I WISH I COULD RATE LENNAR A LITTLE BETTER, BUT THIS WAS (BY FAR) THE WORST EXPERIENCE, AND THE MOST DISORGANIZED) IVE SEEN IN MY 23 YRS IN THIS BUSINESS. Actual home and build quality is good. So far, no major complaints. The issue with Lennar is how they treat you once you close and move in. Despite multiple complaints, construction manager has done nothing to prevent construction crews from blocking my driveway for hours every day while other homes are being built. Dismissive attitude, stating “luckily they will be done soon” when I brought up that I can’t leave for work or I’m not getting packages due to blockage. Gaslighting me when I bring up issues like missing paint, air bubbles under flooring, etc. “Nothing is perfect” is the response. We’ll see how the 90 day repair submission goes, the list is long. Overall a decent builder, and only thing that’s affordable in my area due to lower interest rate/deals by Lennar. Happy with things for the most part, but don’t expect the service you received before they took your money. Secondly, Lennar mortgage was a MESS. If I didn’t stay on top of every little detail, and basically do the job of loan officer and underwriter, my close would have been delayed, and my mortgage payment would have been late. This is our 2nd Lennar home experience and this was first class. The home is beautiful and well built. The value is exceptional. The neighborhood is amazing. But what stands out the most was the responsiveness and thoroughness of the build team. Call out to Kobe for building an amazing property and Hamilton for a delivery and follow-up that was exceptional. With a team like this in place - Lennar is a trusted buy.

My experience with Lennar (Rhett’s Ridge 50s) has been FANTASTIC!! My FABULOUS real estate agent Donna C. Helped me find this property after looking at several properties prior, Rob D. Showing us the (MY) house who I will say is ABSOLUTELY PHENOMENAL and made me fall in love with the Aurora floor plan - such a fantastic sales consultant. Then my loan approval process with my loan officer, Miguel M. who was VERY helpful, informative and professional - such a AWESOME loan officer. All three helped make my dream of homeownership come true!!! Just a few little cosmetic issues I’ve had in my home, however, Lennar has resolved them. I’m overall VERY HAPPY with my decision to purchase my dream home with Lennar (Rhett’s Ridge 50s) as my neighborhood feels quaint and peaceful and just a 30 minute commute to my office in Orlando. Please check everything very carefully before accepting house. There are many issues in the house and warranty sucks. Please stay away from purchasing Lennar if you have other builder options. Lennar delivers poor quality house. Also their sales and construction team is very irresponsible and careless. They usually don’t listen and deliver on promises they make to customers.

Multiple callout provided on Poor workmanship, Finally the Construction Manager, said that is the design of Lennar and they have seen the pattern in all houses. The design of structure is poor. On the day of closing , got the key and opened the door with lots of dreams, happiness and excitement, shattered into pieces looking at the with so much dirt. Called the construction manager, sales manager and they were not available. Latter received the call saying he personally check and house is clean. This is the quality Lennar provides.

Overall the best place to buy a brand new home.

I am not happy with the home buying experience we have had with Lennar. There were many issues before closing on the house that needed to be addressed and although some were addressed it wasn’t done properly and at this time we are still having the same problems, our main concern is the Lennar contracts with companies that do not stand behind their work. The prime example is the pool, the pump was leaking prior to closing which was supposed to be fixed and to this day the pump is still leaking, the pool is leaking and we are footing the bill for high water consumption. The Ring doorbell was not installed properly and we get the run around from Lennar service who is asking us to contact the Ring Cie for a replacement when there is no issue with the doorbell but rather with the installation! It is very disappointing to spend over half a million dollars on a home of such poor craftsmanship. The house that was delivered to us is not the level of quality of the model home. ... More

My husband and I just bought our first home and we did it with Lennar. I couldn’t have asked for a better experience. It was seamless and much easier than expected. Everyone we came in contact with from the very beginning was both professional and kind at the same time. We would absolutely recommend Lennar to anyone else.

In an obvious attempt to keep costs down the quality between phases seems to decrease:( Eg: elimination of patios; elimination of front door e-locks; elimination of under.counter kitchen sink mounts; and elimination of double vanities in master bath. It took 2 months to get assigned mailbox. In the interim, it was necessary to drive to the post office daily.

Lennar personnel were readily available to help make the homebuying process smooth.

Inside of the house structurally also there was a difference in one of the bedrooms. They claim ei but they did not include little things like hand towel holders. Their craftsmanship for details like painting , switch covers installed, base boards is not upto the mark. I thought Beazer was bad and had much higher expectations from Lennar. Plus not much choice for kitchen counter and cabinet upgrades.

Lennar was very responsive and truly helpful in completing everything needed to get me into my new home.

Here is my honest review of my experience so far. To begin, we love our house and would consider buying from Lennar again. But the buying process was not problem free so just know you have to advocate for yourself early on. Do not sign off on the walk-through until ALL issues are resolved first. We closed escrow in September 2024. Lennar Mortgage and Title did not communicate with each other very well. We had to keep on top of our closing date because Title said they did not receive the paperwork from Mortgage and Mortgage said we just had to wait to hear from Title. It was very frustrating. I had to go into the sales office to get Title on the phone. We were told from the very beginning to use the Lennar portal for communicating, but they rarely responded when we used that so we used e-mails outside of the portal instead. Upon our walk-through inspection, the HVAC (cooling) was not working. The next day we were told a switch had not been turned on. It did get a little cooler the next day, but not well enough to notice a major difference. This time of year was cooler so we didn’t really need the AC much anyway and missed it not working well. Now that’s it colder outside, the unit is not heating the house up. We have made a repair request so this issue is pending. Also upon our walk-through, there were other defects we found and most were corrected. (Thank you Josh) However, the pantry door had paint torn off (we were told for the second time) so the door was repainted (a third time) and was left open for a week. The paint has torn off again and now that we have submitted a repair, Lennar said they will not strip the door and repaint…they will only just paint it again and then we need to leave the door open for six months. Six months? Janene said I have to live with my pantry being open for six months? I’m not happy about this. There are other items on our list to be repaired so we’ll wait to see what happens there. Janene also said that no house is perfect and we’ll have to live with that. Great customer service! If I’m given the opportunity I will circle back and update this review with respect to our outstanding issues. (i.e. stucco chip by front door, closet rod too short, missing exterior touch-up paint kit, garage drywall cracking (*Janene said they don’t fix cracks in the garage drywall), etc.) Mail. We have had major problems getting our mail forwarded from our old house to the new post office. At first we twice had to go back to our old house 40 minutes from us (the new owner is awesome) to retrieve our mail because USPS does not recognize our street name and would not forward mail at all. Now we get to drive 15 minutes to the post office to retrieve our mail. Are there no permits with the city for new streets? Was our address formatted correctly on the building permit? Why is it taking so long to get mailboxes operating? I know Lennar is not in control of this, but could they step in and assist? I don’t think they care about the mail issue. Janene was quick to let us know she cannot help us with this problem. I want to end with that I love my house overall. The floorplan is what we fell in love with. And if you know you will “have to live” with your house not being perfect when turned over to you, then you should be okay. ... More

Picked a home that was already started. Really liked home and site location. The home came with so many upgrades and the quality of the build was really good. Compared to other new houses I’d visited, Lennar cottages offered more extras for the price. However, there was a serious grading issue that I felt should’ve been disclosed. Their resolution for it made the site not work for me physically and the salesperson knew that. Someone else on team helped get me another site, which was great . But getting this new site was dampen somewhat by having to accept a home that wasn’t the one I chose and not colors I liked. In addition, there were identified issues that were supposed to be resolved prior to my move in that were not. I have had to make several attempts to get most of those issues resolved. Lennar’s warranty team acted very quickly to resolve the issues I brought to their attention. However, I had to make several requests to construction for other issues to get a resolution and still have others not resolved after being in house over a month. Louis, our site manager, demonstrated commendable communication skills, facilitating as much as possible a smoother process throughout the build and considering what and who he had to work with. **Positive Aspects:** - **Site Management:** Louis effectively managed the site, ensuring that communication flowed well between the buyer, contractors and stakeholders. His approach likely contributed to a more organized building process along with our detailed assistance. - **Quality of Materials:** There have been noticeable issues regarding the materials used, raising concerns about their durability and overall quality things used were very cheep and low grade end products. - **Contractor Cleanliness:** The cleanliness of the contractors on-site was lacking at best and substandard, which may have impacted the working environment and aesthetic of the project. - **Discrepancies in Fixtures:** Inconsistencies with fixtures was an issue it was extremely obvious from a contractors perspective that they bought their fixtures in bulk and used what they had not what would actually go with the home or at the very least match. this car is just to have to replace fixtures in order to create continuity in our bathrooms. The overall finish of the home was frustrating, particularly given the investment made was for a new build. **Recommendations:** - **Professional Inspection:** it would be highly recommended engaging a professional inspector for a future Lennar Home build. Having someone knowledgeable accompany you during ALL the walk-throughs can help identify potential issues before final acceptance. it was very notable that Lennar homes will try and push you through the process in order to simply check a box for another sale without regard of customer satisfaction. **Conclusion:** My diligence exhibited throughout the project was instrumental in my wife and I achieving a satisfactory outcome, despite concerns about overpayment. The product we received in the end was definitely not worth the money we paid for it. We hope that by sharing this experience can provide valuable insights for others considering a Lennar home. I could not understate the importance of highlighting the necessity of a would be buyer being proactive and vigilant during the building process. Remember out of sight out of mind and a lot of things can get covered up behind sheetrock. **Final Note:** The final project was OK however, the effort I put into it was more in line with a custom build, but without any decision-making or upgrading decision-making ability. Do not expect for them to waiver and floor color, down to blocking in the walls literally, they will do nothing other than build you a shell, and that will look the same as the demo. ... More

Everything was smooth during the process, staff was very responsive to inquiries, offer alternative options.

The warranty team and the construction manager are trustworthy. Everything that they said the would do they did.

I recently bought my home, and I love it. The people involved were excellent during the process. They quickly answered their phones, saying, "If you need anything, call us." However, after buying the home, some minor things started popping up, and getting a hold of those people seemed impossible. Another issue is the mess left (hidden) in and out of the house. Soda bottles are above the cabinets. For the outside, water bottles, beer cans, electrical wires, lots of small to medium concrete pieces, and a few metal pieces used for connecting wood were found while digging/cleaning the yard/mulch. ... Ive scheduled my first payment to be electronically sent to Lennar Mortgage on the 28 October 28 2024 because it's due 1 nov 2024. They didn't inform me that th loan had been switched to a different loan company. Only the escrow payment made it to the my first payment. This is fraud!

My construction manager Matty, did a good job with our walk through and touching up / repairing anything. Replaced my grass after an army worm infestation, the only criticism I have is that some the remains sod after replacing the dead patches; there were still some sod patches that had partially dead grass.

"We had high expectations for our new home with Lennar Builders, but unfortunately, the final result fell short of the quality we were promised. Despite the considerable investment we made, we are disappointed by the evident quality issues throughout the property, which do not reflect the value we anticipated. It's disheartening to see these issues in what was meant to be our dream home. We hope Lennar prioritizes quality control to ensure future buyers truly receive the quality their investment deserves."

Great quality and move in ready at original walk through.

my wife and i thought the materials were very poor. we were told we are getting a certain package, but it was not explained that it would be at the very bottom of the packages. the kitchen has 2 drawers and that's it. we are very disappointed in what we bought. i would never ever buy a Lennar home again. people ask me what i think of these homes and all i can tell them is they are cheap.
