sod was installed, and as I expected, it did not. Ultimately my fault for taking them at their word and signing. That’s my advice for any future owner. ... More

My experiences were horrible when it came to get items that were falling apart repaired. It has been an inconvenience with the scheduling to get things fixed. Not available on the weekends and in order to get things repaired you must take a half of day off losing income for the issues that came with a new build

We love Webbs Reserve. Closing did not go smoothly and the lack of communication from Lennar was disappointing. They have been responsive to requests for service since we closed. Make sure to go through the fine details of the contract to look for additional “hidden” charges.
