I am licensed real estate agent, and this purchase is the worst experience I experienced in over 30 plus years in the business. I worked with Lennar previously and things did go smooth, but not this time. Things that went wrong : 1) I had a contingency to be respected. But it was ignored in the contract 2) house completion date that I was told was moved forward by 3 months which was not convenient at the time 3) steering toward “ Preffered lender”, which at first failed to communicate properly. Then, the “ best deal “ on mortgage rate was unacceptable, but the management did come thru here as they allowed outside lender at the last moment to step in 4) HOA document took a very long time to provide , and only got provided months after contract signing 5) walk through was done with no running water. This was communicated too late to cancel it. 6) items at walk through that were inoperable were put on the repair list, but not repaired prior to closing 7) repairing these items through Lennar warranty is proving to be difficult. ... Lennar required me to use their mortgage company even though I had negotiated in the contract to use my own mortgage company. If I used my mortgage company, Lennar would not honor the contract by rescinding the negotiated $17k in Seller Concessions, or would cancel the contract and keep my $30k in Earnest Money. One month late, Lennar Mortgage finally got loan approval. But they wanted $10k extra in loan costs. I settled on an 8 1/4% interest rate, not paying the extra $10k, and closed 2 days before the end of the month. Lennar wanted to close before the end of the month, so they could make their quota, but that ended up costing me one extra months mortgage payment. If we had closed 3 days later, I would have saved paying an extra payment. This was the worse experience buying properties from a builder in my 35+ years experience in real estate. The location is great. Our home is sub par in quality for a high price. If you’re looking for a home with absolutely no input or change options, this is your builder. The floors on the main level vibrate when you walk on them. The wall studs are 24” or more off center. The electrical work was poorly done. The covered ceiling fan outlets were placed in a horrible position. The fan in the great room was only 8” away from the TV and a foot off Center when installed. We had to have a new outlet placed 2ft back and a ft to the left. The fan outlet in owners bedroom same problem (2ft off center) There’s no quality control. How hard would it be to center the fans in the room. We had a home inspection done prior to closing, this identified a roofing issue that allowed water in the ceiling of the Owners bedroom. We asked for 2 months to get a copy of the wiring plan. Received it 2 weeks before closing. Too late to make sure things were done right. Make sure you take the time to ensure that things are placed correctly during the build process. The quick build process does not equal common sense quality. The kitchen cabinets are very basic with limited drawers. The bathroom cabinets are huge base cabinets with 4 doors. (No separation) There are only 3 drawers for dual sinks. No drawers in the desk. Least expensive layout possible The heat pump system seems to be too small for the house. It’s always running trying to get the temp up to 72 degrees. We haven’t experienced summer cooling yet. This is the 6th home build we’ve done. Very disappointed in the things we’ve had to fix at our expense,that should have been done right in he first place ... More

It was not a good experience from the start. We were told by the sales woman that Lennar did not offer VA loans. We found that to be incorrect. We have had many issues with the workmanship and have only been in the hone for less than 2 months.

Such a pleasant buy for a beautiful home in a lovely community. I appreciate the blinds, ring door bell, locks, appliances, nice showers etc. will enjoy my home

My family and I love our new lennar home ! We couldn't be more pleased with the process and our home.

Houses are relatively inexpensive but with that comes shoddy workmanship. Quality control needs to be better

Buying a Lennar NexGen home has been a very rewarding process. Working with the mortgage team was probably the best part of things. And the sales representative was always available for any questions or concerns. I would recommend a Lennar home and the supporting companies as well.

Briefly, Communication throughout the loan, construction and closing process was poor - in some cases, non-existent. But Lennar will hold you to their dates with threats of penalties ... but when they miss a date, that's just how it is ... even if you had travel planned on those dates. The loan process was invasive as any process I've ever experienced; they should make the customer aware that an asset-based loan (which they don't offer with their promotions) would work for many customers vs. an income-based loan.

I want to call out two very special people that have made this experience with Lennar much more palatable. I will circle back and explain my reasons for giving consistent 3’s as a rating. First Bradley Andrews in your sales team is a real bonus to Lennar.. he has gone WAY ABOVE and beyond his job description to help us out with MANY issues with the purchase of our home. The second individual is Eric Ford. He has been very helpful once we moved into our home.. he has been very responsive and helpful with our problems that came up even at 5 AM! Lennar loses some stars in our rating due to the LACK of support during the underwriting and loan process first. You Lennar portal is an absolute disaster and is NOT customer friendly. Our loan officer seemed to have difficulty navigating it and was not really able to do anything due to privacy? What is wrong here that the loan officer can’t discuss our file with us? RIDICULOUS The home.. WOW. So many things wrong and yet during the first walkthrough many of the things did not get fixed that were pointed out. We are now waiting on our 60 day to get many items fixed.. doors don’t line up, mirrors not flush to the wall, drywall messes and screws missing, the list goes on and on. I have huge drywall gaps around light fixtures and light switches.. we paid top dollar for a new home. Lennar needs a better support team before closing ( besides Taylor Schupp.. get more help for Pete’s sake) and stop communicating only BY EMAIL. This is OUTRAGEOUS. I’m paying for customer service from Lennar.. not to respond to 10,000 emails every day. I work too and no ONE has time for this lack of customer service and communication. Call your BUYERS.. put some heart back into it Lennar.. you will lose to a smaller builder due to your clinical experience in buying a home. I am already having issues with the Association and the neighbors just doing whatever they want in this new neighborhood that is still under massive development. You are not making this customer friendly for people due to the poor communication and rude responses from the Association ..Mary Breedlove however has stepped in to assist and has been very helpful and supportive after I lobbied several complaints. Please don’t have people move in with our wireless service or cable.. I am still livid over that debacle when we moved in. Our neighbors said they had gone weeks without cable or Wi fi.. cmon, get it together! You can do better Lennar. ... More

The buying experience was very simple and efficient. The quality of some of the subs was underwhelming. Painters were horrible. Runs, peeled paint on the doors. Plumbers didn’t hook up the garbage disposal correctly. Had a small rip in the lanai screen. I will say the web page to have things repaired worked very well and fixes were timely.

The quality of the home, in my opinion was done in a hurry, therefore using cheaper materials to build the house faster and hoping the new homebuyer will not pat attention to details. The appliances that come with the house are inexpensive and of poor quality. The floors are not properly glued, the carpets are not installed correctly causing you to step on nails. No door bell chime installed, garage not painted, no linen closet, or towel racks. Landscaping half done, meaning some grass is green and other is brown. I feel too many houses are built at once and in a hurry to sell therefore using cheaper materials which in the long run I believe will cause major issues for new homeowners. ... More

The home was mostly finished by the time I had found it and submitted the application for it. Communication was an issue, making sure corrections were done correctly..were an issue. The whole home was basically covered in blue tape. Walls had super thin coat of paint, could see under it. The caulking was so bad, and even when they came to fix it, I had to correct the painter/caulker (same guy) on how to make it look neat and correct it while he was there. He also got paint on the carpet. While I was doing the 1st walk through, he came in and started paitning everything and removing the blue tape that was there. I've also had issues with the electric in the home as well. I had a breaker that kept popping for my fridge, only to find out that they didn't wire it correctly. Now I am having another breaker pop because of the wiring. There is still glue marks all throughout the house that I am trying to get fixed. The gas line was not turned on, after asking multiple times before I signed the paperwork if it was turned on or not. The cabinets when they were installed originally, had a massive gap and was not set correctly. The interior aspect of the home was rough, along with the exterior. There were so many things that needed to get fixed. Communication with the lady coordinating everything, was rough. She was kind of rude, didn't really listen to my concerns fully. The PM and Warranty guy, were communicative and helped me the most out of everyone. I would highly recommend getting better workers that are more OCD about getting the house perfect for new homes. OH! and also. LOL uhhh. Yall need to check on this issue. - The landscape.. I came home while they were putting the sod down, and they had placed the tree right next to the transformer in the front yard. With the oak tree, the roots expand SO MUCH and that would have created a MASSIVE issue. I had them move the tree to the back yard. But on the other side of my house, they planted the tree right next to the water and gas meter lines as well, which will eventually have issues. I'm not sure why they would put tree's that close to permanent fixtures like that.. but it is incredibly dangerous and will cause issues in the future. Do better. ... More

The Home we purchased is a Lovely Home. There are a few problems we encountered, like there is no separate switch to for the Porch Light and The Outside Light over the Garage are on the same switch, and there is not switch in the garage for the outside light over the garage. I replaced the Light outside over the garage with our Ring Camera Spot Light, and our Porch Light has to stay on 24 hours in order for our Ring Camera to work. I asked and they are supposed to check and see if it was in the plans for a separate switch to be installed. The Front Door is not measuring 3'0 or 36" wide because my Screen Door is not mounting correctly. I Love my Home and Wish they would fix these minor problems. ... More

Great home design, great price, great overall experience. Would suggest that Lennar sell their homes without Lennar’s kitchen and bathrooms and offer an option for owner to put in their own kitchen and bathroom cabinets, fixtures, appliances etc. after purchase.

I really enjoyed my experience with Lennar. I was able to get the home I wanted and I paid a great price for it too.

Problems with water pressure, landscaping, cabinetry, garage door seal, closet door closure, etc, etc

Everything was very upfront, no surprises. The homes are pretty basic, but you get what you pay for. So far after three months we are satisfied.

The house is very comfortable and cozy, everything was good and the cost-effectiveness was excellent. There were just a few things I was disappointed with regarding the finish, but the service team responded well, so I liked it.

Size and spaciousness are unrivaled. Quality of everything in the home is the cheapest it can possibly be. Buyer beware, there is NO STORAGE built into the home beyond bedroom closets and an average size coat closet. There is not one linen closet anywhere in the home. So, there is nowhere to put extra towels, bedding, etc. Home is not data ready. Homes are not wired correctly for data and using substandard data cable, nor are the cables to a centralized location in the home.

You get what you pay for with Lennar. The style of my house is nice and suits my taste, but the quality of the build and the customer service leave room for improvement. Overall, it's okay, but I expected better attention to detail and support.

There is definitely architectural flaws when designing these houses, and it appears that Lennar doesn’t do the same thing on each and every house. Three Car garage houses have three coach lights that make the house look balanced at night, yet there are some three-car garage houses that only have two coach lights and then there are a couple of RV garage houses that have three coach lights and the rest do not and at night time the house definitely does not look correct… the added cost when building the house to put three coach lights on ALL the houses is minimal. and then on some floorplans, they make a very decent size patio and on other floorplans like mine they only make a 12 x 12 patio which is ridiculous when you’re incorporating the roofline. So be prepared to spend extra money after you move in to fix things that should’ve been done right to begin with… ... More
