Have not lived here long enough to critique response to builder issues

My agent Bill was excellent. This home needed much better and modern fixtures.

Unresponsive to claims, an outlet in my living room wasn’t connected properly and I haven’t even recorded a confirmation email of my claim yet from 3weeks ago. Also my street still doesn’t exist two months in!! Can’t change my address on any accounts or receive certain packages or deliveries.

Visible nails left on carpet, sockets have cross connections , instead of turning on plugs were turning off, poorly wired house, getting shocks when touching the switches, it is so bad that i am facing power outage after exercising the ‘go off the grid’ function of tesla, system is not coming back on and I am living without electricity, has incorrectly fitted bathtub faucet, sloping problem on the kitchen island. All the above are the issues discovered in first 45 days, I am really concerned about the situation of the construction. I have the experience buying from other builder and I was expecting better from Lennar but it felt short on comparison. ... More

My experience with Lennar construction team couldn't have been worse

Construction Superintendent and most of the sales staff were awesome. Quick to respond and good communication

Patient with me through my financial issues. Sent in help ticket for heating issues, have not received help. Sitting in cold house while trying to get settled.

You have very good people to work with. John, TJ and all the people working on this were outstanding. I really appreciate them

Great design and build for the price and location. Surprised to see couple of issues in electrical fixtures within months so can’t confirm on the quality overall until after some time. Everything was on warranty so not a big issue and their response has been pretty quick.

Every thing went easy and quickly

The closing process went smoothly. But the builders did not do great job and is disappointing. There were many issues mentioned at the time of closing, such as not enough hot water on master bedroom shower, floor tile broken, HVAC units not functioning properly, Landscape both front trees died already and spoiling front look. Builder assured in final walkthrough that they will take care of these issues after closing. My mistake for trusting them and sign on closing documents. Now it is been 45 days since we moved in. Still no one came from builder to repair cracked floor tiles/LVT. Plumber came and said since the shower valve is behind the valve, nothing can be done to bring hot water pressure to normal. Unless I agree to break bathroom wall and agree to make a mess after move in. Called twice for Hvac service call, only one time the Hvac subcontractor showed up, and said "Oh Freon was low, now you should have cold air and better air supply". Nothing changed in 10 days since they last visited. Still there are areas on both floors does'nt get enough air supply and hot areas. Even when turn on heating, same issue; few cold spots even after 3 hours of heating running. There is hardly any air coming out of few supplies. Landscaping half plants fully died. And front of driveway, always muddy water standing due to colder sac elevation issues which is messing up the driveway every time the car go over the ponding water. ... More

I had high expectations when buying from lennar been looking to buy lennar since 2019 i have seen multiple lennar south and west texas neighborhoods but when it came to buying our first home this year 2024 I was very disappointed in lennar, when we went through our inspection walk, our inspector Abdul was great and he helped us find a lot of issues and mistakes with the home, we felt very confident in him that these issues were gonna get resolved. There was damage to the kitchen cabinets, trim that was bulging around the island, doors not properly latching, missing touch ups on the paint and the grass was not evenly laid out. There were many gaps in the grass and some boards on the fence were also missing nails. The driveway and patio concrete was dirty in the back yard. I'm not sure how they prepare the home for move in but our flooring came with scratches and was filthy when we moved in. When we met the construction manager Marcus M., he assured us that everything was going to get fixed and there was no need to have a secondary walk through which we trusted but turned out to be a huge lie and mistake of our part because when we moved into our home none of the items were fixed. I believe that these homes were rushed to built just so that there could be inventory homes to sell. I'm not sure if there is even inspection of the framing and foundation. For the quality of the home, I feel like we overpaid. If anyone is looking to buy a lennar home, I highly recommend you get your own inspector to inspect the building process prior to move in. ... Moving to El Dorado Hills after 39 years in our previous home in Sonoma County was a major decision. Lennar’s step by step process, the personnel assigned to us from sales, move-in to customer care has helped make our transition a smooth move. The floor plan we chose meets our criteria to include an open plan with 9 foot high ceilings, generous windows, large sliding glass doors, energy efficient construction and appliances, fire sprinklers and solar panel system.

Buying a Lennar home was easy straightforward process. I’m so happy with my home.

Given what we know now and experience during the home buying process, we wish we had gone another direction. The workmanship leaves a lot to be desired. And the use of cheap materials in the house construction and finishing is very poor_ eg cheap paint which easily stains and peels off when wiped with a wet cloth. Nice walk-in shower cubicle but no shower doors. Door paint chips and dirt on inside walls not repaired as promised after final inspection.

I really love the home and feel that the proce was appropriate for what was included. I suggest that you ask for a specific list of what is being included. I was surprised to see no shower rods in the bathrooms or sprayer in the kitchen sink, which I feel are necessities not extras. The discount given on the home did cover installation of the items I wanted to add, including fans and blinds. The builder is excellent and very responsive. Any small issues I've had have been addressed and resolved easily and quickly.

Julie was fundamental in the purchasing of my home. She help me with my house and my realtor in getting it sold as well as helping me keep the house I wanted till everything came together. Super nice lady. Thank you Julie for your help!

The quality of the workmanship is excellent. For the money everything looks good and the designs are very well thought out. Upgrades in he cabinet quality and flooring would be a good thing. The ability to make minor changes in the interior would also be nice.

the overall purchase was nice and there were no issues I am currently going through the process for some cabinet issues and so far that process has been great, but it is still in process. We moved from out of state and unfortunately the company could not wait an extra 6 days to do the landscaping and all of our grass is probably not going to make it and looks dead At this point this is the main issue we have.

Lennar is a company with a lot of staff for every moment of the buying process. They guide you step by step. But they push for the closing date, and YOU HAVE TO CLOSE, even when THE INSPECTION DETAILS ARE NOT FULLY ARRANGED. I bought almost 2 months ago, and they still haven't fixed MANY details of the roof, attic, water keys, etc.

The Lennar team has been great from start to finish. Gavin has done an amazing job throughout the process and continues to be of great help. I would highly recommend Lennar for their customer service alone. The overall build went smoothly from start to finish. Cosmetic issues were resolved in a timely manner. My only concern is for some of the subcontractors work but that’s NOT on Lennar.

I thought it was the right think to do to move into a new Lennar home. I bought a model that had been finished. I do appreciate the finishes in this price range and the layout and design. I had the home inspected. They resolved a couple items found on inspection including an outlet that should have been GCFI, but was not. However, since taking ownership, I have been finding defects in the home. Fiber Internet built into the home that didn't work. Crusty carpet where something had been spilled and a dent in the bathroom vinyl planking I discovered before moving in. A bathroom sink plumbed backwards between hot and cold and shoddy painting in places. I can't make any warranty claims until 90 days. Noisy neighboors despite the sales pitch about their build. In Lennar's defense, all their paperwork contained language that noise travelers between shared walls. I should not have brushed that off and should have heeded that warning. And this weekend, while it's 6 degrees outside, my furnace is barely functioning and it's 61 degrees in the house. The emergency call to the HVAC company resulted in being told that the venting pipes aren't right in the attic but they can't fix until next week. The inspector did not see this because Lennar seals the attic opening and he couldn't go up there. I now know why. Less than two months in and I realize the mistake I made. ... More
