Despite promises and numerous requests, only a few photos were taken during construction. The final inspection was a disaster. The sales person was not present at the final inspection, nor was the construction supervisor (we were informed he had several inspections that were scheduled for the same date/time). Lennar is driven solely by the schedule to close to satisfy upper management directives....work is done with the approach of "it's good enough, let's move on to the next unit". The warranty department is presented with a list of items to correct....items that should not have passed the construction phase. Closing docs needed to be revised several times post-closing....I had selected the Venmo option for any potential refunds, yet refunds were sent by check. ... More

Thanks to Wayne S. and Charles L. my experience at Lennar Colonial Heritage in Williamsburg has been nothing short of fabulous. I’m grateful to both for making my experience easy and thorough. I can’t say enough about how terrific both men have been to work with. I love my home.

The sales rep and the loan officer are very unprofessional.

Before you close, take your time to look at the home with a magnifying glass because there are many careless mistakes, issues that it will overwhelm you after closure. You will not only be dealing with your move but also requesting repairs so many issues and keeping up with all the trades services that will have to come to your home to fix the issues. Ease look at painted walls, outlets, cabinets, appliances, garage door.... Please take your time because it will save you many headaches.

Lennar was great in helping get through the home buying process. We would work with them again.

What a great experience very happy our purchase lennar was amazing

Get your own real estate agent, don’t just use the provided Lennar agent. Our agent was able to ask questions and provide information that we never would have thought of. Lennar is like any big business, they’re looking out for themselves. The Lennar agent didn’t even come to our closing. We l’ve had plumbing issues due to a pipe that was damaged prior to our purchase and 2 out of 3 of Lennar’s warranty people haven’t all been great to work with. It just depends on who you get. The houses are nice, as is our neighborhood, but you need to make sure your stay on top of things.

Communication: seriously lacking. Examples: 1. We were first given mailbox Keys without clearly telling the mailbox. Later mailbox keys were rekeyed without notifications 2. Lot of confusion all around regarding solar activation with sdge, sunnova and Lennar pointing fingers at each other 3. Some service items took really long for resolution In the modern era where many home owners rely on security cameras, there are serious restrictions on adding cameras.

To many issues is 60 days and less than stellar appliances! Leaking roofs tripping electrical issues (thank you Marie for helping with that)and I will never own any Fridgedare appliance ever again! Gas range that is questionably safe every time I lean over to put food in the microwave the gas knobs on the stove turn on and I won’t be doing much broiling that’s for sure! The dryer has no light inside and no windows just a solid door! Although the refrigerator is now working fine it took 3 of them before I could say that! Thank you Michal for helping with that!

Lennar delivered right on time as promised. It was disappointing that even the smallest request ( leave the wire clothing rods off and I’ll do my own) was not even considered. Mackenzie (sales representative) was snarky and hard to deal with. I also wanted a small name change from the contract to the closing documents and wouldn’t even consider ( cost me an additional $82 to add a quit claim deed to make name change after closing) and I paid cash for the home. I am very satisfied with the overall construction and appliances; though w/d could be more sturdy.

Overall great experience. However I am disappointed about their Sale Representative Cedric because he ignored my calls or messages several times and would only get a response after I follow up again a few days later. Sometimes I leave him voicemail too and would not get a response. And this is after I paid my deposit and also after moving to the property. But Kudos to their Customer Care Rep Alex who is on the other hand very responsive and quick on issues/problem solving with the new property I just purchased.

Sure Lennar builds homes in highly desirable areas and their pricing is competitive. However, I've had the absolute worst experience from day 1 to closing with nearly all of Lennar's representatives. I strongly recommend if you decide to buy a Lennar home to use your own real estate agent, even if you have to pay him/her since Lennar does not offer buyer commission in sought after communities. Also hire a general inspector prior to final walkthrough. I was bullied, pushed around, belittled by the Lennar representatives who knew they had the upper hand because so many people like myself wanted to buy a new home in San Diego. They delayed closing by nearly 2 months but when it came to the loan approval, they had me sign a document stating that if I closed even a day late, I would be fined $10,000 plus daily interest on the home. The walkthrough was a joke. After identifying several items to be fixed, Lennar did not complete all the items at the final inspection and said I had to close regardless of the repairs. The home was missing a fan in the master bathroom and I was told the construction crew and put drywall over the vent. It was evident the construction manager/superintendent did not supervise any of the homes. Even after purchasing the home, Lennar did not inform any of the homeowners that the mailbox keys they provided no longer work and mail would not be delivered for nearly a month. No communication at all to the homeowners. There are so many hands in the pot with Lennar. Too much staff and half of them not doing their job. One of their agents took photos of the entire block and would send a text saying here is your home and refused to take an exterior and interior photos of just my home. The Lennar Mortgage team addressed me by the wrong name in an email. Worse one of the agents gave me multiple quotes with a very low, competitive interest rate. When it came time to lock, he retracted the quote and said the rate suddenly changed. He didn't own up to his mistake and blatantly lied. Bait and switch. I could write an essay describing what a stressful nightmare experience it has been purchasing with Lennar. Protect yourself at all costs. Think twice before using their in-house services (sales, loan, home ins, etc.). ... More

My experience with Lennar has been far from pleasant. I scheduled a home orientation and traveled out of state specifically for it. Upon arriving, I found out the orientation had been canceled without any notification. The property was in complete disarray, and the lack of communication was appalling. The orientation was rescheduled, but the issues persisted. It was clear that unqualified workers had been used, resulting in numerous problems: The refrigerator could not open without hitting the countertop, risking damage to the door. Light switches were wired improperly, with some requiring the entire power outlet to be shut off. There were holes in the walls, and measurements throughout the home were disproportionate. I hired an inspector and uncovered even more alarming issues, including a damaged roof, which is unacceptable for a supposedly "new" home. Despite promises to resolve these issues, many remained unresolved even after closing at the end of September. For example, Lennar addressed the lighting issue in December but left behind a complete mess, which still hasn’t been cleaned. Throughout this process, communication was horrible—from the builder to the home consultant and other parties involved. The frustration and lack of professionalism made me regret proceeding with the purchase. I hope this review helps other potential buyers make an informed decision when considering Lennar. My experience has been nothing short of frustrating, and I would not recommend them based on this ordeal. ... More

Make sure you have a final walk thru to verify any defects were fixed. Take pictures and write down everything that needs fixed and also keep track of all things you need to do before closing and after closing. Make sure HOA is fully explained to you so not caught off guard with first mail for payment. Expect deposits needed for utilities. But most of all enjoy your new home.

The Whole Lennar Team is there through your home buying and even after you move in to help with anything you need from the start

I've bought two homes now, one from another builder. I can say that every step of the way with lennar was shady. First, your salesman, Brian was too pushy. He kept giving us deadlines during the home initial contract to sign and give a deposit. This isn't a professional way to conduct business when you pressure someone to sign such a large purchase. Next, your build process and the excuses involved as to why the construction was delayed was unbelievable. Lennar would not admit that the build completion was pushed due to a Lennar issue and not the cities even though we called and found the lies from the city department and the city noted that several home owners were being lied to from our same block. Next, the home construction quality was so trash that we had way too many problems to have corrected and to this day some of them haven't been completed and I don't believe we'll hear from your crew now that the house was closed. We never signed any acknowledge of the consent that our noted issues were completed. Your crew said they'd be back later on the closing day to finish issues but we never saw them every again. Your loan team gave us the wrong estimate and asked for 6k more when we were on the closing table, that is really shady and your loan officer basically said sorry but you should have expected this amount all along even though that wasn't the estimate. We never had anyone give us updates on the closing process until 5 days before and 2 of those days were the weekend. As you can see, every step of the way has been painful with your crew. Even after, your title department paid and started another insurance than the one I chose with a different start date that I'm actively trying to correct. A week after closing a construction manager, John called after I left a bad review to see what they can fix to change my opinion and said he'd send someone to look at fixing a few things but never showed up and made us cancel family plans to just wait around. ... Plans showed a long main bath counter but came w a small one. Lennar made no effort to correct the mistake, except told me they would let me back out of the contract without fault. They claim it was a marketing mistake. Then they continued to show the incorrect plan for the new home. It was very disappointing during a time that was supposed to be exciting. Lennar Mortgage was great though. And it’s a home I could actually afford, so I can’t complain too much.
