Don’t go to settlement in November

The process of purchasing my home was easy, but from my final walk through to after being in my home for a month, it was horrible. Issue after issue. It has calmed down now, but it shouldn’t have been like this. I honestly think it was due to the time I went to settlement. If I settled when it wasn’t busy, the team wouldn’t have been rushing to meet their year end goals.

We are enjoying our home. My issues: kitchen stove should be upgraded, same with dishwasher. We would have preferred to upgrade and pay the difference. Buying a package deal is a first for us and the last. We upgraded several items after moving in and that is such a waste when you tear out new materials. Our selected items when we signed our purchase papers where changed without the option to have the original selected items. Phil, the onsite manager, was great. Going through the initial process to finally closing was super easy and all my questions were answered so I wasn't confused on anything. House is wonderful and other than a few issues that took multiple times to fix from final closing I would recommend Lennar for others looking to buy.

Construction issues

Heat pump caused the Next-Gen area to heat up and cause strong smoke smells to the point the fire department had to come out. Debris within the system air ducts were clogged with building materials. Clothe dryer in Next-Gen had issues and I am still dealing with them. A circuit breaker in the dinning area of the main house keeps tripping, no electrician has come to check on it after it has been reported. Continues to happen.

Overall good experience, did get the closing date moved a few times but that is inevitable sometimes. One thing I wish they would’ve actually mentioned is the sod in the backyard is not all the way included, it is in the brochure but there’s so much information on it it get overlooked. The loan officers were very patient, really went out of their way to make as easy as they could, the seller was also great.

Lennar is very responsive prior to closing, after closing I have discovered many issues with the house and the response has been slow. The quality and workmanship is not the best and the HOA management company, employed and controlled by Lennar, is very picky and intrusive.

We've been in your house for 5 months now and reported repairs that need to be done in my opinion too long, we are still waiting to get our deadbolt locks fix they are supposed to be able to be controlled by an app we have to constantly contact whoever was in charge in getting it fixe, we needed one of our Walls by the side gate to be painted and it wasn't why did they not just painted it when they painted my next door neighbor's house I find that to be stupid to end my review things are going to get fix I just wish it would have been faster

Buying a home with Lennar was a good experience. Anessa the Lennar rep is what truly made it worthwhile. Other than that I have not had any issues so far except for not enough coats of paint on the wall and having to kill bugs inside the house due to them leaving windows open etc while building the houses.

The construction guys do a great job at laying the block, setting in the roof and handling most of the structural components. However, the outsourced painters, finishing trimmers, tilers and carpet guys are awful. Expect paint in the carpet and windows (the paint to basically be white chalk which comes off the wall when cleaning), the tiles to be irregular in height and to have missing grout (or just black mastic coming through the light tan grout). The sales part of the home buying went well. Excellent support by sales (Paul). The closing and walkthrough didn't go so well. House was not ready at walkthrough. Communication could have been better but go through it. Construction manager was professional and built a friendship.

The home is above average in construction but there are a number of things that need to be fixed. The construction appears to have been rushed and a number of items still need to be done even though it has been a few months since closing. Trees that were promised to be replaced by the agent haven't been replaced. We were told it was too hot to replace them this past summer, but no effort has been made to replace them since summer. Always get things in writing, even though I didn't do thst.

Nothing special. I’m still having small issues that have to be addressed. I hope nothing gets bad after my one year warranty ends. I like everything included and the upgrade option when I decide to sell. Other homes I looked at didn’t include nearly as much for the price.

Overall we are very happy with our home, neighborhood and our neighbors. We did have however about 14 Issues with our home after we moved in. Most were addressed and we now have only one open issue. Our biggest complaint was the continued delay on the completion date. When we signed the P&S we were told the house would be ready in February, it then was March then April then we finally closed in May. We were never told about the delays unless we asked. . So we were there every week to ask. We had sold our home in February and had to rent a condo in town for about 77 days which cost us ...

*The sod that surrounds our home is not good quality - more like one would find in a field. *No gutters in rear of house - water comes off the roof like a waterfalls, causing a hole in the lawn and mud and water splashed into the lanai. *All the covers are either missing or broken that covers lawn watering (a request has been submitted some time ago to have this addressed and it still hasn’t been). *A request had been submitted some time ago to provide support to a planted tree in front, and this has never been addressed to date!
